In this video I give you my opinion on the best places to buy property in Italy.
In all five places real estate was very expensive and bad value for money.

    I know Forte dei Marmi well. I used to go there on holiday with my family in the mid nineteen sixties. The reason it is so expensive is the Russian oligarchs decided it was the best place to buy property in Italy. They priced everyone else out of the market.

    Thank you for all the overviews. Have enjoyed them. Suggestion, could you do a cut away of each city located on an Italian map as you post the name of each one. It would be nice to see where each is in relation to other cities and in Italy in genral. Thank you!

    Several of these locations have long been on my Can't Afford list. Most are nice places to visit, but plenty of other locations to get more for my money elsewhere. Always appreciate your videos, Giorgio.

    Love the videos thank you. Question, in these locations you mention, is land so much more than in other locations, such as Scalea, or is it mainly buildings which costs so much more? Reason being I plan to build myself

    Pietrasanta...If you think no one has heard of Forte dei Marmi try this town, expensive, but a cultural hub, full of art, not to mention famous artists... also Michelangelo hung out here when acquiring his marble, but still...expensive in the Centro Storico.

    Yes I know. Prices very expensive at around 4500 Euro per sqm on average but nowhere near Forte dei Marmi.

    Some places in the US are extremely over-priced. Mostly coastline properties. I saw a shack with no yard in Key West Florida, it was over 1 million! Yes, Key West is fun and a beautiful city, but 20 minutes away are bigger houses on bigger lots! That's real estate for you. I live on an Island where houses are overpriced. I'm looking at Abruzzo Italy to retire, and I'm only 59! I can't afford to live in the US. It's so overpriced.

    Yep might have to retire outside the US , can't afford US anymore. I spent 412 $ 😳 at Walmart groceries and allergy meds I'm a family of one , just me , 2 cats 🐈

    Totally agree and well put. I’m Italian living abroad and a tourist in my own country of origin and know the Amalfi coast pretty well. Capri is like a fake luxury LV bag, Amalfi has degraded in terms of customer service and its almost the last place one should go for a holiday. The others 3 not sure but surely those destinations are far long gone for any smart investor or else…they are for the stupid riches who are not bothered to get ripped off. I’ve seen your videos you mentioned and I must say it is accurate info. 🤙🏼

    I’ve lived in Basilicata for 12 years, loved the Amalfi coast many years ago but went drove back there about 10 years ago & it was totally awful. Impossible to park, full of massive coaches all along the coast, I’ll never go back there which is such a shame as it’s only less than a 3hour drive from here !!! Stay away.

    If anyone is on here that is really bored : what would a house in portofino that is 2,000square feet, on the water cost approximately. What would a large home in the same area on the water , approximately go for in American money. Dumb American here. Just dying to get a picture here of what it would cost. Meantime, I’ll try a figure out the euro and square meter thing- takes the fun out of looking when you can’t get a mental picture of what things cost in case you want to consider retiring somewhere in Europe.

    agree but i would also add: avoid Naples and Calabria. Mafia, the lack of civic pride and dirty streets, poverty.

    I would exclude Naples because in the better parts of the city it is very expensive but I do not agree with Calabria. It may not be the richest area but there are many nice places like Scalea where property is incredibly cheap and the healthcare is not bad either. The Riviera dei Cedri is one of the most underrated areas of Italy.

    Thanks for this! I agree for some of them which I had been. I am wondering the first place you mentioned Porte Dei Marmi. I think I passed that place when I stayed at Massarosa which is not really far from there. Actually I like Lucca and Massarosa more than that beach side. Do you think the prices in Lucca (region) is worth?

    The fact that property/ location is expensive is not a good reason to avoid investing - there are good reasons not to invest in these places but you didn't address them here. I renovated 2 small apartments in Cortina and they're doing great even with a couple of bad ski seasons we're well ahead of plan. The one thing about all these 5 locations is that every decade they get more expensive (even whilst some become less pleasant to live due to tourism, they can be good investments) all while other cheaper parts of the world shrink and value erodes. it really depends on why people want to buy and returns wanted.

    Most people on the channel want to buy in Italy as a lifestyle purchase and I am afraid places like the Amalfi coast and in particular Forte dei Marmi are bad value for money. For all its beauty I do not recommend Italy as a place to invest in property due to high taxes, low GDP growth, declining population amd very high debt.

    Property in these places is more linked to the inequality index than it is to property prices elsewhere in Italy. Luxury property there should be viewed as part of the SWAG-asset class, or silver, wine, art and gold, which is really an asset class that captures zero-yield scarcity driven assets. That doesn't mean it's a bad place to buy though, just motivated differently from what you're looking for on this channel. To be honest, luxury real estate in these places will probably out perform your picks in the Italian top 10 video in terms of investment returns.

    Not to dunk on your best places top 10 video, they're great picks. It's just that global wealth accrual to the top 1% is likely to outperform Italian incomes and economic growth by a wide margin.

    So correct, and out of my price range, but Salerno looks affordable, metropolitan, not totally seasonal and 1 1/2 hour train to Roma. @@ferry1783

    What you say is a bit absurd do not be offended! These you listed are small exclusive places and have always been frequented by very wealthy people. And in any case you cannot compare a place like Portofino or Forte dei marmi ...for example...with La Spezia and Livorno. These are non-tourist cities with more than 100.000 inhabitants and its obvious that the costs in square meters are much lower!

    @@saveandinvestwithgiorgiolo8375 what you wrote is your opinion. Forte dei marmi has been frequented by thousands of tourists from all over the world and for many years. I don't think they are all idiots. You probably don't like it and i can accept this but I repeat it is one of the first tourist places for quality of services in Italy and you cannot compare it to places that have nothing touristic like Livorno or La Spezia.

    yes, very bad Calabria has the worst medical service in all Italy, is always on the list on Italian official web , but all south is not good, the southern Italians often to to north Italy for best medical care, this why Italians do not move to south but southern move to the north those youtuber will tell you this.

    @@RoseBornagain interesting. I did hear that it’s still like different countries. In the north they are more organized. I am assuming maybe less mafia influence too - though they are more “businessman” nowadays. A friend of a friend whom I spoke to once said that in Milan mentality is closer to the Swiss. She lived there for a long time and won’t return to Rome. She is not Italian. But an Italian friend of a friend does live in Rome, needed an organ transplant. A family member donated and their surgery went well but I don’t know where they had it performed. I just assume not too far from where he lives. Also I know someone who lived in Rome in the 70s and said it was the best time. Everything was affordable. Then things got really expensive. Now I guess prices in the South look attractive from far away. But what’s the catch…

    Let's also say that at least Portofino or Capri are nice (if I would never buy there, even with big money) but places like Forte dei Marmi are also not beautiful at all. 😆 People go there to be cool and spend hundreads euros pro day at the beach....no sense at all.

    As much as I'd love to watch this, I don't do meters and I don't feel like calculating every time you talk about how much something is per square meter. Also I've never seen houses listed per square meter. And you pseudo-intellectual folk, don't get all huffy with me. It's just a matter of preference.

I've owned several houses through the years in 3 of these United States and have never once seen a house listed by price per square foot or meter. Industrial property yes, home real estate never. Simply put, it doesn't work for me. As a potential buyer I can only tell you that your video would be more useful to me and possibly 1 or 2, maybe 3 other shoppers in terms we actually use. Of course you can, and will do what you want. I'm merely letting you know that at least one shopper didn't feel like calculating, even for the purpose of establishing relative value. I know what I have to work with. I just need a price. BTW, thanks for your reply.

    Property prices per sqm is the price index per region/province in Italy or per state/district/city elsewhere. That’s how country avrg house prices are then calculated and data recorded. This data is used/documented by authorities and agencies. I find them very helpful and necessary to evaluate what Giorgio has done. 🤙🏼

    This video do not make any sense to me all those places are stunningly unique and popular with billionaire, and celebrities around the world, also offer services, 5 stars hotels and restaurants, high brands name fashion etc you buy the lifestyle how can someone can compare Cortina with Bulgaria slops...proprieties prices will never go down is for rich people. Forte dei Marmi 100 euro for a lounger are you jocking maybe 300 or 500 euros or more all footballers and Italian Tv people go there. Lucca, Pistoia , Arezzo are very far away from the sea maybe 2 hours. Anyway if I was a millionaire I will buy in all those Locations none of them are boring at all nor in quieter times, lived in L.A and Miami even there is much boring.
