RERA Act explained in details by a legal expert. RERA law regulates the activities of the real estate. Any real estate project which involves the construction or plotting of more than 8 units is covered in the RERA laws.
RERA law mandates that the real estate project selling more than 8 units of any type are required to be registered with the state RERA authorities. If the project is not registered with the RERA authorities, then the builder can be prosecuted.
Besides the registration of the project under RERA , the builder or the developer has to sell the units on carpet area only, they can not sell the project on super area or built up area. The carpet area shall be mentioned on the sale documents of the property.
The real estate agent selling the RERA project or the unit is also required to be registered under the RERA law.
RERA also regulates various other aspects of the real estate sector. The builder can only 10% as the advance for the booking charges and rest payment of the flat or the property is to be charged or taken in stages of construciton. The money is to be taken in a escrow account on the basis of the certificate issued by the engineer and the chartered accountant thereby certifying the extent of construction. The builder is also liable to the provide the promise made in the sanction plan or the documents issued to the buyer.

    you sir have no idea about the law which other dept impose on buyers and sellers.....like who pay tax on common areas as its all taxable...what you called the buyer , a member or consumer of any housing cooperative society's plot...and list goes on & on....who will pay for 5 years maintenance cost....which every builder charge in advance....from each buyer.....GST already increases the project costs by 20%....now rera make sure the cost at least increases by 50%.....

    Rera is builder lobby. My booking 2016.rera approved possesion date 2025.logic 2015 project start and approve 2025😂
