Apraisals are such a scam. I bought a foreclosure for $245k while every other comp within 5 miles was in the high $380s. The bank didn’t like the high appraisal so they hired another appraisal that needed to come in at $245k. This appraisal comped houses that were 20 miles away. Appraisals are scams. I refinanced that home a few years later and it was valued at over $500k. Used the cash out and bought another house. Btw. I still have that home. My parents live in it. If you want wealth you need to work for it. I have lost my job 3x in 20yrs but I keep growing.

What Wayne forgot to tell you is that 99.9% of foreclosures are in poor condition. VERY FEW are like the one in the video. If you take this advise, you could be out $800, probably more, and not get the house. USDA RD loans are very strict with appraisals, they won’t loan on homes that have issues or are considered a fixer upper. Also, here in Montana, this type of appraisal is way more than $400. So if you don’t know what to look for, you spend closer to $800 for an appraisal and $400 for an inspection. The danger is that when the appraiser calls out things that need to be repaired, the bank says no, they have built these repairs into the price. USDA/RD loans will be denied if the required repairs aren’t done. You DO NOT get your money back if the deal falls apart. Now you just paid $1200 for nothing! Please do your homework!

It stated that that house was VERY rare. Some times you find a rare jewel The house is not $800. That was for an appraisal and another fee .. USDA loans are like boon dock loans

The first house I purchased was a foreclosure. I bought it for 189k . It was a gated community every house in the subdivision was worth over 300k. The house only needed MINOR repairs. I soent literally less than 4k in repairs. Not every foreclosure is bad.

Yes it does! You do not need to be a US citizen to buy a home with a USDA RD loan, however, you are required to occupy the property as your primary residence.

Hey Wayne!😮 WTF.? I followed the link to that foreclosure website you posted. It had some properties I was interested in. When I clicked the link it wanted me to sign up for their premium membership to see the photos and details. It upset me a little bit but considering how hard it is to find information on foreclosures, I was willing to pay for premium membership if it wasn't too much money. However, it wanted my credit card number before even telling me how much the premium membership costs. That it's a sign of a scammer! 😲☠️ You should not link people to scams!😡 I do enjoy watch your show, ❤ just be careful of putting your good name on anything without a disclaimer.

First of all, thank you for the feedback! I am certain that this is a legitimate company, I've used them in my business in the past. They provide information that you could potentially find on your own for free by searching public records, however, that can be very time consuming and, in my opinion, it's much more convenient and effective searching for this data in one location.

Clean is usually an indicator that it was maintained, but I still always recommend a home inspection.

Massachusetts has the highest cost of living in the country, but you can still find good deals in all 50 states
I was able to get my official current credit score from one of the credit bureaus to give to my potential lender. Must I provide the score from the other two bureaus or is one enough because they're all going to provide the same credit score?

Your lender will want to pull their own credit report. Also, it’s important to remember that there are a few different scores that different types of lenders look at, the FICO score 5 is what mortgage lenders typically use.

@@TheRealWayneTurner Thank you for your reply. He pulled it and said he could not see my credit score, so he considered it as me having no credit score at all, which is not the case. So I was able to get the actual credit score document and I'm hoping he will accept that. There has not been a freeze on my credit so it's unclear why he can't see it.
What about when the property value decreases by 30% and interest rates double and/or may tripple. A couple of risks… whats the plan then? Legit question

It can definitely be fixed. Biggest things that will affect your credit negatively are paying bills late and having debt. Fix those two things and you should see an improvement in your score.

To get a USDA loan it has to be your primary residence. If you have work lined up in your new state it just needs to be in the same industry/ line of work

Please show me the HUD 1 document that shows exactly the expenses that you incurred when you purchased a property so that I could verify the information presented here as well as the addresses of the properties that you have purchased with $ 800 or no.monry out of pocket. There're a lot of gurus that claim that they acquired and owned a lot of real estate when, in fact, the only thing they are trying to do is sell their books, seminars, or are just bird dogs. I'm not a bird dog or "guru". The USDA rural development loan that I refer to in this video is legitimate. You can verify this information with any mortgage broker in your area.
So if you get the house for $248,000 with the $800 you mentioned, wouldn’t that make your mortgage payment be through the roof?

I recommend using a software, like TurboTax or hire a CPA from a company like H&R Block (I have no affiliation with either company, I've just heard them recommended a lot and used to use them myself)

You don’t need to take out a loan, you can pay cash if you have it. The bank owned the house and you are buying it from them for at least what the previous owner owed.

Dave Ramsey has some good advice, but he's wrong on this. Some people may not ever be able to save enough to have 20% down payment and while they're trying to save up the market continues to move further and further out of reach all the while they lose out on that property appreciation they would have been able to capture had they just gotten in the market. I advocate buying what you can afford, enen if you put 20% down.
