This training is 🔥 thank you 🙏 My goal is to obtain properties Sub To, then sell via lease option to Clients Im working with on credit repair or other situations keeping them from qualifying right now, but they maybe have pets or kids and so renting is not ideal. This makes a great bridge for those people ❤ I’m going to look into how to join your group. Thank you again!

So back when you were talking about people’s brain hurting trying to figure out how you just log in and make someone else’s payment- what happens when the old man dies and the bank locks or closes his access? Assuming the bank would make the balance due in full? Or would they work with you and your contract? What happens if a child or spouse says the house is legally theirs because you never transferred loan? All valid questions.

3:17:00 The title company they mentioned, Chicago Land Title Agency does not seem to be a title company, but a company that provides admin services (title search, insurance, etc) to already established title agents. I have no idea of what the revelation was on the Tuesday Zoom, but it seems like CLTA saw that the student was new in real estate and saw an opportunity to put her through their sales funnel and cut corners at the same time.

Who is this knucklehead?? Pace Morby?!? Never heard of him until today after years of RE. I love it. What great knowledge he shares. 🙌 Looking forward to learning more, meeting one day!

The only way around taxable income when lending money on deals , is when lend out of a life insurance policy . Bunch of guys teaching and doing deals using life insurance policies to fund deals I’ve done it with mobile homes in Mesa Arizona haven’t done it with a single family home yet that’s next once I learn all these nuggets pace dropping

Having done sub-to's before, what got me was when he told Wendy that student he's never talked with the lender. My 1st thought is surely the seller canceled his policy and he added his own with the trust or LLC as the beneficiary? I haven't finished the video either but watched some of his other videos. He's got some good stuff. I'd like to some private lenders myself

You should use the Co-sign concept as an example like parent co-sign for their kids cars or house n the kid made the payment

#PaceMorby at 2 2:40:25 when talking to Jenny about "Your Contract" to have the right to put a memorandum on the property. In TEXAS we have standard forms through TREC that all TX Licensed RE agents and Brokers "must use." AS a non RE Agent in the past I have used a separate contract drawn up by and attorney. All the things in the TREC contract was covered. The property closed. My question is can we use your contract as an "addendum to the TREC contract if working with a TX Licensed RE Agent or Broker?" I'm looking in to getting licensed since they appear headed to making al RE transactions go through an Agent. Yet it is Tx and they sometimes "appear to" make it up as they go.

I learned so much today I know it’s months after your zoom which I will learn Do you think you can teach a 62 year old? You already have and I’m jammed to get started and I was answering questions faster than the audience thank you I’m also learning from your other videos

Pace said he was going to get another PML if Sonya wanted to get paid off. (At 1:07:00) Why do you need to get another PML? The $6k profits from the $10k monthly income can be used to pay the $30k loan from Sonya, and not have that loan and extra payment.

So ......... "No Standard Protocol For Private Money Lenders !!" Amen Brother !

I think what eskimo was asking that he couldn't articulate was; how foes he get money to make the monthly mortgage payments.... Answer? From your job dog! Or wherever else you can come up with it.... In pace's case, the money came from the revenue generated from air BNB.... When pace is talking; you guys need to get rid of all distractions and just listen.... Don't even write notes. Ho back after, listen to the recording and that's when you make notes.... In the live, you need to be laser focused because he explains things in such a way that his kids can understand...
