We have a daily email that is sent out to 850 agents in our 23 locations and it's agent email marketing internally where we share all of our pre-MLS listings and off-market listings so that our agents who are working with clients and going out to look at properties can know about your property coming sooner than everyone else. We do that "pre-marketing".
In compliance with the MLS 8.0 Clear Cooperation Policy, we are allowed to do one-on-one discussions with members of the public and one-on-one discussions with agents outside of John R. Wood but we are limited by the said policy so we have to play nicely with those rules.
This has led to me showing properties and getting them under contract before they hit the MLS which sometimes is great for sellers that value privacy and discretion.
