Ed, PLEASE, put the sink under the window as you first discussed with Anna. As the main person who cooks and does the dishes daily, looking out the window is always a selling feature as opposed to looking at a wall while working at the sink.

Totally agree, I redid the kitchen in my old place, and that made a huge difference moving the sink to directly under the window. I looked nice. And honestly, the faucet being there was just fine. I can probably send a picture if you need. It was so UNPLEASANT having the sink facing a wall.

I prefer to have the sink under the window. I also thought the fridge should be the last thing along the wall not breaking up the benches.

A sink under the window is the best way to handle that mundane chore.

My suggestion: I highly recommend making all bottom cabinets pull out drawers and for extra storage put in "toe kick" drawers for things like platters, placemats and tablecloths. It was the best thing I ever did in a small kitchen remodel!

absolutely - makes the kitchen much more versatile. I have everything in undercounter drawers - plates, coffee mugs, cooking pots, baking dishes, kitchen linen, plastic ware. You can reach things right at the back.

Pull out shelves with 3 or 4 in wood around edges (looks like drawer when you pull it out.

Sink by window, oven where you wanted to put the sink and leave the fridge where it is (opposite oven on other wall) creates the perfect triangle. "Kitchen rule"

Edd, Sink below the window far better option w dishwasher on same side below. Cabinets above a sink is not appealing to work at. My kitchen is full of angles & I’ve got all pull out drawers almost no cabinets above benchtops. With Drawers there’s no burial ground for stuff to disappear into back corners. Please reconsider sink positioning. 💕

Greetings from upper left USA! There is an added benefit to putting the refrigerator on its own circuit. Doing so allows you to connect it to a generator if need be. 🙂 Very useful if you live in an area prone to storms like where I live. We range from below -20c in winter to over 37c in summer with wind gusts of 60 km or more at times during storms.

Most sinks are centered under a window in the States. And our windows usually slide open eather from bottom to top, or slides sideways, doesn't interfere with the taps.😊

I think in France most of the windows open inwards because of the shutters on the outside, and they have special swan neck taps that fold down to allow the window to open. if you watch Dublin Van Life, he's doing a French town house renovation and had that issue.

Louis and Ed could watch you two with your banter all day, you both make us laugh. I love how Louis and Anna tease Ed, you three are a lovely team and Anna your filming is perfect. The house is coming on in leaps and bounds now and I agree with every one else the sink in the middle of the window.

Touches like having the sink under a window, and pull-out drawers (including toekick drawers) in the lower cabinets, are thing I'd look for in a luxury home. A place without those features, or without a well-placed "work triangle," would have to be pretty spectacular for me to buy it.

Sink under the window is nice, but have you heard of a Finnish drying cabinet? Best idea ever! Look it up!

I have always heard that the kitchen layout is based on a triangle of the appliances. Need plenty of space on the sides of stove and sink obviously. Love all of what you do. Blessings to you all.

Here is a low cost suggestion for making sure that the kitchen is exactly how you want it. Take boxes and form full size replicas of the shape of the cabinets and appliances that you will be putting in. Live with the boxes for a day or so to see how the kitchen will work for you. It is cheep to use boxes and this way you can correct mistakes that you otherwise would miss.

You are turning an ‘abandoned’ warehouse into a ‘chosen’ beautiful home.

My husband is an electrical engineer and he's worried about the lack of kick plates to secure the wiring from dry wall screws. Dry-wall screws will not pass through a kick plate so will not unintentionally go through your electrical wiring. Lookin good Edd and Anna.❤

Hi Edd, make sure to have the sink under the window. When wiring here, each of the appliances need to be on their own circuit (dryer, washer, deep freeze, fridge, stove, microwave and the electric fireplace if you will be putting one in.) It saves a lot of headaches and spoiled food etc. I'm enjoying the build process for Bordeaux.

Regarding the electrical work: kudos that you're doing it yourselves. However, DO NOT run electrical lines through holes that are also being used by plumbing lines, in many areas you have to maintain a certain safe distance from water. You are correct about a dedicated circuit for the 'American' refrigerator. You should also do a dedicated circuit for a dishwasher and one for an in-sink disposal (where applicable). As a side-note, DO NOT put RCDs on these, a standard breaker will suffice. In the WC will you run ducting for a vent fan? Since this is only a toilet closet I guess you won't have electrical outlets inside?

WHOOPS….running the wires already. Always with you in spirit and admiration. Whoever gets this house is getting beyond a gem.

Ed, we've lived in our house 40 plus years and I don't have a window above my sink. The design you laid out will give you more storage space but you still will have a window in the kitchen for lots of light. I might feel different if the view was better out the window but what I've seen you will only have a streets and other buildings and cars going by. I'd rather have a big kitchen with more storage. In the US, fridges are usually on their own breaker, though I'm not sure if that's specified in code. Definitely a good idea. Since you all have higher voltage it might be less of an issue there, but we typically do microwaves separately too

A good idea at the unfinished wall stage. After you have pulled all the wires and plumbed all the pipes, photograph all the walls and ceiling areas to have a record of where the wires and pipes are. Put the photos in a book for safe keeping. You will now know where they are after wall and ceiling finishing is completed. You will never accidentally drive a nail or screw through a wire or pipe as the photos tell where everything is.

In the US we tend to put each appliance on its own circuit. A comment about the kitchen: you need a significant surface on BOTH sides of the cooktop. 20 cm on one side is not enough. I also think the sink should be closer to the window, if not actually in front of it.

I love having my sink below my window as i can see my garden , the birds and my dog. Most houses here in Australia have sinks under windows.

@@BordeauxLife Thank you........when Anna talks it's heard very well, your speaker, most of the time sounds like you are a far off, like it's not on, and Anna's speaker is picking up your conversation, which then, you would sound a far off, it may be your speaker is broken........when you were down stairs you were closer to Anna, her speaker may have picking up more..........in larger spaces your mic isn't worker as well. Thank you for your correspondence, very much appreciated.......I love hearing and seeing all that you both do, it's amazing talent that you both have and Louy too. I so look forward to your vlog

Refrigerator motors can be fussy. Mine came with instructions that if electricity goes out, and then on again, that is very hard on the motor. That if it goes out, to leave off for 10 minutes before turning back on. I think there are safety outlets that protect from surges. Also, another vote for putting sink under or next to window. 😌

in most kitchens sinks are placed under a window for 2 reasons . One is having a view as you stand there washing your dishes and Two is the use of space for upper cupboards . You can't put a upper cupboard above a sink because you leave no space for the persons head / Face while washing their dishes . You don't lose any cupboard space Having a window there.

Hello and thank you for all of your hard work, I look forward to your videos daily. As you were applying the Osmo, with the roller I was afraid for you. I was not sure if you used a tack cloth or something to remove 100% of the dust from sanding? As with most floor finishes, you may want to consider using a brush or pad applicator as these do not cause the air bubbles that the roller does. Also you may want to consider not shaking the product but stirring it gently instead, this way you do not get air bubbles in the finish. I hope this helps.

Looks like the typical U-shaped galley style kitchen. My vote is for a straight galley style, no counter at the window. Leave the right side of the U as a buffet counter, overhead cupboards as a landing spot for groceries. Possible Cafe/bistro style round table there . Sink nearest the window on the left, counter, stove counter, then fridge. Maybe a small butcher block type island if no space for the bistro table.

Being that most people have remarked on where to put the sink, this is going to be what I'm going to say. I have laughed and laughed at you and Louie. The way you turned your head cut your eyes. I thought I'd fall off the chair. You two remind me of Laurel and Hardy at times ac comedy team. Anyhow, it is fun to watch you all and hello Anna, even though we know you're behind the camera❤ I love this project and I am enjoying it and will continue to follow you no matter where you go as long as you're on KZread. This was interesting to watch all the wires being pulled through.

In Australia, there was no requirement to isolate the fridge but it was good practice as the older fridges had inconsistent earthing. Weren’t dangerous but enough to keep tripping the isolation switches. It has the added bonus of protecting the food if the washing machine or the tv went

The sink under the window is a great idea. Frankly, I hate the fridge with water dispenser... ours broke for whatever reason, and we want one that is just simply refrigeration. We won't cancer the water pipes in case later on in life somebody else wants a water feature. It is exciting to see how the house keeps getting more and more ready!

I also think the sink should go in front of the window. If you’re concerned about the tap blocking the windows from opening/closing, could you replace the window with a double hung window? If that’s not an option, you could place the tap at a rear corner of the sink, or use a smaller window placed above the tap. It might be more comfortable to have the window up higher anyway, if people walk past the house frequently. I would find it unnerving to find myself eye to eye with a pedestrian while at my kitchen sink! Definitely install a dishwasher. My sister has a double dishwasher with drawer-like pullout doors from Fisher & Paykel, which I find luxurious. You can get them to match your cabinets, but hers are stainless steel. If you are installing an American-style refrigerator, get one with the refrigerator on top, and a pullout freezer below. Trust me, I’m an experienced, opinionated American, and to me, that’s the best style of refrigerator! I’ve found side-by-side refrigerator/freezers to be useless, especially if you do a lot of entertaining. They aren’t wide enough to hold large containers or serving platters. Models with the freezer above the refrigerator require too much bending to access the refrigerator section. I can’t wait to see how this project will look when complete!

The sink in my small compact unit isn’t under the window and I don’t miss it. I don’t spend all day washing up so don’t need to look out a window. I think your plan is how you should want it to be. What about some large fans? Perhaps you should sand it one more time before putting on the next coat of Osmos? Love the powder room! I saw on HGTV that there actually is a very small & narrow sinks that you can buy. I can’t wait to see the finished room!

Ed. I think the sink under the window would be best. Close off the bottom of the window and put the sink underneath it. You always have to have a window to look out of when washing dishes or prepping things at the sink.

Hi Edd and Anna! Maybe it is better to put the sink under the window.

In Canada kitchen outlets are often 2 separate fuses. Each outlet should be at least a separate fuse.

In the USA 1 circuit for the refrigerator, 1 circuit for the microwave and I think a minimum of 2 circuits for kitchen counter wall outlets and no ,ore than 4 feet distance from plugs over kitchen counter tops. At least that’s what I remember from building my house 17 years ago!

Yes, and a circuit for the dishwashers and another for the garbage disposal. Average kitchen will have at least seven circuits.

One thing l learned in all my years as a builder and remodeler is that you need a good solid plan from the start so you know exactly where you are going and there are minimal mistakes and changes. Also l never saw anyone apply a finish to a floor before all of the construction is completed. It is usually the very last thing to be done.

@@donnablake5358 Edd is an amazing man and there is no one more hard working. He earned my respect watching him work on the passion project. Especially when he built the pool mostly by himself. That alone was a very daunting and complicated task and he did a fantastic job. Something l would never attempt. My point was after spending over thirty five years in the construction business and having designed and worked on many houses and remodeling jobs that a clear and definite plan makes the job easier, prevents waste and having to redo things. This project just seems to be less planned out ahead of time. Granted even the best laid plans can oft times go away.

Bryan this project is easy for me, most of the decisions were made within the first week of seeing the project, I do however always adjust as I go…… just on this build I’m trying to show my thought process, a kind of logical elimination / optimisation of the finer details, as spaces available become more apparent. A good example of this is at the passion project for some time I was going to put a study/ office in the extension but as the room came to fruition I decided not to (completely the right decision) - I find it an integral part of the design process to get a feel for the spaces and rooms in reality - something you can’t do off a plan.

WHEN WE BUILT OUR HOME THE MONTRA WAS A TRIANGLE FROM FRIDGE TO SINK TO STOVE. SINK UNDER THE WINDOW IS A MUST.

For what it's worth, I too love a kitchen sink at the window, or at least facing a window. Although, if you have a sink against a wall, you have the opportunity for a Finnish style dish drying cabinet!

For your bathroom door for the 1/2 bath by the stairs you can do what My sister's contractor husband did in the kitchen where the laundry room met up. He took out the ugly old door and put in a regular outside front door with center wood running all the way down but frosted glass decorative windows inserts on each side. He cut the door vertically right down the center wood now making two independent smaller door sections and put handle style knobs and a bolt lock on too since the back door was in the laundry room. This made for a elegant look and it didn't interfere with the slide out Pantry shelves when opened on the left side of the kitchen because much shorter and the other half opened towards the refrigerator but no interference with it because again the short or much smaller size half. Because its a door made for the entryway it's measurements are larger in width than the interior doors so you could still just open one side and go through or open both like a "French door"😅 for full access without the amount of space it took being a large hindrance.

Are you planning to "build in" the fridge? If so, it won't matter, but if it's going to be freestanding, then placing it at one end or other of the wall will provide a flow of visual line to be more esthetically pleasing & from a perception perspective, increase the size of the room. But just a suggestion... I'm clear across the pond! ❤

The sink would be great under the window Ed, I get the faucet may interfere with the window opening, you could get a different type of window, maybe sliding or a window when you crank it, it opens from the outside like mine, or a sink with an offset faucet. I like the design work Ed, 3D scale, you guys are moving right along, I am glad the throne is not under that step, it seemed like agreat place to crack your head. As you know, when you have stone walls, moisture in the ceiling, cinder block walls downstairs and a cement floor, you ar gonna have moisture problems , it`s probably a good idea to redo the floor when everything is done and you have much warmer temps, it`s sure coming along fast now, nice to have Louie helping again, be well.

Like the design of the kitchen makes sense to have the sink where you said Edd. You and Louis do make me laugh funny. Loved watching Edd Anna .. and Louis😘

The sink is fine where you have decided to put it. You know what is best for plumbing. Besides, if this may be a vacation rental, Who is going to be doing dishes all the time. I know I would not want to! People do not realize that this window will be right on the sidewalk. I do not think that I would want to stand there looking out doing dishes so that people would walk by staring at me! Ha ha! Please have a great week!

A friend had a similar problem with floorboards and used a hairdryer to warm the boards and the moisture evaporated.... This is a much bigger area so could take till Christmas!
