Real Estate Boom to Burst | Lessons for House Buyers | Jaypee Infratech Case Study
Jaypee infratech is a classic real estate boom to burst case study. Jaypee Infratech was once considered as one of biggest construction companies of India, filled for insolvency in 2017. They had launched a total of 33,000 flats in 2010, of which only 13,000 have been completed in last 13 years. 20,000 families are still waiting for their Homes for last 12 years. In this video I have shared, Why Jaypee Infratech was not able to complete their multiple projects which were part of their flagship brand Jaypee Greens, how Jaypee Infratech reached the stage of Insolvency, Why RERA, NCLT, Court of law took 6 years to decide a resolution plan to complete the under construction units and finally what are the lessons for Home buyer and what are the precautions they need to take while buying a house.
Jaypee Infratech launched a mega integrated township by the name of Jaypee wish town in Noida back in 2007. With this project they were expected to change the fortunes of Noida and Greater Noida real estate market. They constructed some of the biggest and most important projects in India including Yamuna Expressway, Buddha International circuit and launching one of the biggest integrated townships in Noida and a sports city in Gautam Buddh Nagar. But due to highly ambitious projects, mismanagement of funds and downrun in real estate market led to their insolvency.
But biggest set back for home buyers was the inability of India regulatory frame work including RERA, NCLT and court of law, in finalizing a resolution plan for home buyer. Unfortunately, homer buyers are the last to be thought about in case of a builder going insolvent.

Very informative after in-depth analysis. Useful to under stand the issue in short. Beside problem with real estate, this also indicates the big problem underlying in judicial system. Problem was simple so should have been solution. Builder taken money from home buyers , defaulted and did not provide home. Instead of understanding issue giving judgement on this, whole judicial system is now here to define every word, sentences and thesis on justice, ultimately by not delivering justice. How confused is judicial system. That is why criminals and others always say they have full faith in judicial system of India, they know no body can touch them as long as Indian judicial system in place. What happened in case of Dawood, Atiq Ahmed no justice could be delivered by judicial system. The middle class tax payers should understand this, donot get into trap where ever in future court has to help you. You will die but will not get justice. But whole system will continue to mint money on your cost. What happened to CIRP laws, who made laws (parliament), are not responsible for mess up , not able to deliver justice after 6 years. While IBBI department, finance ministry minting money as salary and other means. No one in this country responsible, for poor law, and it's implementation

There should be some rules for selling flats. Builders should be able to see flats only after 90 percent of the apartment work is complete with all the amenities.

You are right . But that will never happen . I'll explain why Flats / residential property drive the economy But banks don't trust builders so an environment is created to encourage the end user to apply for loans The end user buys a product for which he does not have money at high interest rates and pays for the bank profits by availing home loans These loans help keep the money in circulation in the economy The builder and the bank make easy money at the cost of the dreamy eyed buyer . Houses and cars and children's education are the biggest purchases of the middle class . These drive the economy

Superb info.. The new X gen employees thinking they are investing in pre launch, but they are getting in trap of builder agents.
Please cover Ferrous City Sec 89, Faridabad in one of your videos. The location of this project is very lucrative, near Asia's biggest hospital.The buildings are almost ready but even after years the flats are not handed over to home buyers. Just won the case in NCLT. Please do a detailed video on how this project will be completed as the process has already started.

Kindly give some insights into buying a resale property as old as 10-12 years on Sohna Rd, Sec 49 Gurgaon. The rates quoted are astronomically high as compared to the seepage and construction quality of most high rises in that area. Should one rather invest in a newly constructed property in New Gurgaon with the hope that connectivity will soon improve on that side and commuting will be easy.Traffic jams are very common in Sec 49 and one gets stuck in the jam for long untill some one volunteers to clear it.
