    Please, sell your flats on your own. It is not scary or difficult at all! No point at all giving your hard earned money to these agents and don’t take in their scare tactic. Any problem you face, just call HDB and they are very helpful, always ready to help you. Sold off my flat on my own when the hdb portal wasn’t up yet and it was just so easy! Please, people, times is bad, safeguard your money! Any service of any sort doesn’t deserve this kind of money!

    I also don’t find any value and most of the agents are always rushing. I am looking at home seller. The commissions are more affordable. I also hate the new young agents need to relax and stop being so aggressive. They don’t even own a HDB and always want sell the condo aspect.

    I dislike dealing with property agents because my previous experience with them was that they were not interested to see whether there are any plus points in my unit to secure a better price. Just having a chat in my kitchen and what they were interested was just to reduce my selling price, even at times being sarcastic. If that's the way they are doing the selling, I can sell it myself because they do not bring in any benefits for me in engaging them.

    my personal experience. I wanted to sell my hdb flat in 2022. I contacted an up & coming agency in Dec 21. To my surprise the KEY EXECUTIVE OFFICER came to meet me. His agency charges a flat 1% for selling. I was flattered but to my "horror" he used some valuation engines and generated a suggested selling price of $650k. So I suggested getting a valuation first before deciding on what my asking price would be. He suggested a valuer and the valuation came back as 660k. This was way below my own estimate as I know the process how a valuation is arrived at. A unit at my block had then recently transacted at 690k and based on premium per floor + QOQ data of the increase in hdb property prices, one can arrive at a reasonable estimate of what a unit can fetch. so my own estimate was about 700k. And I contacted another well known agency that had different tiers of commission from 2% to 3% dependent on how flashy the services one wanted... Anyway to cut the long story short, I decided to go for the more expensive agent and sold at a then record price of 718k in Jan 22. A new valuation also gave the value at 700k. That 1% KEO was only interested in getting the easiest unit to sell ie a very low asking price.. and some valuers "work" with the agencies to generate whatever valuation the RE Agency was inclined towards.

    @@lianghua15 Most agents will look at the size and for those of smaller selling prices, they are not in the least interested to do a decent job.

    My 2 cents is that with HDB might be changing their rules, having a agent saves me some time reading up about the new rules and documentations required to do the paperwork. As of now the HDB portal regardless of whether it is applying for BTO or selling a flat is something to be desired, if it does become a sales portal of sorts, the UX needs to be a lot better than what it is now. I've lost count how frustrated I was trying to find one button even with instructions. Also to add, HDB takes few months to process the paperwork while they expect you to provide them in very short time. So I think that 1-2% actually helps me where I have a good agent to settle the paperwork as HDB support/helpline is something to be desired as well. Also in the event it does goes through, the selling and buying can be quite frustrating for both buyers and sellers if they do not know the steps of uploading certain paperwork and either party can be waiting for each other. And Singaporeans love to lowball or highball each other which I believe is something I would like to have a agent to help me settle customers like that as well

    If a property agent screws up a sale, he creates trouble for both buyers & sellers AND he get hauled up to CEA for disciplinary measures (fines, suspension affecting income etc). Hence in a DIY case, it will be fair for affected party (be it buyers or sellers) to be able to have HDB (or relevant authorities) to impose fair compensation from the negligent party (be it buyer who forgot/dunno how to do his share of DIY work). Eg. buyer who missed submission deadline or forgot documentation and cause sales completion delay to sellers OR sellers who "forgot" to inform buyers of upgrading costs yet to be paid or things like leaking ceilings etc.

    There's no denying that becoming a property agent is good money. Imagine just closing 4 or 5 deals a year for properties at 500k and above ....many need to work for 1 year to earn that money.

    I’m explaining where value will accrue to. Didn’t say don’t use agent. Said 2% the value is hugely challenged especially if no ad cost incurred for hdb flat listing via the portal. If agree 👍

    Who still use agent to rent out their rooms / flat ? Especially when it comes to renewal of lease...just do it yourself and save the 1/ 2 or 1 month rent . Lol

    It remains to be seen i believe. As a buyer, I would want to use HDB portal that is real and no bs (no crazy price mark up or bait n switch) and allows me to make a reliable overview on the market price of property in the area. As a seller, I would want serious buyer approach for home viewing and consideration (not window shopping) and getting my property listing exposure. We might see home sellers paying a admin fee to ask agents to do their posting on HDB portal

    35,251 agents....so many You all know how to sell item on carousell right, u can sell HDB the same way, first need to revoke 99co and PG first...make HDB site is a single source of truth

    I suspect buyer will engage agent to secure the best unit and pay them commission. There are buyer who don’t want to deal with paper work too.

    Property agent only interested to sell at the lowest price. HDB just need to do the transaction in the portal for buyer and seller and that will attract for many due to save in commission. I disagreed with the 10% premium mark imposed by hbd. let the market force in the portal dictate the price. A hdb that renovate more than 100k has the right to price any price they want. we are all adult that know what is the true value .

    As a potential seller, I will still prefer engaging an agent to sell my property. I won't want to bear the trouble of having engaged rogue/fake buyer or taking too much time to know all the documentation required as well as wasting too much time with potential buyers who are just window shopping.
