    There's a *lot* you can do to mute road noise when the road is reasonably far from the house. A row of evergreen trees followed by a thick hedge and a solid wall and the quiet can be amazing.

    I was thinking the same thing... but then, you'd have to be in love with the property. I liked the one they got much better. But I also wondered how quiet that one (by the main thoroughfare) was during covid!! (??)

    People are crazy ... "the fact that you could make it your own' ... if you pay for it darlin' it is your own ... 'put my stamp / mark on it' ... just move in , hang up your pictures & unpack your books ...

    I never understood people buying a house based on how close it is to work. What if you change work? What if work premises relocate? You can never guarantee things will remain as they are in the present.

    "Clarifying one's search" is a distant second behind buying a property. But I did enjoy viewing all the options in both searches. Just can't understand what "Yeah; No" and "No; Yeah" mean.

    Don’t forget that Phil and Kirstie care only with them for a few days. The goal isn’t necessarily for them to buy a house. It’s to help them find it on their own.

    Tim's a cyclist but 8 miles is a little forbidding in the winter or rain, right? So, why not use public transport from the village? Or, get a little used car? Are cars just prohibitive in the UK?

    Cars are not allowed in the UK. You have to be able to walk no more than twenty seconds from the trendiest expensive area and pay no more than 10 pounds for a 15 bed 25 bath Victorian mansion with large rooms and closets and tons of charm and character. It’s the law!

    I just thought of cycling on a typical English grey day with drizzle hitting you in the face. Not much fun. I think he made the right choice. And you can always add a bit of character with moldings and the way you furnish it. He probably has a good eye for this, working in a museum. The other couple were very sweet. We meet quite a few demanding buyers on this show. They were quite positive about everything they saw.

    Presumably the 8 mile commute was either way, making a 16 mile round commute for Tim. That was a stupid property for Kirsty to show him, when she knows he doesn't use a car..................

    Tim could buy an electric assist bicycle for his commute keeping the lightweight bike for pleasure rides. I've owned electric assist bikes since 2002 (my usual commute, at 43 - 50 y/o, was 16km per day round trip). The electric option makes a longer commutes quite comfortable - one still must pedal, shift gears, etc., and you can plug the battery in to re-charge whilst at work all day. Plus, electric assist allows extended exploring into surrounding areas on days off. As well, I live in a temperate rain forest and Vancouver, BC, Canada, gets 140cm rain annually and when I lived in North Vancouver it was 250cm. Oxford gets about 67cm/year.

    She shows people what there is to give them a reality check. When they can't afford their location or wishlist, and you need them to adjust their demands or location, you show them something they will love, to make them realize they can't afford it. A huge part of this process (and the show) is *learning* what the market is really like, what you need and what you want, etc. With all the information about the realities of the market, a person can change locations or lower standards or try to borrow more money. She's doing her job far better than viewers can do it. That's why she's a success in house-finding. She knows what people need to know to make a good decision.

    What would be unprofessional would be to NOT show every property that covers a wish list even if over budget. There is a simple reason Kirsty and Phil have such a high success rate-- their professionalism.
