New Foreclosure Acreage (Hunker Town) Tour

Ойын-сауық

Things are moving quickly down in Hunker Town. A small amount of time to do a large amount of work! Things have been crazy as always, but I thought I would give a quick tour of the place to keep everyone updated. Lots of moving, cleaning, and packing to do. Thanks to all for following along of this journey from homeless to landowner!

I'm so sorry for what happened Steve, but I'm sure she went out happy, in a good place in life, next to the man she loved, and at peace. I’m concerned you’ll spend the next 5 years picking away at this thing or that. If you can afford it, do the following right away: - open up all the walls so you can see the framing. - get rid of the hay - tear out all wiring and redo. This may seem wasteful but it will save time and headaches in the long run. - re insulate the exterior walls - finish siding - drywall the exterior walls, inside of course And from there tackle one room at a time. The most important thing now is to to tighten up the “building envelope”

  • @Flintknappingtips

Kevr good advise. I’d guess they pulled siding and applied tyvec after they already had problems. Could be the slab doesn’t have membrane and there’s broken leaking plumbing under the slab which is why the water line was put above ground after. The design of the straw bale earth contact and water issues on the uphill side are a problem. Might be he’s better off scavenging materials and building a small home nearby. The easement is the first priority, and keeping the neighbors on good terms.

Hey Steve, you might want to research about cleaning up mold. No expert here, but i have watched a lot of renovation channels, and in all of them, it was made clear, to not use any cleaner in cleaning up mold. They always stated to use soap (detergent) and water only. Ammonia does not completely work in getting rid of mold, while plain soap and water will.

Straw bail homes work great in the south where it's dry and arid. You will always have mold and moisture issues in your neck of the woods. And spontaneous internal combustion in a straw house is a thing. I'd clean that up enough to live in it short term while building a nice A-frame or cabin.

Very happy for you on a personal level so please don’t take my comment as a negative: I bought a ‘fixer-upper’ acreage in ‘04. Wife and I loved the ‘bones’ of the house and have been renovating ever since and still are not done. The time I have spent fixing and replacing things is time I will never get back when I could have been floating down the north sask River (I loved that vid). I agree with a number of posters that maybe take the character pieces out that you like but you should seriously consider building your own home with the parts you like from the old home. You’ll chase bad original construction (like I have) in that house forever. I should have listened to others who told me to build instead of fix.

That was my thought. There are some features like the wood beams and the fireplace/pizza oven that can be saved. Just take that stuff out and bulldoze the rest. I have a feeling that once an electrical contractor looks at that wiring, there will be no choice but to start from scratch. It is a fire hazard.

  • @mobiltec

    @mobiltec

    4 жыл бұрын

Exactly what I was thinking. I've been in the construction biz most of my adult life. Remodeled every kind of building you can think of and some you never would have thought of. This rustic old place is just one big hazard. Carefully remove what you want to keep and start over with a properly constructed home. Build a good foundation a few feet up off the ground. Perhaps a log cabin style home would be good out there. You can re-use most of the fixtures and a lot of the plumbing and wiring in the old house. You can also repurpose much of the rustic looking wood.

I personally LOVE the baby poop coloured walls and the whole aesthetic the previous owners were going for. Looks wonderful! Too bad they either did not have the knowledge or their contractors didn't have the knowledge to do straw bale construction, plumbing and electrical properly. This looks like a lot of work for you but a fun adventure and a gorgeous house in the end. I hope you will keep the nice woodwork and tiles and fireplace they put in. I love the curtains too.

I love those doors. I would be debating on removing the doors, windows and any other usable lumber, wiring etc and burn the rest to the ground and build something smaller. On the other hand, finishing that house would be rewarding.

Steve, I think this is awesome. What a capacity. Even if the house is in dispair, it has potential. Has a nice rustic flavour. Can't advise on the straw and not even on farming in such cold climate. But it could imagine some trout raising and chars, and ducks and sheep? There's a guy who lived in Canada I assume, hew runs a YT channel called 50 Ducks In A Hot Tub, and he was growing a great veggie garden in the north. But now he escaped to Venezuela, apparently. But in his early vids, there is some inspiration for you for sure…..

Beautiful place! I hope Steve and Beautiful Wife are able to salvage the beautiful parts of it, make it safe, and not lose their shirts or their sanity in the process. I also hope that being “settled down” gives Steve as much happiness as boondocking did, and that the stability will lead to new adventures and growth. Truly best wishes. Would love an update!!

I'm watching for the second time now. This is a really great property, and I am a sucker for the hay bale / cobb building. However it might be easier in the long run to take what you can / want to keep, and tear the place down or do something else with it. Regardless of what you do, I'm definitely looking forward to seeing it.

As a licensed electrician i know it looks bad but i have wired several straw bale houses and the wiring usually runs on the wood structure surrounded by straw. The straw is an awesome insulation as long as it can be kept dry. The mice and squirrel are the biggest issue with electrical wiring as they tend to eat the insulation off the wires. Awesome house!!

Hey Steve - congratulations on your wonderful acquisition. The windows, fire place, pizza oven, ceiling beams, wooden supports, and doors are lovely character pieces that can be saved. But you’re going to spend so much money just bringing that place up to code - and that’s before you even start doing the place up to make it a nice place to live! But that place is so very dangerous. Loose live wires and dry straw isn’t the best mix! You’ll have built a new house cheaper and quicker. And it will 100% save you time and money in the long term. 100%.

In my mind, I'm picturing Steve's "acreage" with many camp sites, made by him and customized to meet his needs and filled with cool, neat adornment and design; also with special names for each site to make "Hunker Town" even more special. When our Southern weather goes from unbearable heat to tolerable pre fall conditions, all my camping gear gets a personalized inventory for much awaited camping. I am the happiest when on a cool rainy day, a fire is fed by fallen trees which in turn, feeds me with warmth and fire for cooking. This is all made possible because we have acreage as well. And on those wonderful nights, the stars give me a huge canvas to find constellations as I check them off during sleepless nights of finding "just one more". And So, as the weekend comes to a close and reality toggles in, my mind drifts away again to the next camp site ahead with weather forecasts and a camp table made just for me. Always Be Camping. Cheers!

Love that front door, very nice! 👍😎 The tin ceiling is very nice, too! The place definitely has huge potential! I know nothing about straw bale construction. But just a real rough, brainstorming idea: what if you could maybe replace the straw walls, one section at a time, with concrete or stone? That would seem more durable and strong! Maybe even build heating into the walls as you go, if you really wanted to get fancy? ☺ Beautiful big piece of land though! With plenty of room to just start fresh and build a brand new, much bigger home, too? 😀 In the long run, that might be another option, and perhaps with less maintenance costs/repairs? Congrats on the new property, and hope you have great success and happiness in all your future endeavors and projects! ☺

Wish i could bottle Steve's optimism. I would pull out all the dicey plumbing, electrical and straw bales. The house looks to be timber framed So infill with dimensional lumber. Make sure the roof is solid and stable. Then , insulate and reroof. Make sure you have decent overhangs to protect the walls from more water damage. Then verify the windows are at least double glazed. Seal all exterior walls windows and doors. Good luck Steve and wife!
