If real estate is that cheap, I don't think you can find a renter paying $650/mo because if you were to buy it with a 20% down, 30 yrs at 3%, monthly mortgage is only $54!

You guys are such an inspiration!! I’m currently 22 and I can’t wait until I’m done with nursing school to invest in real estate! She’s a baddie!

Luck and timing also play a role .. I bought my first property (a condo) at 19 thinking I was going to be the king of real estate 😂.. in 2006 .. for 140k.. then the market crashed .. my property became 30k the following year 😂😬 .. most people went through foreclosure but I didn’t .. I was under water for 10 years.. association fees went from 150/month to 490.. I lost big time but survived and learned a lot about money and life .. my friend on the other hand started investing from 2008 now has 50 units rented out

Great video. Since you and Sean invested many out of state rental properties, don't you have to hire management company and also dealing with out of state income taxes filing? Of course tax CPA help but with huge expense. How do you both minimized these expenses in the future?

Information video but I have so many questions. What is your profit margin with all your properties and how many hours do you put in each month? Also, are all the properties generating positive cash flow? I am amazed at the price of these properties and the cheap renovation costs. How do you address repair and maintenance? The expense of hiring a property manager and contractor will greatly reduce your profit margin. Is this model of buying rental properties all in different state sustainable and profitable?

I think there are programs that allow you to count your college time towards time spent at a job if you are employed in the same field as your degree. This was the case at least a couple years ago when I was studying for my RE license in CA.

You just need enough money for the down payment, something like $10,000. tenants are supposed to pay the mortgage. Yes, it can be risky.

Hi 😊 I've got a problem with the 1 or 2% rule. It states that for a $200K property, you would need to have a monthly rent income of $2000-$4000. But here in Europe, there's no one who would ever pay that insane high rent for a $200K property. It would be more around $600-$700. I don't know how people think in the US, but paying $1000 rent on a $50K property, they're otherwise on heavy drugs or don't know anything about money. Hopefully you can clear this out for me 😁 because if this is the reality, I'll start my US visa application, move there and buy half of California haha. No just joking, I would never exploit people or make use of their lack of knowledge. Bcuz I like to have a good sleep at night 😊 and walking with my head up in the street
