    She said that the roommate told her that and that he felt uncomfortable. Now that's fishy. He said it was the roommate's guest. Also in the email..he mentioned that he had left the place empty. i'm thinking roommate pretend to be leaving as well. When the coast was cleared..he stayed and got a roommate. I'm even thinking..that was the over-night guest.

    When you rent a space in someone's house, they can make that rule. It's different from renting an apartment. Even when renting an apartment a landlord can have that in the lease. I've only ever seen it for renting a room in a house though.

    You're right. However, smart landlords always have a spare lock that they use to replace the lock that the previous tenant had access to.

    I manage apartments....the tenant has to give 30,60,90 days to vacate. The landlord or apartment manager is legally obliged to give a 3 day notice to quit/leave/move. But what ppl don't know is that, if you're being evicted you have the legal right to reside in that same place until a judge makes a judgement against you to move and the sheriff's office serves you. I believe it's a two year limit to stay... 🤔

    So the plaintiff didn’t get his deposit back , they had no evidence he was moving someone in, they didn’t give proper notice, really bad landlords, I hope the other guy stitches them up. Nasty , this wasn’t a balanced hearing.

    I agree about the guest-the landlord was weird and unfair. But as far as the case, all that was before the judge was the $350 for the lock. None of the rest came into play. I feel bad for the guy, but hopefully he’s in a better situation now!

    @@juliecranford534 agreed but she has a property manager, which is her son which lives on the property $350 to go buy a lock and have him change his self. Absolutely not any other time. The judge is like you have a duty to mitigate your damages, getting a $350 locksmith, rather than having your property manager change the locks is absurd and it should not have been in his expense, that lady was moving weird I could understand if he was fighting her and trying not to move out but he obliged so he should’ve got his security deposit

    He didn't abide by any of the rules within the lease. Retuen the key and gwt pwemission for guest. He signed the lease. His lost. Socks for him but this was a decision he made and now have deal with.

    The judge did horrible in this case. She just took the land lady's word for it. She didn't ask why the son or roommate wasn't in court, no affidavits from the son and roommate. The landlady proved nothing and still won because she played the sweet old role and the judge bought it. Why not always change the locks after each tenant? These cosplay landlords are something else.

    It's a house. Her son lived on one floor and his lived on the other. It's probably in the lease that they can be told to leave with a 3 day notice. Nothing illegal about that. There were some missing things in this case though I think.

    A 3-day notice and 5 days to move out and return the keys??? That’s not enough time to pack everything he’d just setup in his new apartment, arrange for someone to help him move, find a new place. I’m really surprised that JMM focused on the keys as the only issue, but didn’t explore other aspects of the case. Like, did she even check the lease to see if that short timeline was written into it? There was a lot of shadiness in this case. Either the landlady and son realized he’s gay and were discriminating against him. Or the roommate lied on him to get him out. Something. 🤔

    Did anyone else notice how the defendant looked at the plantiff at one point during time he was talking to the judge? It was obvious she didn’t like him at all. If I were him I’d just be so glad to have gotten out of that situation. She had it in for him. She looks like she could be a real piece of work & nasty to go with it!

    Giving back the key is a moot point since the tenant can make a copy of the key. Seems like a landlord needs to rekey a house or an apt. every time someone leaves. $350 bucks is VERY high! I wonder why the roommate didn't talk to him before he tattled on him to that ridiculous landlord and her abusive manager son?

    The defendant sounds like the scammer. Plenty of times in other cases the Judge has ruled that a repair cost has been exorbitant. $350 for a lock change is ridiculous.

    WHAT? If the landlord has to give one month's notice, he was still the legal tenant and therefore had every right to hold on to the key, and since when does it cost $350 to change a lock? And everything the defendant said was hear-say she had no proof of anything she said about the emails, her son, nor about the other person he apparently wanted to move in, so SHE was in breach of the contract and should have had to return all his deposit, as it is her fault he had to move out so quickly and was not given the time to return the key. And why do landlords make such a big fuss about a key any way, it's not like the tenant can't make a copy. I would change the locks for every new tenant anyway...

Either way if it's in the lease, the rule against having guests is perfectly legal. That kind of rule is more common when renting space in someone's house than when renting an apartment.

    It's not illegal anywhere in the US to my knowledge provided it is in the lease. Without a lease it's whatever the law says is the default.

    @@KE-zk4kc Michigan it happen to my aunt, she went to court and got evicted same day I think they use to call it a 24hr eviction notice but this happened in 2009

    I live in Miami super pricey, but 300 seems I don’t know for changing the key. I know some locksmith that will come and change your locks for about $50-$75.

    I feel like the landlord/current tenant//son we’re in on a hustle to get him out. The way she bragged about the current tenant proved it. Also, her son managing her place is a liability for her the way he spoke to that dude, who actually LEFT when asked w/o being a jerk about it. Someone else in the comments said it best, he dodged a whole freight train not living there for long.

    It’s crazy that JM would suggest that the key should just be left behind with the roommate or under a mat. I would not want to leave the key with anyone (other than in person with the landlord or manager) nor would I just leave it in the apartment or under any mat. Once you do that you have no control over where the key ends up. It could be picked up by anyone who happens to find it. What if someone used it to break in to the rental and they hurt someone, stole stuff or vandalized the place? Then they’d try to hold the plaintiff responsible, and how would he prove his innocence? If he left it with the roommate how does he know if the roommate will be responsible and return it? Maybe he’d lose it, or just keep it to cause trouble for the plaintiff (it sounds like they were not on great terms). Putting it through the mail slot isn’t smart either. It could be overlooked and kicked underneath the furniture accidentally. Again, plaintiff would have no proof in any of these situations. It would just be his word against theirs. Plus, as was mentioned in at least one other comment so far: how do you know that the tenant didn’t have a copy made? Whenever you’ve had a renter, or anyone who held onto a key for any length of time, the only smart thing to do is to change the locks. I feel bad for the guy because I think the landlord treated him unfairly. Plus he seems a little unsophisticated, didn’t describe his situation in the clearest way. But the silver lining is that he is lucky that she’s no longer his landlord. She was difficult and it probably would’ve gotten worse.

    So the YT algorithm has no problem with people posting their negative views based on the color of a person’s skin BUT if someone reacts to such comments and use the correct terminology for such words, the algorithm DELETES the comment simply asking if the first commenter was pleased with posting their words….. The world is upside down!!
