    My calculation la kn yg beli under construction then jual ikot harga semasa…pastikan harga tu naik above 15% dr harga asal sebab bank byr 90% harga semasa less 10%… basic math…ramai tak perasan ni..contoh beli awal 1M, naik 15% jd 1.15M kita jual dgn bank, bank byr 90% dr 1.15M maka duit dpt ialah 1.035M..so profit kita dpt ialah 35k..

    Setuju, dah la jangkamasa nak bayar hutang tu lama, silap2 rumah pun boleh kena lelong kalau tak mampu bayar. Dapat duit segedebuk, kalau tak pandai urus, sekejap je habis tarik sikit2 lama2 licin. Kalau ada duit kat tangan, kepala pun dah mula fikir nak beli itu ini. Seeloknya dah habis hutang, tak payah la buat hutang baru, hidup lebih tenang tanpa hutang. Hidup di bawah kemampuan pun takpe, janji tenang.

    only if you cant manage or not looking to gain capital, like a regular salaried person so refinancing isnt for you, rasanya ni tujuan untuk orang berminat untuk invest/acquire more real estate, kalau rumah you untuk diri/family tak payah refinance if tak mampu

    Assalamualaikum Tuan Faiz. Saya ada 1 soalan. Bolehkah saya submit housing loan untuk 1 biji rumah(rumah lelong) kepada banyak bank dalam 1 masa dengan menggunakan 1 payslip yang sama.     refinance leibih baik kalau nak duit banyak..lebih berbaloi dgn fee yg dinyatakan. Kalau u nak 10000 je refinance to dgn fee taklah berapa sesuai. Personal tak baik sbb interest personal loan sangat tinggi. Kalau nak 5 /10ribu je, buat la personal loan.

    3rd party financing kalau 1 or 2 person ambil loan. Semua 6 owner kena setuju & sign memorandum of charge. Owner semua kena faham risiko.

    Kalau deposit bawah 20k macam xberbaloi sebab kos legal fees insurance dah 7-8k. Biasanya orang cari rumah yang below market rate. So that boleh buat markup loan dan apply loan 100%

    Mesti la boleh. Kalau dulu harga rumah tu RM150K, maybe skrg dah jadi RM380K. So, loan RM380K tu ikat 35 tahun katakan (RM380K + RM380K. Maka total hutang RM 760K. ) Gitulah kot kira2nya. Elok dah abis bayar, tiba2 berhutang balik RM760K.

    Mula2 tu berbaloi. Lepas you dah settlekan semua personal loan tu, selang 6 bulan kemudian, mesti you buat personal loan baru.

    Hi Faiz, I have a question, @ 4:09 you say the cash out amount is considered debt, so its shouldnt be used for acquiring a new car (exmple in the vid) so im a bit confused, Isnt after refinancing the loan (to be paid) is still RM200,000? and the cash out is the balance we gain from refinancing? and lets say in the following years the RM200k is settled, the cash out amount should be the home owner's right?

    I said that because too often people misuse the cashout money. You are right that the cash belongs to the homeowner. The cash is his asset. The only issue is that the asset is gained from taking a loan Following your example, now you have 200k in cash, and 200k in loan. You can do whatever you want with the 200k cash (invest it, buy another house in cash, buy a car in cash), but you still need to settle the 200k debt down the line Another way to look at it is, if you use the 200k cash to buy a BMW, the car will only serve you for how long? 10 years max? But the loan tenure for the 200k is up to 35 years. So there is a mismatch there.

    @@azadosaurus u borrow RM900k from bank. pay previous loan RM200k. so ada balance RM700k. u can do whatever u want dengan RM700k ni.. but you have to pay total RM900k + interest yang u pinjam dari bank

    @azadosaurus yes u r right. u cash out 200k is most probably a new loan of 400k, settled the 200k old loan. so u say in 2 years u can settle the 200k from 400k new loan, still u have balance 200k old loan.. what FF saying is the cash out must be use wisely.
