Better buy from a ready project. Every deal comes with a rider. The developers give us a good rate on under construction projects but the risk is delay in possession. It's much safer and a better deal to buy a ready flat. Though only a miniscule percentage of projects suffer this fate, but still a good idea to invest in a ready one. Only people with really low iq/less liquid or high iq/high liquid would invest here.
Sheth Developers has lost couple of RERA cases for Avante Project at Kanjurmarg for delays and has been asked to pay back the customers.which they are not fulfilling as they have strong legal teams that can stretch such cases till eternity and frustrate a common man to submission. Also the possession date on RERA is Dec2022, which they are trying to change to Dec2024. Booking was done in 2015

Staggering. Many Sheth projects have a lot of cases ongoing against them. Vasant Oasis too (their so-called premium project) have many cases against them.
@krishnarao If such a property is bought , will the residents have to pay anything after society forms and the settlement for case come after builder has handed over to society?

You will find a section on the rera page which pops up after you click on "View Details" link. Its the same page which gives you information on proposed date of completion, % completion status, # of bookings, etc.
