    The arguments were more biased towards REITs! Personally, I think otherwise". Major disadvantage however is that it needs your time, which is easily countered by getting help from a qualified person. Made my first 7 digits earlier this year through this. Another advantage is that you need relatively more money for REITs.

    @@Freddyyyy266 Reaching such a conclusion involves hindsight. You can’t go into the market with half baked knowledge and not expect to lose money down the line. Mentoring has always given me an edge in the market, at least while I make profit.

    In regards to real-estate, are you reiterate that CF is very important. But the CF is highly dependent on the downpayment %. How do you know what a good downpayment % would be? In the market I am currently in, it is very hard to CF with a downpayment of 20%

    I love both Stocks and REI. I'm going harder on REI right now, as I think time in RE helps. Get in now and in 10-15 years rhe rent is up, monthly costs are relatively flat (fixed rate loans), principle is paid down, etc. Once I finish fleshing my portfolio, then all the rest will go stock.

    Paul says in this video that he aims for a 15% cap rate, that's too big for certain markets but it's true that if stocks outperform rental properties it could be a good idea to stay in stocks. That being said, a mortgage helps improve cash on cash returns in a huge way, which you can't do in stocks (4x leverage on stocks like you can with real estate and see what happens on a -25% correction)

    Thanks for doing this. I'd like to see Domestic vs. International Index funds. US market seems more overvalued than international so I'm DCA'ing into International more heavily now. Is that a mistake? A real question but would make a good video about diversification, etc.

    Stupid Question: Does the stock analyzer tool give you the current value you believe the stock is worth today, or does it give you the future value of the stock (5yrs)?

    It gives what the stock is worth today at a X amount of required return. So if you buy the stock at 20$ right now, you will make a 15% return a year for the next 7 years. In this sentence, the stock analyzer tool spits out the number ''20''

    Could Paul go deeper on getting started in real estate. For example, what should someone who has already saved 50-100K do first? Should they buy a investment property and rent for their own housing? Should they secure a house to live in before starting with investment properties? I’m sure the answer will have to do with whatever gets you the highest return long term, but a video would be much appreciated !

    Tough call in this crazy market. You could buy a starter home now to live in, and after a few years of building equity on it, use that leverage to purchase another home (and hopefully the market is more favorable for buyers by then) and then rent out the first one. I would not by a house right now unless you plan to hold it for a very long time, though, and I believe Paul has said the same in a recent past video.

    Probably the best idea I've come across is to rent a duplex. You live on one side and let the renters on the other side pay your mortgage.

    Personally I prefer stocks because I can look at the balance sheets to find value. On the other hand, if I think a certain sector will outperform, then I can buy ETFs to remove the risks associated with individual companies. Either way, you should be diversifying to several positions.

    Team Stocks! I don't have the patience for bad tenants. However, I will acknowledge that real estate is the 3rd best way to generate wealth. 1) Build job knowledge and skills for a profession or trade. 2) Stocks. "Set it and forget it" in a diverse fund with good performance history. VTI, SCHB, IVV, VOO, SWPPX, VFIAX, or FXAIX. Maybe sprinkle in International funds for additional diversity.

    Perhaps the main reason why real estate is better is because you can use other people's money (bank) to buy the property and then get tenants to pay off the mortgage. So in reality your roi should be much higher because in theory all you put in are closing costs etc But the hassle definitely is in managing tenants and leaks and and and...

    Paul I get your argument that lower liquidity and more work should gain better returns. But isn't this argument somewhat countered by the fact that the higher risk on stocks should also be rewarded by a higher return?

    Risk is only determined by how much you pay for the stock. Risk is the chance of the assets losing intrinsic value in the long term. Volatility is not risk. So your chances of losing intrinsic value is equal in both stocks and real estate. It all depends on how much you pay in comparison with intrinsic value!

    If you think in terms of % yield on capital invested (instead of selling post appreciation), it will vary a lot from one place to another: When you buy a property and put it on rent, you may get 6% yearly return in some parts of the world and a measly 1% in another (so you're better off putting the capital in a nice dividend-yielding ETF). On the other hand, the average dividend is no where near 6%. It's a question of where you buy real estate and how exactly to trade those stocks and ETFs. But real estate is a lot of work and you would hope you have tenants all the time as you would hope for free cash flow to continue funding dividends.

    We cycled through a couple realtors until we found one that does the job. With him, we'd get out of a house and he'd say "yeh this is 50k overpriced" & point out a bunch of problems, or "This is likely to go as high as xyz".

Use a small portion of my 401k to start a business with no penalties for taking it out. I know I have some research to do. i just want to get it out there and get some thoughts.

    I know the market's down this period, but there are still some approach of profits you could apply still. Are you willing to risk another 50% alt drop for example?     Real estate transaction costs have always been a reason I have tended to stay away from it in most cases. Plus if you don’t do things right, a real estate deal could end up turning into a side job, which is okay unless you want a truly hands-off investment.

    Well it depends if you have enough money to buy some fixer-upper‘s, then real estate would be much better I’m assuming unless you’re in your 20s and you can buy 10 properties and sell them when you’re in your 60s and retire

    The Question is more like "Are you ready to make investing your active side job" First you need the Knowledge to evaluate the Property, then you need the Skills and Time to manage it, then you need the Skill to market it to tendants, then the luck that this tendants dont just destroy it all, never pay and leave you with a 20k bill to fix it up again(That part could be diffrent, in Germany its near impossible to get such assholes out and even harder to get damage compensations) I could inherit some Real Estate 1-3Propertys, as far as i know the work to profit ratio is terrible(maybe because its germany, where you have Zero Rights as Landlord) Edit: Also my Grandfather didnt raise the Rents in over 12years, because the Tendants are Old and he's a good Guy. Maybe thats also a reason the Return sucks.

    Just do something that will earn you money while you sleep, no matter how little. A pandemic is the perfect way to open your eyes to really see what life could be like without your usual income stream and everyone had to stay home. Well I never felt it because I invested in a trading company where I earn 4 digits per week. The best thing you can do for yourself is invest more and spend less

    Keeping some gold is usually a wise decision. You would be better off keeping away from equities for a bit or, even better, seeking advice from an expert given the current market conditions and everything that is at risk with the current economy.
