@@TheSajHussain some rogue landlords use agencies to hide the name (limited comp) and using agency to manage the property. rent to rent if tenants want to claim rent repayment! they can only clain to landlord states in tenancy agreement!

Many rent-2-rent course sellers will not want to mention the points mentioned in this video as it makes rent-2-rent less desirable.

It depends on the structure of the deal. Normally it would be a lease.

Could you do a corporate let if i replace the wording from employees to clients? or would this not change anything

What about rent to rent Serviced Accomodation? How would that work? What about legals for R2RSA? Would the managing company be responsible to make sure the landlord has suitable mortgage and planning? To use an apartment as an SA if renting off the landlord to then list on airbnb?

The rent-2-rent sector needs to be regulated. Too many courses are selling the rent-2-rent hype and individuals are not setting up a management agreements (getting VAT registered or EA compliance) rather simply getting a property from a tired landlord and subsequently letting it out; thereby breaking mortgage terms, the property not being correctly insured and the landlord has no agreement with the tenants, should (s)he need to issue a section 21 or have the tenants evicted. It is a complete house of cards...

With a FRI lease it is best to get a solicitor to create one that is tailored to your needs.

Depends on a number of things. Generally Landlord holds licence and you become the manager on the licence.

Hello saj Help me this question What if you gave building contract and paid him deposit to start work on your house ? I have done this contract in paperwork/audio/ video and paid him by debit card . Week in contract him working asking for more money but he’s not done the work he’s paid . Can get my money back via chargeback from bank? Thank you

I really enjoyed this video Saj but i have one question, I have been advised by a solicitor- that you do not make Rent-to-Rent Contracts with the Landlord i.e. you cannot make your own Commercial Lease Contract for a property but instead have to negotiate the conditions set by the Landlord for their property, *Have you found this to be true from your experience?

You will probably need to re-structure the arrangement. Agent will not want to lose their income from the property.

If you operate Rent to Rent using managing contract's then essentially you are no different from a Lettings Agent. Therefore you need to be compliant as a letting agent. I have a video explaining this in more detail, it will be on the channel on 6th Jan. But there is a agreement for 6 months but she want to leave that room there is 4 rooms 1 kitchen and 1 bathroom but there is written 2 kitchen on the web please help me how can i cancel agreement for her.

Vishal you may be able to terminate early but it may be at the discretion of the agency/landlord.

Great video Saj, there is a bit of a grey area regarding Corporate let contracts as there are instances where these can be used, but I don’t disagree with what you’ve stated. The reality is like you’ve stated it’s important to build a business for the long term and get these contracts checked or drawn up bespoke by a solicitor.
