Since the start of 2024, I've been coming across more and more properties on my real estate walks that are delinquent on paying the property taxes. Just one year ago it was rare to see any property that was delinquent now I'm seeing at least a few each week. I guess the economy and the housing market is not as strong as we continually are being told.

    Hey Der michael guy, how about directing the budget pie for a city. It explains where teacher pay comes from, what portion covers pensions, operating costs, etc. Teachers and city workers only receiving penny's on the dollar may surprise them in the future.

    Indeed, I did make use of a financial counselor. As I get closer to retirement, their advice has been really helpful. I thought compound interest on index funds wouldn't be sufficient because I started late. It's amusing how I've done better than colleagues who have more years of investment experience. I've profited more than $886k tax free.

    Charlotte NC. Corporate buyers ran my neighborhood up in value. Appealed value and city said it’s based on the sales around my home. My appeal was denied.

    Just went on a listing appointment yesterday because the prospect can’t afford the property taxes anymore. Guy has been there since 1978 and is now forced to sell. Property has been paid off for years. You’re essentially just renting from the county because if you don’t pay the taxes, they’ll sell your home on the steps of the court house. So, do you really own it if they can take it away from you?? Not only is it wrong but in my opinion, it’s outright criminal.

    In Florida the taxes on your primary homestead can’t go up more than 3% per year, no matter how high the value goes up. Michael never mentions this.

    It is criminal, and I think Biden is behind it. If this happens to all the houses, then where are people going to go? And how are they going to sell their house to get out from paying the taxes? There will be no buyers because the buyers can't afford the taxes either. Then what? They foreclose, and you lose your house that is paid off, with all it's equity in it. Then they give it to illegal migrants. Sound about right?

    @@youflatscreentube Actually I think that 3% means they can't tax over 3% of the home value. For example, if you have a 500K house they can tax you as high as 3% but not over that. And 3% of 500K is 15,000.00 per year.

    Impossible - save our homes keeps it no more than 3% of the last year tax bill - not the price of the home- it also can't be more than the CPI ---I bought in 2009 and my home is also almost paid for- I have no fear of being taxed out of my home and I am in the Tampa bay area where prices rival Miami's

    In Illinois, Cook County is called Crook County. It is the city of Chicago plus some extra suburbs to the north and west. It is a black hole for taxpayer dollars.

    Property taxes allows the government to do one of the two things: 1) keep you slaving for the economy or 2) Take your house away and throw you on the street. People have to protest in mass for the right to have shelter, it is a natural right!

    What history lesson? Do you mean the, "taxation without representation." Sorry, but John Hancock was the richest man in the colonies, and he had 50% of the tea imports, and the British government sold the other 50%. To get more market, Britain put a tax on other tea -- John Hancocks. So he made that famous quote, got white buddies to dress as Indians, and had the Boston Tea Party by dumping British tea into the harbor. And THE REST was history -- the Declaration of Independence was over the John Hancock's potential lost income. And all the nonsense we're taught, like the tea tax was some big deal.

    I agree, I've been in constant touch with an Investment advisor for approximately 17 months. These days, it's really easy to buy into trending stocks, but the task is determining when to sell or hold. That's where my advisor comes in, to help me with entry and exit points , I've accrued over $337k from an initially stagnant reserve of $148K all within 18 months...

    I have a few acquaintances that have been given paid off homes by their parents. After the massive skyrocket in prices they can’t afford to keep the houses and have been forced to sell. Absolute insanity that someone can’t afford to live in a paid off house on paid off land. We need property rights in this country NOW.

    High property prices are an aid to banks because (when a mortgage is being repaid) theoretically the price of the house is the bank's assett. Of course, when the prices fall or plummet, then the banks have to find fiat from somewhere else to plug the gap (maybe CRE this year?) but, until the dominoes start falling, then the banks look solvent, the government squeezes money from house owners via fictive property taxes and the only people squealing are the tax slaves.

    The assessed value of my home in western New York State went from $119,000 to $252,000 in one year. They are taxing us out of our homes! Do the math. That's more than double!!!

    My credit score is 826 and my car insurance went up 25 percent on my 6 month renewal. Homeowners also went up 25 percent. I am retired on a fixed income so this is crazy.

    On a fixed income here too.....I had to download the safe driver apps to track my driving habits just to try and get a measly 10-25% off. My insurance renews next month so can't wait to see what discount I get. By the way, very safe driving all in the green in the app.

    I'm shocked at the amount of people that side with the property tax situation we have. If the funds generated by the tax were truly used as supposed to, our schools, roads, ect... would be top notch. Over taxing is the real problem. Corruption is HUGE

    Annual property taxes used to be really low like $20 to $100 a year. Even a used car produces you a sizable tax bill to renew plates and maintain ownership. It's a shakedown as is the inflation. To keep us tapped out and dis-empowered under the false guise of being patriotic putting citizens first. Horrible.

    I sold my house in Plano, TX in 2021. No more maintenance, school taxes, property taxes and lawn service fees, huge electric bills, garbage pickup fees, home owners insurance, etc. Got an apartment with pool and workout facilities. Loose some privacy but no more headaches.

    So, they are only raising property taxes on houses, and rental houses, but not apartment complexes? It is better to own because once you get it paid off, your only paying the property taxes and HOI. Which is a lot less than paying rent and HOA's on an apartment.

    I sold my house in California , due to the high property taxes. Moved out of state and now my property taxes are only about 20% of what I used to pay. When I turn 65, there will be a cap lock on what I will have to pay. Life is good.

You could say maybe fees associated with driving like insurance and registration but does yearly tax apply to anything else you own? A computer, a video game, a furniture set a TV etc?     In Isha College Japan the property tax is amortized to zero on the building after 20 years. Beyond that point you're just paying the unimproved land value. So a 3000 square foot home on an acre of land the tax is under $400 a year. That's why I prefer Japan over the United States and about 150 other reasons as well.

    Back in the day. MN governor Jesse Ventura wanted to set property taxes based on the original purchase price. Since people move on average every 7 years it would all balance out. It would also protect seniors from being taxed out of homes and it would encourage people to spend money on renovations. Of course it never happened. It makes too much sense.

    I'd like to know how much those houses cost when they were new. My parents bought a new brick 3 bedroom w/full basement and garage on a 1/2 acre for $13,000 back in 1963. That house has not increased in square footage and just sold for $900,000. Yes, that's right 900K. Unbelievable.

    In Texas once you hit 65 you can petition to have the schools portion removed from your property taxes. I have seen it drop by 50% in some cases.

Guess which union has not paid into their own members retirement accounts for years and wants the state to bail it out. It also tried and failed to merge with the solvent and up to date in member contributions non Chicago union. Police, Fire and sanitation workers in Chicago have the same sweetheart retirement deals that is killing the rest of the state with taxes.

    That's not the way it works. What about people who own acres of land for farming or hunting with no habitable structures on the land? Property taxes have always been based on the assessment value of the habitable structure on the land, not how much land someone has...though acreage generally increases the overall assessment value of a home.

Someone with 150 acres of land living in a double-wide trailer is going to pay FAR less property taxes than the millionaire living in a 7500 sq. ft. McMansion on a 1/8 acre lot.

We now owe 132,000 on her house. we are putting the money together to get the house out of reverse mortgage and it's in Miami so the houses are worth about $400,000 is a 5% reduction on the value of the house

    My property tax market value in the DFW area went up from $180000 to $492000 at the end of last year..!! Mortgage jumped from $720 to $1830 per month..!! Fortunately, I found a mistake in the records and ended up getting $7000 back from the state, which, was then applied back to the escrow shortage..!! This brought my payment back down to $760 per month..!! Just a few months later they hit me again on the ARM interest rate which increased it back up to $900 per month..!! I had to use an ARM loan since it is 20 acres of property and did not meet FHA requirements..!! Needless to say, this has been terrifying for me..!! I live alone with nobody to rely on period..!! The government may very likely be forcing people back into shared living since the birthrate is so low..!! Makes sense to me..!!

    I gave my rural property away when my costs equaled 1/12th of my SS payment. One month of my life knawed away each year. In the US, housing costs are 50% of my income and rising... and that is in a low cost area like El Paso, TX. Here in Thailand, rent is less than one month's income, for the whole year

    I don't know if you are referring to Thai average income or perhaps average SS payments or are just pulling a number. As long as you are focused on bigger incomes without acknowledging the expenses, you will drive down your satisfaction with life. At today's exchange rate, my SS is around 70,000 baht per month. 50,000 of that is discretionary income for my family of two. Proportionality matters in evaluating the quality of life.

    Did that tax bill show $24,500 for property taxes? For one year? Holy crap, that's just insane. And the next one shows $35,000 in property taxes, I'm guessing for one year. I would never move to Florida and pay that insane amount for taxes. I pay $1200 a year, and I think that's pretty extreme.

    My ex has a 600 sq.ft. 100 year old home. Her real estate taxes in mid Missouri is nearly $1200 year. She's 73 years old living on S.S.,but fortunately her home is paid off. But then home owners insurance went up as well. We paid $30k for it in 1990.

    My condo fees in Thailand are around two hundred a year and the taxes were seventy two cents last year and it's less than three hundredyardsfrom the beach. The house in Vietnam is less than thirty dollars a year and it's on an island close to the beach. Both places are very nice. We are planning to move back soon because it is just too expensive to live in the States. My taxes and insurance on the main house in the States is crazy, not to mention auto insurance.

    In Fairfield County in CT, I own a 5 bedroom 3 bathroom on .5 acre in a top school district. When I bought in 2006 my takes were 15.5k and now they are 20k. I can live with that. What is happening in Florida doesn’t make a whole lot of sense to me.

    Insanity...property taxes are nearly as bad in FL as they are in NYS (and I'm mainly referring to Western NY where housing isn't as crazy as downstate, but even in WNY home values have shot up), though that's largely a result of home values skyrocketing. What these local governments are doing reassessing homes and hiking property taxes by 600% is unquestionably extortion.

    In FL, people can not pay property taxes and it will take about three years before they face a possible tax deed being made on the asset. After a tax deed is made, the property will be scheduled for auction and sold to the highest bidder. If that happens, you have lost any claim or ownership on it.​ But the whole process takes at least three years. So if people stop paying property taxes in 2023, it will not be until 2026 and 2027 that houses start hitting the market. It is a three year lag.

    I read Florida Statue 197 for property tax that becomes delinquent after two years then a certificate of holder can file a tax deed application for the property. San Diego, one can be delinquent for 5 years before the County auctions off the house for back taxes. Today, I paid my property (SDTTC) tax for a house that I bought in 94' during a recession.

    The tax rate didn't double..the value of the house did. So people's tax went up. Their net worth is up nicely too. People complaining because their house went up in value and now they are paying more taxes.

    I live in Oregon which has a different property assessment process even though our real estate values have skyrocketed. In Oregon, the county does two calculations - the market value and the assessed value. The market value represents an effort by the county to figure out what the property would likely sell for in the open market. However, the assessed value is limited to only a 3% increase each year. Thus, there is a staggering difference between the market value and the assessed value upon which homeowners actually are charged rather than the market value.
