    Inspections are super important even with it being a new build because I’d want to protect my investment as best I can. They build homes really fast and there’s always room for human error.

    Great video! We are closing on our home this week and we did our first walk through with DR Horton. The knowledge you gave was spot on. I believe we had the same inspector based on the pictures. Did you all have quality spec home inspector? If so, he’s the best there is.

    👋🏽 If they say you can’t bring in your own inspector, you definitely should push back. Sometimes, the builder’s team is resistant to outside inspectors because it slows them down, etc. Do you have a realtor?

Yes I have a realtor but the builders agent has told her when I signed the purchase agreement and she signed her paperwork that she can step back now until the end because she is going to be my agent working with me through the rest of the process from here on out! Kinda weird but yeah

    Hey guys. This is super helpful! I’m also having a DR Horton home built. Quick question for you. How soon before closing did you have your post-drywall inspection done? I’m about a month away from the projected close date.

    Thank you for watching!! We had our post-drywall inspection done eight days before our closing day. Our “final walkthrough” with the builder was the next day, so we had our inspector’s report handy during that walkthrough. Congratulations on your upcoming closing!! ☺️☺️

    Thank you for watching, Candice! As soon as you decide on one, you can ask for their credentials and send their credentials to the builder’s agent. They will communicate as the build reaches the phase at which you’d like an inspection (e.g. pre-drywall). In our case, our pre-drywall inspection was a few days prior to our pre-drywall walkthrough with the builder. This way, the builder received the inspector’s findings beforehand, and we could point out areas of concern during our walkthrough. It was the same process used for our final inspection.     Thank you for this valuable information. How did you know the repairs were done after the pre-drywall inspection? I'm just wondering because I'm out of state from the build, for example, how would I know if the sheeting was repaired and completed as pointed out by your inspector before the siding was installed?

    After the inspection, we had a pre-drywall meeting with the superintendent. He walked through the inspection report and pointed out all the things they corrected. The items that weren’t corrected, he fixed while we were there. There were a few things he had to call someone else out to fix, and he offered to send us pictures of those corrections. Having a realtor who can be your local eyes will help you all out A LOT!! Do your homework when selecting a realtor and let them know what your expectations are. They will tell you if they can meet those expectations or not.

    Thanks for sharing, I have a question, once the inspector gave you the report and you sent it to the builder, did they actually come out and fix the things that were found? And did you do a follow up inspection to make sure it was indeed fixed?

    Thanks for watching! We had our inspection a few days prior to us having a meeting with the builder. For the pre-drywall inspection, maybe two days later we had a pre-drywall meeting with the builder. Most of the items had already been corrected and those that weren’t, the superintendent corrected it while we were there. For the final inspection, the same thing happened. Our superintendent also offered to send pictures of the corrections via email so we would have documentation. It’s always good to make sure the items are corrected. If they are small items, you can confirm yourself. If they are big items that you wouldn’t know if it was correct or not, it’s a good idea to bring the inspector back.

    Yes, we did the final inspection one week before closing. We also did an 11-month inspection after moving in. This allowed us to send one last report to the warranty team to correct any issues that how shown up since moving in.

    Thanks, guys! So do you just let your inspector do their job based on their availability, or the builder's side also need to be present when doing the inspections? And you get the reports directly to the super, or it goes through your realtor/agent, then to the super? Last question, how do you know that the issues were addressed? Thank you so much!

    Great questions! So, the builder gave us a window that we could have the inspection conducted. We then scheduled for our inspector to come on a particular day within that window. The builder does not need to attend the inspection. We arrived about an hour after the inspector and he walked us through his findings. About 10 mins later we received an emailed report of the inspection, which our realtor forwarded to the sales agent and superintendent. The following week, we had a meeting with the superintendent and he walked us through everything he corrected and the things that he thought didn’t actually need correcting (mostly things that were up to code and the inspector was pointing it out just in case). Hope that helps.

    Can’t you talk about new construction delays? We’re considering it but worried about delays resulting in price increases in addition to interest rates increasing this year.

    Thanks for the suggestion, we will add it to our topic lineup. For now, you should definitely expect delays. For example, our community had a one month delay on windows - but when our house came up for windows there was no delay. Delays usually don’t cause price increases, once you sign the contract your price is locked in (there are exceptions to this rule which were seen during the peak of the pandemic, but it’s not a common practice). Usually after two or so of the same floor plan is sold the price for that floor plan in that same community will increase, happens everywhere. Interest rates….doesn’t matter if you get a new build or a resell, they are going up. Now we are excited about doing a video on this topic. Thanks!!

    so, we are in the process of getting a new construction home but haven't closed yet we can't officially close until May 1st. Is it possible to bring an inspector before we actually close on the house?

    Certainly! The first inspection we paid for occurred pre-drywall, a few days prior to our pre-drywall meeting/walkthrough with the builder. The second occurred a few weeks before we closed. You all are totally allowed to hire an inspector at any point during the build. Best wishes on your new home! 🙏🏽🙏🏽

    Pre inspection means noththing to DR Horton in Ocala Fl ,as they feel that they can pick and choose what they will repair. Their attitude is, if it is not major ,we will not fix it.

    Our realtor recommended a few inspectors. We looked at their reviews and told her who we would like to move forward with. We just had him back last week for our 11-month inspection.

    Hi! Not at all. This is all a part of the construction process. Every single builder will make a mistake, they are humans. All of the issues from our inspections were minor. It took our superintendent maybe 30 minutes to fix all of them. Our goal was to highlight that mistakes will be made so you should have someone go behind them to identify those mistakes so they can be corrected before you move in.
