    I’m Canadian and living in Canada, at least for now. Quebec is a special province. But all the provincial and federal pensions are underwater due to their bond losses as Canada raised rates like the Fed. The Bank of Canada is a special monster. It was “federalized” (at least on paper) a few of decades ago. By law the Canadian government can borrow up to 50% of its needs directly from the Bank of Canada and the rest by issuing bonds. However the Trudeau government hasn’t used the fake BOC for currency. His government is borrowing almost all of Canada’s debt from the big institutional banks. He really loves banks. It’s currency creation regardless and will eventually end up in hyperinflation. Anyone with any knowledge of the BOC, I would appreciate any input. Take care and thank you Mike and Allan.

    We need to stop looking at it in terms of dollars... the average cost of an average home(1963-present) in the US is 403.5 oz of gold. Today you can purchase an average home for 226.34 oz. The low was 119.67 oz of gold in 1980 and the high was at 778.48 oz of gold in 2001. The average cost of an average home in the US is 21,412.67 oz of silver. Today you can purchase an average home for 20,284.30 oz. The low was 3508.1 oz of silver in 1980 and the high was at 49,478.26 oz of silver in 2002.

    I am sitting on loads of equity and should have not only everything paid off in 2 years, but be sitting on a small cash pile which I intend to use to pick up either some commercial property or a second house (for rental income) when the prices/rates are in the toilet.

    Adam - Nuanced comment, but I love how you described the biggest decrease since 1964, that it COULD be since longer ago, but we don't have data going back further. This is expert perspective instead of hype and sensationalism like "BIGGEST DECREASE EVER!!!!." Thanks!

    I have rentals in Vegas. My rents are increasing, and I don't know of any landlords that are reducing rent. I don't see many vacant units - people still can't afford the houses, so demand for rentals remains high. Landlord expenses are dramatically increasing. For example, I am replacing an AC unit this weekend. before the Biden regime was installed by election fraud, an AC unit cost me about $2,200. The same unit today cost me $5,000. Insurance, utilities, labor, etc. have all increased similarly. The rents have to be higher to cover the expenses - they aren't going down anytime soon because if they did the supply of housing would disappear (can't rent at a loss).

    GoldSilver did a great video about real estate a year or two ago when valuations were at their peak. My friend had FOMO and was going to buy his first house right at the peak. I sent him the video and told him to be cautious. He and his family went ahead with the deal and bought the house. Sadly the high school buddy is much less of an influence than the wife.

    "1929 on steroids" is approaching quickly. Wait, wait, wait. Real estate is suppose to drop 90%-95%. I was greaty impacted by the 2007 crash. Property values decreased almost 50%. A co-worker bought a lot in Florida for $650,000 to develop. During that crash, the value dropped to $50,000! "Looming disaster" for banks and upside homeowners = assets for investors.
