I keep watching these kind of videos because me and my mom are finally moving out of her mother's house and getting a brand new house built for us and we are so thrilled! It will be completely customized and beautiful in the county area. I am so proud of her! I love the music and the atmosphere of this video, btw.

Thank You. Unfortunately, the permit/development process for new construction has become so egregious in our area (California), my sons and I are doing mostly remodeling these days. And the powers that be keep complaing we need more housing and affordable at that. You can figure on spending in the neighborhood of $100k in our area on development fees, before a shovel goes in the ground, for a single family home!!

Beautiful house

It's very different here in Ireland. Like UK, houses in Ireland have more things going on. The foundation level is the same as shown in the video. However a radon gas barrier and damp proof membrane and insulation is added. Then blockwork wall with cavity is used, in that cavity an insulation is also present. Because here we use block walls instead of wood, steel beams and sometime columns are used to support the structure. The first floor is made of precast concrete slab (Sometimes the groundfloor too) and that is supported by steel beams and loadbearing walls. Again an insulation is present on the floor, the houses are pretty much covered in insulation. The roof structure is made of timber (joist, rafter etc etc). Houses here are mix of concrete and timber but mostly concrete. Perhaps that explains why houses in US are significantly much bigger and requires sprinkler system due to the houses there mostly built of timber which reduces cost a lot.

Thanks for the comments/info! Here in earthquake country, we fill the block cavities with rebar and concrete. Sprinklers were originally intended to only knock down smoke in the event of a fire. As with any government bureaucracy, the requirements have grown to protecting nearly every crevice of the structure itself. The danger in most fires is the smoke from interior finishes ,i.e. carpet, etc. rather than the structure itself. Drywall covering the wood generally has a 1 hr fire rating to keep fires from spreading. Dave

Electrical goes in after the framing is done- along with plumbing, HVAC, fire sprinklers, once those are done, insulation and then drywall covers everything up.- Dave

Brick and concrete are good, but here in earthquake country, wood frame on a concrete foundation is popular because of it's ability to ride out motion. We also have a plentiful supply of renewable forest lumber...

Here in germany our houses are mostly made of stone, so this is really interesting to watch. I also love the looks of it. But I wonder, doesn't the wood rot with time? I mean, especially when its raining or snowing a lot.

Good question- Wood will last many years, especially in the colder climates. Maintaining the clearance of wood to soils, along with roof overhangs, will provide extra years of longevity. I built a house for a man that lived in a New York wood house that was built in 1595!

No plumbing under the garage slab. Only a 4" round sleeve in the stem wall to pass the main waste line trunk thru.... Dave

Good question! It's very common to have drywall ("Sheetrock") on interior walls covering wood framing. It's extremely fire resistant and easily painted by spray rig, roller, etc.. Even wood paneling generally has a layer of drywall under it for the fire resistant qualities.

Ah! The million dollar question! As a builder, I'm constantly asked what the cost of a home is. Including permits? $5 to $100k depending on the area! Utility hook ups?- Water meters can run 7 to $70k here in Calif.! Other "development fess'??? can add tens of thousands to a home. Generally, the structure itself is around $250/sq.ft nowadays....and it's always easy to spend more!!!

Hi Mahmoud- Wood houses built in areas that don't have termites, can last centuries. In areas like Turkey that have massive earthquakes, it could save thousands of lives, as wood frame homes are earthquake resistant.

In UK and Europe brick and block construction is norm, new houses sometimes are timber frame but considered inferior. Old houses in US must just burn down completely in event of a fire.

They will burn down in some cases. We are trying to use more flame retardant materials on the exterior- Type A shingles, cement board siding (as this house has), etc.. The wood frame houses we're building generally ride out earthquakes much better than masonry structures (they flex and bend!). The drywall interiors provide a flame resistant interior. With the mandatory fire sprinklers, we generally get more damage from water than fire!! Thanks for watching! Dave

Hi Dave, thank you for video. It was interesting for me. But some moments are still vague for me. Why does American prefer wood houses? I am from russia, we are using other materials. For example, most houses are made from aac or bricks. Also drywall is not used widely (sometimes it complicates plastering very well). These are small number of differences

Wood is plentiful here and provides very ggod protection against earthquakes here- it's flexible. Drywall provides a fireproof covering for all the framework, electrical, sound, etc...

Homes here in California generally cost around $250 sq. ft. I get that question all the time, but it's kind of like asking how much a car costs! Are you including permits? Utility hook ups? Impact fees? There can be so many varying costs depending on where the home is built. For instance, in the Bay Area just the lot (land) can cost a half million dollars or more.... Dave

Ah... the million dollar question!!! "You're a contractor? How much does a home cost to have built?" A question I get all the time! Kinda like asking how much does a car cost?... A Ford Escort or a Mercedes?? Costs can vary a whole lot depending on design, amenities, where it's built (around here building permits can easily run $100,000). etc... I just say $250/ft and up, when asked that question now!

Good question! Wood frame is an earthquake resistant construction method (we get 'em here in California!) Wood frame goes up quicker than steel or masonry, is easy to run electrical, plumbing etc., thru. We've got an abundant supply of lumber here. Generally cheaper than other framing methods. Less thermal lose than steel or masonry (easier/cheaper/quicker to heat). Less sound transmission than steel., (tho masonry is better for that) Every method has it's pluses and minuses! Dave

We don't build houses like this in the Philippines. Almost all the houses are bulit with cement. Walls and floor. Is wood cheaper?

Hi Juan- Good question! Lots of reasons we build from wood- 1) Wood is an abundant resource here. 2) Wood built homes are extremely earthquake resistant for here in earthquake areas (Calif.) 3) wood frame homes tend to be warmer/easier to heat in cold weather 4) Wood frame homes are generally easier to rehab/alter/ or remodel- i.e., moving or opening walls... Wood also has it's faults- termites in certain areas, not the best for tornado areas, etc... There are good cases for all methods of building homes in different areas.. Dave

I get that question all the time- "How much does it cost to build a house??" Very tough to answer! Depending on where it's built, permits and development costs BEFORE construction can run $25, 000 (U.S.) to easily over $100,000. Hard construction costs Can run $200/sq. ft. and up, depending upon amenities.

Good question! Most places here in California, we don't have a "frost line" (freezing soil) to avoid. In colder climates, foundations have to extend below that line, often creating a cellar or basement area to be utilized. I put a full basement in my own home here- Many visitors are dumbfounded to see it! Also, basements are a natural place for groundwater to try and infiltrate- a constant potential issue/problem with basements.

i live in arab country it's desert here and wood is so expensive we use bricks made form oil by product ..... awesome work i love wood so much it looks elegant but how you guys survive snow in winter ..... pine wood coming from north america is like gold here it's called azizi and we make extremly expensive furniture for mega rich people

Homes in North America are well insulated against cold. We use a lot of wood here because of it's abundance, versatility and resistance to earthquakes. I would like to see the bricks from oil by-products! Thanks for sharing! Dave

Wooden house it is.. Can people throw party in 1st floor and everyone is dancing for music ? What happens in case of fire accidents ? 15 weeks is lit quicker for house of that proportion. If we go for brick cement method it will take around 8-12 months and some more weeks for interiors

In other words, is it strong? Very strong, also earthquake and high wind resistant. The interior of the home is sheathed with drywall- fire resistant gypsum board. Exterior with fireproof cement board siding and fire rated roof shingles. The home is also equipped with a fire sprinkler system. There are stringent building codes regarding strength and fire safety. Dave

Hi- Cost in the U.S.A. for a house of this type are around $200/sq.ft. (or more), should a contractor build it for you. i'm at a loss of what to tell you how to calculate that in "Indian" costs for materials, labor, etc... i would assume you'd have to substitute many materials that aren't readily available in India vs. USA, but would be more common there. Labor costs would be different also, I assume. Dave

Какие то с промытыми мозгами доказывали, что в США дураки, а тут умные. В итоге дошло до строительства точной копии дома США с газоном, дорожками и дорогой. Скорая помощь максимально была сделана по образу США.

Like cars that go 50,000 miles or 500,000 miles, maintenance can/does make all the difference. My current wood framed home is 20 years old and is as good as the day I built it. On the other hand I see homes only a few years old that are in need of restoration work because of poor drainage, sloppy construction, poor maintenance, etc.. Every construction method has its ups and downs. I'm currently working on building designs meant to endure for easily 100 yrs+... Dave

Oh my, how lucky people are to be able to make foundation only 0.5 meters deep. In areas where I live, soil freezes 2m deep, so foundation must be placed deeper than 2m...

Yea, Californians whine when we get frost.... But then, I've had to drill 28' deep piers in some sketchy locations to get a foundation in!

Termites are the concern with wood. Periodic maintenace minimizes the damage they can cause.

A tornado wil blow this in the air in to seconds. It looks nice nut very thin walls..Timber isn't lasting long. Stone is stronger

The home was engineered for seismic category D construction- severe and destructive ground shaking (earthquake). Also, per class II construction and per engineering- 140 MPH (225 KPH) winds. Tornados of any significance in California coastal areas are exceedingly rare.... You probably don't want to be in or near any masonry (stone and concrete) structures in a 8.0 earthquake....

In regards to home construction (technology/materials) USA is THIRD World country; there are places on Earth that have long lasting, much safer construction, and healthier homes for price 20 times cheaper than poor "stick, paper, and gypsum" homes in USA;

We are in an earthquake prone area! 3) Wood frame homes require less labor to build than brick or masonry. 4) Wood frame homes are easier to heat (warmer) and easier to remodel/alter if you desire. In the 89' earthquake in California, the 63 people that died were from falling concrete/masonry structures- A single 2x4" x 8 foot stud (douglas fir board) can support 7000 lbs (3200 kilos) vertically, can bend and snap back into place. Look at the tens of thousands that die in earthquakes because brick and concrete can't bend but collapse instead. Deaths from fires are mostly from smoke inhalation from carpet, upholstery, etc..-Found in any type residence. The frame of modern built wood framed houses is usually the last thing to burn...
