a big one right now is "social media". I explain how I'm going to make a video showing off their home. It will be on KZread, Facebook and attached in MLS. I make a youtube video of me walking through the home and talking about it using my phone. people love that and very few realtors do it. not just showing pictures on a virtual tour like some photographers provide, but you walking around showing off the good things about the home. And you can edit it on your phone for free with IMovie Ap. I'll put an example next of a couple of fun videos I did.
