P2P Brooklyn: from apartment to shared flat, restaurant/club

Adam Finkelman and Evan Garfield were veteran roommates of the New York City rental scene so when they discovered a Brooklyn loft with a garage they snapped it up even though it didn’t have a single bedroom. What they saw was potential to carve out space for at-home music performances and a kitchen large enough for Garfield to host supper clubs.
Finkelman, a furniture designer/builder by trade, laid out two bedrooms so tiny they fit just their beds on three sides, on the fourth side he left a sliver of space for a standup desk and stairs to the lofted beds. Under the beds, he placed open closets, drawers and storage.
The two friends built out the space themselves, using mostly found materials (from the street and craigslist). To create a kitchen large enough and comfortable enough for Garfield to cater meals hosted in their space, they hacked the kitchen with lots of on-the-wall storage for utensils and pans and a combo drying rack/dish storage from IKEA drying racks and painters’ trays.
In the garage, which the previous tenant had used to work on his motorcycles, Finkelman added soundproofing so the space could be used as a DIY performance space (the video features performances from the jazz band Sneak Thievery and Garfield’s band Conveyor) and furniture made from recycled pallets so Garfield could host “supper clubs for strangers” here.
Their participation in the sharing economy helps offset their rent ($2200 or $1100 per roommate). It also gives them the freedom - in a city where space can be creatively confining - to experiment with their trades (Finkelman with his furniture making and Garfield in the kitchen).

    +Matt Greenland This sounds quite selfish but I guess if they decide to leave, they can demolish everything and leave it to the original condition it was in.. No offence but during my undergrad years, I signed the contract saying everything had to be returned to its original unless you upgraded your apt and fix it up they didn't care. My landlord was too cheap to even clean the moldy windows so I too gave them back a pair of moldy windows.

    +Matt Greenland If they stay there for five years, it's worth it. It is normal to fix your space up, in NYC. I have done this a few times. They are a running a business there, which gives them a write off. Most of the stuff could be taken with them. I love the soundproofing that they did. Noise between apts is a problem in NYC/Brooklyn.

    I am speechless with the vision, creativity and ingenuity of these guys. As a native New Yorker, I know that there are all sorts of real estate design hidden behind our brick walls, but these guys did AWESOME work. I love it. To make such impressive improvements of someone else's property is really crazy, but you can't hold back creativity. If they ever leave, the landlord is going to triple the rent. LOL!

    Useful things to have for a tiny house. Like the bike rack, dry rack, furniture that moves so you can push it in a corner.

    They should really should figure out a way to buy this. Some way. Some how. I would HATE to invest not only so much finance but time, energy and care only to be kicked out whenever the landlord really wants them out through some stupid loophole(hopefully that doesn't happen and the landlord is cool). This is why I NEVER have put too much into any apartment I lived in rather than kept it sanitary and maybe add a little of my taste to it here and there. Unless I end up paying super cheap rent or having ownership I my living space, I refuse to put so much and too much into it.

    What will happen is the landlord will see how nice it is and jack up the rent. If they don't like it they will leave and the landlord will charge the next tenant an obscene amount. But hopefully their landlord is better than that.

    I'm wondering, isn't every thing they've put in, kinda their property? So if they leave, they can sell all the wood and ply and only leave the bare essentials... probably make enough to help with the next apartment.

    Dan Zena I had that happen, fixed up and painted a rental house. The landlord saw it and raised my rent 75%, and I had to move out.

    I have to say... this is one of the best set out tiny homes you've featured on this channel, Kirsten. I love the drying rack above the sink. I love the elevated beds. I love the converted garage. I love the overhead dry ingredience above the door and open hanging of utencils/pots/pans. I love the bike racks. I mostly love that the house really doesn't look compromised. The only thing which could obviously have reduced the space they needed was to just suck it up and share the one bed. ;) That will probably be phase 2. Good luck boys!

    There are some many things to admire here. To take should a small space and to be able to transform it to should a warm, inviting, and useful space is just amazing. And to do it all on a budget is just icing on the cake. What is the most amazing aspect of this project is the fact that you guys are still friends after the project. Most husbands and wives would killed each other by the end of should a project.GREAT JOB!!!

    This is truly one of the best tiny space videos I've seen to date! When I look at their bedrooms I'm reminded of a berth on a ship or a train's sleeping quarters. But the headroom incorporated into Adam and Evan's bedrooms avoids that tunnel effect present in so many other loft designs for tiny spaces.

    I can agree with a lot of people here when I say this is probably one of my favorite spaces you've featured. I like how they didn't have to sacrafice anything, even their bedroom space wasn't really sacraficed, if anything it turned out great. In other videos you always hear, "the only thing I wish we had/could've done is...." but with these guys, they've really thought of everything! nothing feels cramped, and they used the space wisely, love how they don't have to use a ladder to get to their beds and there's all that head space above. Big living room, beautiful kitchen, smart with what they've done with the garage. Awesome guys, so glad you featured them!

    Loved this place! Packed with clever ideas. These guys are so talented. Cooking, playing music, entertaining, etc. They know how to enjoy what they LOVE! I loved all the furniture he created, too. Wine bottle lighting was cute! I was inspired watching their place.

    I lived a few times in rented apartments but I will never invest time and money in changing the place. What happens if the owner want to sell the place or increase the rent? I imagine that owning something in a large city like that is almost impossible considering that they pay 2200$ /month for that space. But that is probably just me. Most people feel comfortable in a rented place and live their entire life that way.

    Was looking for this comment, not dissapointed. I mean - only time that I really invested in repair works in rented apartment was my first place, when I was like 18 or something. And landlord sold the place six months later and kicked me out - I felt so dissapointed for all the money and work that was lost, so after that I've never spent more than few hundred dollars for minor repairs or some small furniture until finally bought own apartment.

    It depends on where you are and who you are. This space works as an experimental space for the duo's craft work, plus you can sign long term rental agreements in NYC that makes the minor financial investment these two made worth it.

    Edith Spencer It depends if long therm rental agreement works for the renter also. Not sure why you say those are minor financial investments. The materials they used where mostly free or inexpensive but the amount of work and effort is quite valuable also. If that was their apartment and they have done those changes the value of the apartment will have increased much more than the sum of the parts they purchased. Still there are many situations that was just my comment is no general rule.

    WOW I think this is my favorite place you've showed us so far. It's amazing, especially considering these guys are just renting it. They clearly worked so hard.     Love the design of the apartment, and their bar/club thing is awesome! But of all the things I saw, I LOVED the bike rack the most. How simple, ingenious and perfectly executed answer to a usually complex situation. Even in a garage it is a great thing. How cool to do that with your father. Loved their honest simplicity, in order to create room for the rest of their deeply experienced lives!

    That is a lot of rent! But I guess it is in NY. I live in the UK and I pay £500 for a 1 bedroomed house. Love their place. I'd love to get a room like that and do it up to exactly how they done it.

    The sad part about this is that they invested all this money into a *rental* property. In the end, they only gave the landlord a ton of money to make off the next tenant. The landlord got a free renovation and they spent a ton of money in addition to their rent.

    I shared the same thoughts. Maybe the landlord gave them a rent reduction? $2200/month seems way below market for such a large space.

    CptSchmidt Agreed. So I guess it balance out if they are hosting paid dinner parties and music nights. This is like a live in art studio but legal cause most artist I know live in their art studio illegally unless you got money (for the most part). lol

    CptSchmidt the cost of having one single rental unit instead of a double unit probably offset ALL construction costs in about 2-3 months, the rest is gravy!

    Ingenious creativity, however the city could fail you for the clothing in the walls. It's a fire hazard as all insulation should be non-combustible. Could be a fatal choice.

    not single at night...why else would sound proofing be so important XD ...as someone who lived in USA coming from East Europe, americans have very cheap crappy walls and I could hear the the student girls next door bashing the bed or dragging it around. They were both very overweight so I can't imagine what those poor beds went through... while in other places in USA where I lived I could hear babies crying and handegg matches.

    A really inspired video, and who cares if they’re renting, you have to live in the moment and not hang on to money. My wife and lived in two rental properties in the space of 12 months, during which time we increased the market value of one by literally thousands, and left the second home unrecognisable to the one we moved into (in a good way, obviously). I learned a lot about my own skills throughout that process and I regret nothing, in fact we have continued that trend in s home we still don’t own, and I could care less for ‘ownership’ or mortgages, particularly when you could lose the entire property through default beyond your control.
