They never say how old the mobile home actually is. It looks old!!! All kinds of problems with old ones floor rot

Lot fee probably 850 +. Might as well buy some land for about 5 or $6,000. Buy your own mobile home selling brand new 47,000 or less & no lot fee but pay taxes for your own land. Or purchase a Tiny home from Home Depot & they put it together. Just some options.

good luck getting water if you are on the outskirts of a city. a friend in Vail, AZ (near Tucson) had water delivered to a water tank on her horse property. no wells.

@@justagirlnamedshawn yes ma'am getting appraisal of land. That's how I'm doing it. Still brand new tiny home or brand new mobile. On sale right now $31,000. For mobile & 5,000 for land.

I'm in the process of moving to another state. I've checked out these types of communities. The price of the mobile or modular homes is reasonable....but...the monthly lot rent is out of reach. Most lot rents start at 600 and can go up to 800 or more. Doesnt seem high untill you realize some out there are only getting 700 a month on social security. And all those amenities, while nice, makes the monthly lot rent go sky high. And there is no guarantee that those monthly payments will stay the same. I have found on listing web sites they don't like to come right out and say how much the monthly lot rent is. Usually have to call them.

And also is you have payments of the mobile home, pricey.

The community is very nice, and I love that it's gated. Her place is excellent, very spacious and clean. Hopefully she'll find a buyer soon!

Those lot rents aren't cheap at all. They charge hundreds a month and give you hardly anything in return.

I did not hear the lot rent listed, but the website says that average lot rents are $712

Lot rents are probably insane

Humans have always liked small communities - this is the attraction of nice mobile parks like this one. I'm a young senior and although I don't live in a mobile park, I have several relatives who do and they love that they have all the facilities and activities even if they don't personally use all of them.

How much is the monthly fee ????

Can you please include the lot rents when you film these properties?

This community, Rose Garden has a Current lot rent is $921.32/mo. They are part of Cal Am Properties, they own/manage about 20, 55+ mobile home communities in AZ, CA, NV, FL, WA and OR.

I enjoyed the Tour of the Park and her Home they offer a lot activities as a group or couples/singles and it's clean. The home is nice but it is smaller than what I currently have, but doable. I am glad that you are showing all types of living situations in your state, I embellish you to "Bob Ross" in how you try to paint a picture of the area and the people who live in and around the area. It's not work when you are humble.

Lot Rent is $750. I can afford the Home, but NOT with an added $750. per month and they ALWAYS go UP on you.

I just googled the lot rent, and it says anywhere from $475 to $775 ,,, which includes water, sewer and trash for that price, though if you go to the website and look at homes for sale, a 2021 2 bdrm., 1 bath lot rent is $921 and change. Nope. I want to move, however, I pay $120 a year and no monthly. It would be crazy to move.

Yes, it's the lot monthly lot lease and a possible HOA fee to cover the club house and landscaping costs and utilities. I'm guessing $1500.00 per month. I don't know why cities won't sell mobile home residential lots with utilities (not a trailer park) just like a lot for a house. A person could buy the lot, hook up their trailer/mobile home, and pay property taxes and utility bills just like a house. For some reason cities can't think of mobile homes like a house, they always think mobile home park?

Guess it could be worse. I would go crazy there.

As much as I love AZ...they are running out of water. I currently live in CT (home state) and would love to go back to live but.... the heat is insane & the water issue too. All these mobile homes , the lot & I bet water is not included. Consider visiting VS owning...my opinion only!

There are a lot of people out here living in their motorhomes that want and really needs a home base Even one acer land septic rv pad with metal awning and a well if possible You would think we was asking for the moon Right now I would settle for a RV pad for sale

No guarantee this park gets new owners = Lot rent gets an increase and to move one of these mobile homes off site are in the thousands of dollars other than that not a bad price.

Very nice but what is the lot rent?

Stupid paying $910 a month that’s not including the mortgage on $80,000. I’m in upstate NY. My property taxes, school taxes, city taxes, garbage, county taxes,homeowners insurance all for $2498 a year! I pay $ 624. a month that’s included all the taxes in my mortgage that I mentioned. My electric and gas bill are $ sometimes between $56-$78 a month that’s with a/c running 24/7. My water bill every 3 months is $43.56 and sewer bill is $360 a year due the city putting new sewer pipes all across city. My car insurance is $219 a month full coverage on 2024. FL is not that great!

My sister and I are in California and willing to locate. We are both on a fixed income and can’t afford the expensive lot or hoa fees. Are there any communities that are affordable?

save urself 12 grand year in 'fees' & buy ur OWN land & dartboard:) hell u can live in a big 4br house in most of the country for $4k/yr in property taxes or less, why pay those shysters $12k/yr for 2000 square ft to park ur wheels??

It seems quite nice but who at 55 wants to live with frailer people of 75-80? Retirement communities should depend on medical need, whether 25 or 85.

One is better buying a small piece of land with a livable home and fix it up, here you buy nothing for 66k except for the right to pay a lot fee of $900, very bad "investment." Cant move that mobile home either, cost more than its worth, sad nice people get roped into this nightmare of never ending fees on something you don't even own.

Some people can't afford to do that, or are not in great health to be on a homestead alone. I do think these places charge way too much for lot rent.

Sir, apparently you've never dug a garden in the valley. 😂 Number one that's totally under the awning so there's not much that's going to grow there and number two, you're basically digging through concrete. Good luck with that.
