Inspired by modern Japanese apartment design, architect Jesús Huarte completely reinvented this 30 square metre Buenos Aires apartment located in the central neighbourhood of Recoleta. Originally lacking natural light due to its narrow and deep floorplan, the addition of new windows, and a bright palette dramatically brightened the home. Redividing the space using glass walls made more of the space usable, splitting it into new kitchen, living and sleeping zones that were previously all one space. Added closed storage extends from the entryway into the kitchen creating a sense of calm by concealing much of the home's clutter. Light green marble in the bathroom and kitchen, alongside touches of colourful paint accent the white palette throughout; and alongside an indoor swing add a sense of playfulness to the home.

    Architect and owner did a good job on this appartment, it looks really light and inviting. It's courageous to say "I don't need a sofa", since everybody else does - and legit.

    If she never has guests, that's fine. But she would be kinder to her guests, and to herself, if she had some form of comfortable seating. Not everyone wants to sit on the floor, in a swing or in an uncomfortable dining chair.

    I like how the glass panelled walls create a sense of separation between the different areas of the flat whilst not blocking out light to any of the rooms and making it feel like a continuous space. It combines the best features of open plan whilst allowing the privacy of a closed wall plan. And I absolutely love the swing!

    The swing is a fun touch. However, it feels like a waste of a light-filled balcony and livability with the bedroom in the prime position. I would move the bedroom to the kitchen space, the kitchen to the dining room and then utilized the space near the balcony as the living area with a walk out eating area on the balcony.

    That would be ideal however needed investment into sewer, water and gas pipe. Sometimes you don't have enough elevation for the sewage to be further from vertical lines.

    Yes I agree as well. An elevated floor might solve the plumbing problem. I’ve seen that done in other apartments & there’s plenty of ceiling height to carry it aesthetically.

    Elevated floor would not help if your access point in vertical line is at fixed height and therefore the slope of the pipe would be insufficient.

    The new (external) windows added beautiful natural light. You are very lucky to be able to change external building fixtures. I don't think the metal-glass wall was needed between kitchen & dining. I also agree with flipping the floorplan to bathroom, bedroom, kitchen & dining, balcony. But maybe plumbing was an issue. My favourite was the bathroom.

    I hate dark bedrooms (love waking up with the morning light) so this was such a lovely design to me! And the balcony right off the bedroom facing the leafy, secluded exterior is so nice - a perfect spot to drink tea, read, and let your thoughts drift as you listen to the lulling drone of the air conditioning and insects outside...

    I love this apartment and I also love that the bedroom gets the prime location next to the balcony. My bedroom is my favorite place to be, and to me there’s something whimsical and dreamy about the balcony doors right there.

    Me too. I love that the bed is right next to the big windows and the luscious green. I think it really depends on what kind of sleeper the client is. If one needs it cave-like and dark, or bright and airy.

    I like that the shell of the apartment is "realistic" and has a pretty standard shoebox layout. It makes the video more applicable to other apartments.

    I'm torn on this one. On the one hand I'm impressed with how much storage and how many features (e.g., a washer dryer & what looks like a bathtub) the architect packed into just over 300 sf. On the other hand, I'm not crazy about glass in between kitchen and dining room; I'd rather have that be open to encourage interaction with folks at the table. And I need a sofa. But, kudos for taking a very dark space and making it bright and airy. And, the trifold mattress is a genius solution for guests. I could live here.

    The glass division has a reason, the client work as a scent maker/creator so, the kitchen smells can interfiere with her work

    Personally, I would put the bedroom in the back, furthest from the light source. It is a sleeping space. And I would put spaces for daily, communal living by the balcony. I do like the concept of 'making-do' with the conditions you are given. And I like the integrated storage. I think the walls between each space make no sense and consume space. And that swing is playful...but I'd just find it in the way.

    Buenos Aires gets really hot during summer time so I think that the bed is there to be able to have ventilation from outside during hot nights

    @@user-vx7do5sr5q when the video goes out onto the balcony, we can see the outdoor portion of a mini-split (heat pump that might also provide AC), but I didn't see the indoor companion of that unit in any shots.

    This design works well considering the constraints and the client brief - however different is may seem from average studio apartments. walls help constrain smells, and they do say the artist uses scents in her work. Plus, not everyone wants a dark bedroom. I need morning light to get me up and sitting in bed with coffee and open balcony doors sounds like heaven.

    Another striking design! I'm always glad to see alternatives to open plan in small spaces. Even with only two people in a household, some "escape" space is welcome. That said I think the comments about local cafe culture are helpful. This really is designed to be a private space, so the emphasis on a lovely bedroom with balcony, luxurious bath, and minimal "living" (entertaining) space makes sense. Lots to think about here with respect to our accepted priorities for design. Thank you!

    A brilliant renovation. The enlarged windows really make the apartment feel bigger, lighter, etc. but as someone has already noted, it could/ would be difficult (or impossible) to make such changes in other jurisdictions. I could easily live in this beautiful, small apartment.

    I love this space. With a banquette and rectangular dining table and built-in sofa on the opposite side (that could be converted to a guest bed) it would create just the kind of cozy space that works for me. Beautiful!

    I liked the conversion except the partition that was by the kitchen. If that hadn't been there, you could have had seating at the kitchen counter and it would have made the dining area less boxy.

    I quite like the bones of this renovation: Good storage, defined living areas, good use of light & air space. My aesthetic choices - furniture; finishes; color palette - would be different, but that's the client's decision. I love that pale green marble & would have leaned into that, for example. Functional changes I'd make: (A) If possible, move the washer into the bathroom. Add a good ventilation system & retractable clothes lines so the bathroom would double as a drying room. (B) Maximize kitchen storage - glass-front cabinets instead of open shelves & storage under the island. (C) Switch the dining/bedroom wall for shoji-style sliding walls. Install a Murphy bed where the clothes storage is. Tucking more storage & function into the bathroom & kitchen compensates for the loss of storage in the bedroom. The Murphy bed & movable wall allows for more flexibility while retaining the basic layout.

    I love that the bedroom is in the prime location. The bathroom is just lovely and I like the architectural changes giving the client more light. However, to make more sense of the glass partitions between kitchen and dining room I would have installed bench seating in the dining area to really make it into a nook, use all the available space for seating and relaxing and give it a more cozy feeling.

    So nice to see a place that is actually lived in and not some soulless AirBNB used as a cash grab by landlords, as well as taking real estate out of the market. It's interesting the architect talked about privacy into the bedroom when there are massive glass windows with no curtains between the spaces. That's not what I would call privacy.

    @@carlesriberaberenguer7469 So as a interior designer you would go against client's wishes and force them to change their mind in a way you find suitable, for the space they will spend their life in. Good luck with that. It's ok to suggest things that will promote better natural lighting for example, but you don't get to tell your client that they can't have a swing in their living room because you don't like it.

    It's like a modern treehouse for adults! The glass panels remind me somewhat of French doors in older homes-- it's a really nice reinterpretation of a classic touch. And do I spy a tiny bird perched on the swing? Lovely design!

    The glass wall between the kitchen and dining is completely unnecessary as you can't use it to isolate kitchen smells like the bedroom wall does. It just adds another glass wall to clean and chokes the space without adding anything functional.

    I would add murphy bad to bedroom and add sofa for two or comfortable reading chair. So that the sunniest room is used during the day

    I really like the walls seperating the dining and kitchen because I don't like to see the mess I made while I'm eating. And I also like that the bedroom got the best spot next to the balcony because everyone has a different favorite room in the house and mine is definitely the bedroom.

    Gorgeous apartment in my home town! I would have also gone for the bedroom in that area. The only thing I would have done differently is to lose the dining area and make a nice comfy living room.

    Great use of space.... definitely would take a touch more colour as it's really bright...I also think the the partition in the center of the kitchen and dining room....was removed it would look so much bigger....still the use with breakfast bar.. balcony area stunningly beautiful...

    I spent thousands of hours on a backyard swing as a child. I love swings with a flat wooden seat. Unfortunately most park swings now have a flexible rubber seat. I have long wanted an adult accommodating swing . I never thought of putting one inside a house, let alone inside a very small home. Great inspo!! 👍

    Really lovely design...I like the semi-division of the living areas using screening. I'm not sure how easy it was to get permission to move/add windows in the external fabric of the building and what effect this had on the aesthetic appearance of building. This would be a very difficult consent to get in the UK.

    What really improved this apartment are the two larger windows and the added third window!! But that's quite the luck that this was possible to do. One can't easily do this with other apartments. With this floor plan and the bed so close to the balcony doors you definitely need a sliding door that opens at the right for the balcony. I would rather put the bed next to the bathroom and have the kitchen and dining in one next to the balcony*. One less separator. Allows more space for kitchen, dining and living and a direct access to the balcony. A sliding door is essential for the balcony in this small space. *Of course that means higher renovation costs as you have to move the plumbing and power supply for the stove. Yes, when having guests they would need to walk through the bedroom, but you now see the bedroom anyway when having guests in the dining room.

    Every time I watch one of these videos I am fascinated with the way of optimizing spaces, and this is no exception, since I find it very interesting how it went from a fairly large space that received good lighting, to several spaces that occupy Furthermore, in this space, one may think that the spaces will not have good lighting, but here they show us that if planned well, it is possible to give natural lighting to any space.

    I like the simplicity of the design and the white walls and use of glass, but agree that the dividing wall between the kitchen and dining room is pointless. Also, as someone who needs a very dark and quiet room to sleep in I would have placed the bedroom next to the bathroom and made use of the balcony as an extension of a living / dining area . Also with all that light now , I would have incorporated a bit of life and greenery with loads of plants! 🪴🪴🪴

    I like all the natural light, light fixtures, and the glass walls and the exterior window/plant frame treatments though I think I would personally have left them the space between the kitchen and dining area divided by the bar and left it at that. Again, that's just my own preference. I could do without the swing (especially with all the glass walls) and just made the living dining area one comfy sectional couch with a fold out dining table/work desk to turn it into a sort of booth, and put the more swingy furniture/stuff out on the balcony. It's still an excellent job given the spacial limitations.

    This seems a good example of how clever design can make a very small space seem much more conformable and useable . . . personally I like the walls, I think they help divide the space into different zones and eliminate the issue of an 'allroom' and what that does for mental health, and all the light and light colors helps lift the mood. Not everyone could live here, but for a minimalist I think it could do the job quite well, especially if it is mostly used in mornings/evenings and less all day long.

    I love how they have worked with the constraints and how she is living in her space on her own terms. Many people don't often host at home and as such wisely tailor their space mainly to their own needs. I love that the bed is where it is, near the fresh air, greenery and light - lovely to wake up to for sure. Time in bed counts as much as time in awake spaces. No TV, a swing, using low seating speaks to a dynamic individual.

    Many people are over the whole home in one room. This apartment allows for more intimate spaces. The brightness and airiness is what brings it to life. Having said that I am wondering how the breeze flows into the kitchen. Do the glass panels open?

    I agree with you on the "open concept" trend. My house has a kitchen/dining, family room, and living room all in a circular flow around a staircase that provides full separation. I can cook and listen to music in the kitchen, my wife can play video games in the living room and the kids can play in the family room and there is very little sound overlap. It's wonderful and we are weary about having an open concept in the future.

    I love the swing! Obviously the glass walls make a huge difference for natural light while containing odors. It isn't just drainage pipes that would need to be moved to flip rooms. It's water lines and most importantly, the vent stack pipe. Code strictly mandates how far away a fixture can be. Since she can entertain at a nearby cafe, her layout is suitable for her. TFS

    Interesting and light space but a lack of comfy sitting area wouldn’t suit me or the glass wall without wall or curtains from the bedroom to rest of the flat. Bathroom was my favourite.

    So the glass wall between the kitchen and the dining area is to "encourage interaction"? I'm sure people love to communicate through a glass wall. If you want to encourage interaction why wouldn't you let them sit at the kitchen island with no divider and have the added benefit of connecting the kitchen and dining areas to leave more space for other furniture? Absolutely ridiculous

    It looks like the client wanted lot of separation instead of free space. Than the glass walls makes sense. But yeah maybe in comparison with normal wall it encourages interactions... In the end you never know what the discussion with the client was so don't be mean.

    Well I am an architect and I strongly believe in my practice in communicating. The results are always collaboration, mainly because I don't live there. I can't beat up my client into submission in the same way as I can't do bad solution however I don't see this solution as failure of the architect. But in the end that is always part of our practice to find this position between submission to client and your ideal designs.

    Usually the designs are intelligent and make small spaces look spacious but the use of walls has further cramped up the place and it lacks any characteric with the white walls and white lights

    I agree, although I don’t mind the white at all. But the closing off of spaces took what could be a decent-sized space and turned it into living in a railway car, which is romantic for a few hours but frustrating for days on end. Removing those partitions and even engineering the bed into a day-bed or Murphy bed would have been far preferable.

    Yes, it’s the first thing I noticed, and it bothered me throughout the video. I can’t imagine cooking much of anything beyond water.

    how come sliding doors are not used for the entrance to the balcony? If so, going in and out would be easier I believe. In addition, why not installing curtains or something to the glass wall for privacy? Half of the wall is glass so there is no privacy currently.

    The flat has a great airy and light atmosphere and I somehow like the room dividers. But I don't know if the divider between kitchen and dining room is necessary.

    Si, lo que le pedí a la arquitecta es que lo mas importante de todo el proyecto es que pudiera tener una hamaca en mi casa. Realmente hizo un gran trabajo con el presupuesto que contaba para la renovación.

    I am just a bit surprised by the choice of putting shelves rather that cabinets on top of the sink. It would have freed up some space in the closet.

    Absolutely love the storage units seamlessly merged with the walls. Love the small windows, they look like framed pictures . Glass partition is marvelous too. Hoping for some strategically placed mirrors but an unexpected swing stole my heart💖💕💖 All white background is ideal for showcasing art pieces of the owner. Overall a winner👌👌👌

    Encantadora, no había notado el peso de la que se libra un hogar al no tener en lo absoluto o como protagonista una TV. Amé el baño mi espacio favorto, el espejo , los colores. Debo mencionar que el marmol con tintes verdes en la cocina no me agradó mucho como luició en el vídeo, puede que de cerca luzca mejor. Felicitaciones.

    I really don’t understand how the glass panels help much of anything. Firstly, there’s no need for privacy in a home that will only ever house one, or at most two people. Secondly, there still is no privacy, as whatever you’re up to in one room will be on full display anyway (and little sound insulation is provided by a thin sheet of glass). So all we’re left with is a chopped up space. Imagine the panels removed. The bed could become a day bed or sofa-type sitting area, which would be far preferable to sitting on a foam pad unfolded onto the floor. Also, while in the kitchen, one could converse easily with guests and serve food more easily. Instead, we are left with almost claustrophobic-inducing spaces, particularly in the dining area.

    I like the renovation but I wonder how effective the partition between the kitchen and dining space is. Would be nicer to have it slightly more open for hosting. And I think a bench styled seating arrangement around the table could make it more casual allowing the space to be better used as a living/social area with the simple addition of some cushions on the bench and the possibility of a small portable projector for the nice blank wall in the cubby where the folding mattress currently lies. Just the thoughts I had while watching 👍🏻

    Beautiful space, my fix would perhaps be bifold doors leading out to the balcony, those may be the original doors going out to the balcony which they decided to keep.
