    I am the same way. The worst thing I can think of is an unhappy spiteful tenant living in my property. If you don't like it there, you have to go. If you think its too expensive, then move. No lease penalties, I will hire the moving truck. I made that offer to a tenant complaining that the rent isn't fair price. I offered to pay for the moving truck. She didn't move.

    You really have to approach this based in your clientele, I mange 2 houses for my parents for some time now one is in a really good part of town and one is in one of the worst and based on my experience you have to be a lot more benevolent in a 'poorer' area to get good tendants and not be in a constant fight with them because they view you as a rich moneysack that wants to strip them of their money to get even richer.

    It’s a pity the low cost neighborhoods make it so scary you have to carry a gun. Also states like NJ make it almost impossible to evict a tenant, so landlords in poor neighborhoods sometimes just have to declare bankruptcy because they can’t get a non paying tenant to leave. In NJ guns are pretty much illegal at least carrying a loaded one around - so it may be a life and death choice to provide low cost housing.

    Location location location. Based on all the crazy stories he hinted at, I'm not surprised. He definitely got a good deal, but that place wouldn't sell competitively for more than $50k-$60k, especially since the old owner didnt cash flow it and ran it into the ground. It's amazing how far his $15k investment has come.

    This man brings good to himself. We rented a home for over 5 years and the landlord charged us for paint (illegal in our area for the length of time we lived there) and for an excessive amount of repairs (we had never not received our full deposit back before this guy, so he was a complete anomaly). He hasn't been able to keep a tenant since. What comes around, goes around.

    yea its a balancing act, is it worth it to nickle and dime folks after 5 years?? not really. Our family owns 40 properties in a military town we LOVE long term tenants.

    My first apartment in Oklahoma City was $309. By the time I moved out 12 years later, the rent was $415. I didn't get my first rent increase until I was there 5 years, and it was only $20. The apartment was one bedroom, it was 635 square feet, and it was not a crap shack. I was so lucky to find that place when I did.

    In his videos he mentions the lady would do work on the house because she liked to, she probably upgraded the shower head. The kitchen cabinets were stripped because she was in process of painting them when she got sick. Probably why he gave back the deposit

    i feel like this guy is alot closer to my experince as landlord --- cheap houses 15-30k$ remodel 15-40k$ rent 600-1000$ month.... sounds great on paper 20%ish roi----- but constant issues druggie tenants, not paying rent ,dissapering suddenly, stealing everything not bolted down--smashing everything........ contractors/workers on drugs ,stealing stuff, taking money and dissapering , doing absolutey garbage work that needs to be redone ,.... renting and actually collecting rent feels like mission impossible.

    I've been using LVT (luxury vinyl tiles), cheap, durable and look great. A bit more work than linoleum as they need to be grouted. Can get them at Lowes for about $1.60 sqft

    My guess is the tenants replaced some cheapo shower head with one of their own bought nicer quality massager models. I wouldn't be surprised if the old shower head is under the bathroom sink, and they just forgot to reinstall it.

    I must admit when I moved in to an apartment it had a awful shower head and I bought a fairly expensive one and when I left I took it with me. I kept the old one to put back on. I bet that's what they did but didn't keep the old one.

    See? It’s not always about ripping every dime possible out of the tenants pockets. Brandon still does really well, and I guarantee he doesn’t force his tenants to hire professional window washers with clauses hidden in the fine print of their rental agreements when they vacate a property. Edit: little surprise at the end too. You also charge your tenants to trim your palm trees? Untrimmed palm trees look like crap, AND they attract mice and rats. Trim your damn palm trees Kevin!

    Kevin is smart, he doesn't want to deal with all the B.S. what happens when these low quality tenants destroys your property? They don't have money so you can't even sue. Brandon is nice but nice guys get walked over in this business.

    My dad back in the 60s was a slumlord. Myself I don't want any part of it . What I did was built new homes and rented them. Many renters lived in the homes for a very long time and never complained about anything

    As if Brandon ever hired a contractor. He first called him his maintenance man, then quickly corrected himself. Brandon is a slumlord. Plain and simple. Neither place we looked at here will have one cent put into it before its re-rented out, not even a showerhead. I think Kevin highlighted this fact by making fun of the odd assortment of at least seven different flooring materials. Brandon blames everything on shoddy contractors that don't exist.

    @@TailoredReaction woah dude, that's a pretty big leap. I work in construction, and I know for a fact a lot of contractors are shitheads. I don't see what is wrong with brandon's business model? He manages cheap housing for low income people. He can't invest more than the minimum in his properties before he finds himself running a charity and not a business.
