Please clarify on the insurance fee. Is it an annual fee of 1.2M, a monthly fee of 1.2M, or a one-off payment followed by the monthly rent. Also, what would be the cost if someone wants to buy and own at once. Or can one renegotiate a shorter payment period like 2 or 3 years?

Insurance is paid once for the period of ten years
This concept is a good strategy to organize housing systems in Africa generally or in uganda specifically. Because such houses have approved plan, good drainage etc and they favour average ugandan if this system is popularised it will be a solution for poor semi urban planning

U very right payback period is too long the house ends up costly. Assume u saving 1.5 m ×2 yrs buy a plot & 2 yrs money will build a big house with well plan.

In qatar 90% of the residences are built like this and are called compounds or gardens. FYI even the richest expats stay in them and some locals. No one cares about the so called privacy but ofcos us Ugandans tulowooza kweloga anyway.. it's a good project though 120millions minus insurance is quite much for an average ugandan but if u have job security in mid 20's this is good. 10yrs sound like a long time until you realise how fast time goes

For someone living abroad, thats very affordable instead of going into the Hassel of building. It also comes with a safety issue. Build your own, bakubbe when building and more still after entering it. These days walls are no longer a security guarantee

They wanna do real estate like developed countries.. in those countries buying a house is an investment incase you want to sell your house the system is already in place and you are getting a profit. If u have your monie thus isnt for u. Bt those who cant build a hse for 80 or 120 this is good for you instead of renting an apartment and after 10yrs u have no where to call home. There also things u hv to check b4 signing such a deal, like wrkplace, schools. Otherwise its beta than renting.

Monthly direct cost is 600k plus insurance. Monthly only you pay 7.2m per year.in 10 years it's 72millions .if insurance is for year it.adds to 84millions .it's fair. Hoping the rental are tired in for 10 years and insurance otherwise it is expensive venture

Dont forget that 76,000,000 is not much money when u pay in installments....land is also not cheap n I doubt u have that much at ago...its even very cheap for people renting n more so those ones paying rent of over 500k. Bwana Mutebi, the titles are done on plots which measures 50 by 100, but in this case you are given an agreement with a sketch of your plot from the mother title.
