    Listening to this Brother makes me feel that having a Insurance is a waste of money,... Better way is to set the Money aside for a accident. What's the use of giving a Thousand pounds to Insurance companies who will then look for any silly excuse not to pay.

    I agree, that's the more reason I prefer my day to day invt decisions being guided by a invt-coach, seeing that their entire skillset is built around going long and short at the same time both employing risk for its asymmetrical upside and laying off risk as a hedge against the inevitable downward turns, coupled with the exclusive information/analysis they have, it's near impossible to not out-perform, been using a invt-coach for over 2years+ and I've netted over 1.5million

    In the early 1980's the insurance companies were very fair. I had a burst pipe in a property was paid no problem great experience. Didn't have a claim again until 2019 tenants caused damage had insurance but insurance company didn't want to pay had to get a solicitor involved to get paid. Totally different experience. Luckily never had any more problems apart from these two. Even though I haven't had to claim apart from the 2 claims. I make sure the insurance covers are updated every year. Never take chances. A friend allowed his cover to expire. And sadly he had a fire 🔥 it cost him over 90k to fix the problem. And no rental income for 8 months. Insurance is part and parcel of the property game sadly.     Insurers will find any excuse not to pay, you have to be very diligent in arranging insurance so thay cant shaft you when something unfortunate happens.

    Every 3 years get a validation of the price you think you property is worth, with a proper valuation of your property. I think that's the minimum to make sure you get paid fairly in the event of a fire 🔥 Most landlords look around at what properties are available for sale. That's not a valuation. It's only a guide. Never cheat your self. Insurance company's are there for a purpose.

    Excellent podcasts Spelling of your name could be a problem 😂😂😂😂 what ever happened to the west Rebuild costs, why don’t insurers give rebuild cost average per sq metre? Because they ear out of our naivety Insurance underwriters do their utmost to keep us in the shadows and vagaries of what’s actually insured

    I asked 2 different sources in insurance This guy claims if you overestimate rebuild value you get penalised in the same way as if you had undervalued. Pure BS
