Real Estate Investing in Romania -The Best Three Places to Buy.

In this video I give you my opinion on the best three places to buy property in Romania for investment purposes. I considered many towns and cities for buying real estate including but not limited to Bucharest, Cluj-Napoca, Timisoara, Craiova, Galati, Iasi, Brasov, Constanta, Sibiu, Oradea and many more.

    One of my favourite countries, been many times, Bucharest and Brasov awesome and remember Brasov is conveniently on the international rail network and very close to Bucharest by train

    Earthquakes are the problem in Bucharest, old buildings will not survive next quake thus keeping adverage prices down. Good property in attractive areas is rather 2 500 to 3 500 eur/m2. In the west/ transylvania quakes is no problem.

    Johan when looking at the history I do not see that many buildings damaged although I do take your point. My figures were averages as with any city if you want to be in the more upscale areas in the newer buildings you will have to pay more.

    @@saveandinvestwithgiorgiolo8375 you need to engage a surveyor, impossible to understand yourselve. But generally all buildings older then 1970 and above for floors are at risk. From say 2000 or newer or below 4 floors are generally ok.

    For this you can make an insurance, but is not that bad, big earthquake are every 50 to 100 years and buildings in Romania are generally made to resist.

    I live in Romênia. Iaşi becoming extremely expensive, like anywhere else in the world, specially after the pandemic. Buy old and small in the city or new and big in the outskirts. Virtually almost ZERO property taxes and condo fees provide incentive for poor building maintenance while in the suburbs poorly maintained roads are a real issue. Avg sale price of $2000eur/m2 [> $3000 for signature and best located properties] regardless the neighborhood, which seems very odd to me. Rents are going up every new tenants appear, avg $400-500/50m2 2bed1bath [still cheap compared to other european cities, but expensive when computing locals' earning/purchasing power] whose sale price may range between Eur$80K - 120K !!

    Dear foreigners be smart and HAGGLE as much as possible prices are over the top for what the country offers and I know since i live in Bucharest Be willing to walk away physically and offer at least half or if you are so shy at least a third of the initial prices adn then gradually add back Find real estate brokers who also have their money invest in real estate for passive residual income. You need people who think the same like you do. Borrowing conditions are worsening which is a good news for you as creative buyer if you know how to structure the deal in your favour Be open minded and find first and foremost motivated sellers in personal difficulties. The rest is just smoke in the eyes. Value is relative. Be willing to walk away and be casual and cool during conversations. Find reasons to haggle over price get doubt into the seller There is no such thing as a perfect property. There will always be realistic reasons to haggle and get discounts. Maybe the neighbours are rude, shady, unemployed or listen to music with maxed out volume at 3 o clock in the night whatever.

    they have a distorted view over the prices , they are comparing the prices in say Bristol / Manchester with those in Romania , while the not taking into consideration the local wages... 80-120k would be dirt cheap in UK, but in Romania I agree, it's very expensive.

    Thanks Rod. Most people would state the Old Town and I guess if your budget is good I would probably buy there but Blumana looks an interesting alternative lower prices but really near the center.

    Well the truth is that Bucharest is more expensive then the info in this presentation. I’m looking for a property in North of Bucharest and there is nothing under € 1850/m2! It’s crazy, lots of new developments and prices skyrocketing. Don’t forget to add 19% TVA (taxes)😢

    Haggle and bluff Talk to at least 20-30 people before making one deal. Be willing to walk away and offer the lowest possible offer first then add up slowly. It's a psychological game

    Hi buddy, it's me again ! Romania has significant economical increase because of the millions of romanians which have saved and invested by working abroad ! Our immigrants saved our country without knowing it ! The prices for everything is insane, and I mean everything. Nothing comes cheap ! We still have prices in Euros whilst romanian earn in RON. Even bribe for so many years is asked in EURO. The only luck that romanians have is that 90%+ of the people have a property inherited from the communist regime. Forgot to say that the prices for real estate went up too much because of the same romanian immigrants which saved Romania from economical collaps. For many years Romania had 100,200,300,400 euros salary and when millions went abroad working for 1500,2000, etc, they started to quickly buy and invest a lot + creating a real estate bubble. It is not normal that we are still a poor country but Real Estate is quite comparable with many Italian cities. It is insane that from a city which has not got huge international industry, when you are looking for a 2 bed flat, build with who knows what kind of material, no furniture, to ask for 50,70,80 thousand ! And this is the case for old buildings ! I come from Bacau,Romania but the real estate is crippling me when I see new apartments for 80,90, 100k+ euro for apartments. Guys if this goes on like this, I will sell an apartment in Bacau and buy something around Lake Como - I hope you get the idea. If Romanians did not had those appartments inherited from the communist regime, we would have been a desolated country !     Thanks Sagi. My favorite is imobiliare.ro but you could also use homezz.ro, storia.ro and imorodar.ro. From memory I think there is another one called publi24.ro which is general website but you can also search for property. I think they are all in Romanian but just use translate from your PC.

    Giorgio, cluj is more expensive due to the international companies that have bases there and the fact it already has an airport

    Try smaller cities first, work your way up then after, talking Onesti, Galati & Bacau,...I have it works

    gpd growth is a funny stuff, by %, people should know gdp 100 grown 4%, thats104, only 4 points growth but if gpd is 1m, with 0.1% still many time better off with 4% with 100gpd

    I would say no on the basis that property prices are not far behind Bucharest and salaries are much lower.

    Bucharest is by far not the cultural center of Romania. Also the capital is cheap for a reason: it has nothing to offer. Cluj is expensive and agreeing with the rest.
