    Good stuff! Really interesting to see how both gents are attacking the business from two different sides. The clear and simple regulation in UAE certainly makes a lot of things possible that would be very hard in europe

    By the way…. When checking placements in incognito mode - use a VPN - then you can also see the placement level in various countries.

    And regarding the furniture… I would make a system for the furniture brands you want to use and the accent pieces. If you use the same core elements across many aprtments, you can more easily reuse the furniture in new apartments. Say, the furnishings from two 1BR’s can match in a new 2BR. I’d use a strong core of chairs and tables from scandinavian designers such as Fritz Hansen or brands like Vitra. They are universally identifiable as quality. Then for secondary pieces, carpets and couches i’d use Hay - which is considerably cheaper but match the aestetics. I’d also be sure to use same AV gear everywhere in order to simplify service/helpdesk experience. I’d also consider automated lighting systems like Hue, and enable it with an ipad, not expensive, but looks exclusive. And finally, do a bed system. One of the biggest problems I see with Airbnb is that people use shitty beds. I’d go for Simmons (which Four Seasons use) or swedish DUX which has a hotel series that very popular as well. These are major selling points!

    So what´s the difference for me as an owner, renting out my apartment to a tenant for 1 year and renting it out to you for Airbnb? Do you pay the same rent or more? You also have to consider the renovations after one year of Airbnb, the floors get scratched, the toilet seat and flush button, the matrasses get worn out, the bed falling apart, painting the walls, the appliances, and the sofa may be scratched, and even the plumbing maybe. Stuff that the cleaning company does not cover. Do you guarantee in the contract that the apartment will be in the same shape when you return it? My question is for Bergthor that is paying a fixed rate

    So this is exactly it. If you rent out longterm to a normal tenant, after a year or two, he will leave the aparment, will probably not have made any renovations and there was never a professional deep cleaning. Renting out to someone who sublets means, the apparment is always in an impeccable state, as there is always professional cleaning and if something gets broken it will be fixed asap, if not, he gets bad reviews. The furniture is bought by the person who sublets, so the landlord has nothing to do with these getting worn out. Basically, there is no downside for a landlord in renting out for subletting.
