    Just found your channel and am loving it being my wife and I are looking to build a home. Thank you for sharing this info. I should point out one in regard to upgrades...when a buyer purchases an upgraded item, they are paying not just for the upgrade but also the basic grade item. For example, if the basic kitchen appliances are, say, 6k-the builder has already added that into the base price of the house. That said, the buyer is paying for it regardless as to whether they keep it or not. Then, if you purchase the upgrade appliances, you end up paying for that as well.

    Thanks for sharing. Can't wait to see your finished home. I was lucky enough to get the model home at base price with upgrades. The only thing I could pick were the floors. I looked at all of the upgrades and I was satisfied with them. However if l would have chosen. I would have gone with the basic level and maybe added the fireplace..when I price it the model home with upgrades was cheaper. The construction should be finished in July. Now l am running around trying to get my current home ready to be put on the market

  • @marymaeee

    @marymaeee

    We actually aren’t selling. We are keeping our home because the mortgage for that house is paid off. It’s our rental property now. We are temporarily staying with my in laws while our home is built and our rental property is already occupied by tenants. So I can definitely do a moving video when the time comes but as far as staging to sell we are not selling a home.

    We are doing a new build and I have seen a few you tube videos where the builder didn’t raise the price on their buyer, but canceled the contract for reasons such as a shortage of materials- and then turn around and put the house on the market for significantly more than the buyer was under contract for. Craziness! And I pray that doesn’t happen to us or anyone else!

    $18000 for upgraded flooring is too much. Good luck cleaning grout! It’s horrible!!! Lux vinyl all the way. I had tile installed in my kitchen and after 6 years, it all got ripped out. You drop something or move something incorrectly-crack. But the grout cleaning is the worst. I’m 53 so I have been around the block long enough to know the “in thing at the time” is not always the best.

  • @marymaeee

    @marymaeee

    I’ve had tile pretty much my entire life so I don’t mind it 😅 I haven’t known anything else besides tile lol. But I agree, cleaning grout is very tedious. $18k was a bit much, but for me personally, I rather have it done now than rip out brand new flooring later so that I could update it to whatever I wanted it to be.

    Thank you for sharing. This is really helpful. As you said, everyone talks about upgrades, but never says how much everything is. I'm currently building a home and flooring is a really big deal for me. We will have carpet in the bedrooms and tile everywhere else. What level of tile floor did you choose, if I may ask? Also, I'm ultra paranoid about spending too much money on structural and design upgrades and NOT having the house appraise. Is that a concern for you as well with all the upgrades you chose?

  • @marymaeee

    @marymaeee

    3 жыл бұрын

    I honestly don’t remember the level of the floor. But I will try to find out for you! That was definitely in the back of my mind. But based on everything we have heard and all the questions we have asked it seems like new homes always appraise. The base price of our home has gone up $73k since we first got it. If the homes continue to go up our home base price will be what we paid for it with all the upgrades. I would say definitely ask your realtor and lender.
