Anyway Haig girls don't seems to be as popular as before but I can't be wrong. And hor dakota breeze is all 4rm if i am not wrong. If million dollar , it will be new record for 4 room I suppose. Then use the 1 million to buy a 3 million unit?

As usual very funny video......interesting 1km swimming pool. 😂😂😂I realised you did not touch on the fact that quite a number of blocks are west facing. 😒And having just 1 single pool for 1K household may also mean that the rest of the facilities could be equally bare. I usually take all your savvy score at face value but in this instance, I think the score of 8.5 is not a good reflection of the actual scenario.

I prefer 2b2b than 2DK
While continuum, grand dunman and tembusu grand are all marketed to be in the same district, do you agree that the more atas/desirsbke one should be Tembusu, dunman, then continuum (furthur south closer to meyer road more desirable)? In sg , many examples of how 2 projects very close to each other but in different locale (divided by a road) have different prices i.e. clementi more popular than west coast. Upper bukit timah will never be bukit timah or tpy more desirable than balestier.

Hey Eric, for GD @ 2400psf, 2B1B only. Continuum low 26XX, same size 667, but 2B2B. worth considering bo? 2.7M. a bit conflicted now. should wait for other launch?

U buy GD 2b1b u lose one toilet when TC price is so close to GD. But I’m sure eric will still say his GD is the best and continuum is lousy just because he don’t like FH. 😂Take his advice with a pinch of salt and do your due diligence when comparing. For sure I won’t go for 2b1b in GD. Don’t want my guest to shit in my master bed room toilet. 😂

Time to retire
Grand Duman starting price is out. Starting from 23xxpsf for all unit types and 24xxpsf for 1b. It means on average the price/quantum will likely be 24xxpsf near 2500psf which is similar to TG and close to TC. How can GD be number 1 launch when it’s 2b1b starting price is same price as TG 2b2b that comes with better layout and comes with semi enclose kitchen. But I’m sure many buyers are die hard for mrt so they rather forgo a toilet and don’t mind going for poorer layout in GD. 😂 Among the 3 D15 that are priced so close, rather go for TC (FH/better layout/small premium of less than 10% over GD) or TG (with better layout, branded developer and in katong) than settle for GD by SHY.

Do you remember Pasir Ris One DBSS project which came with lots of complaints such as narrow corridors and the units' gates tend to clash with the opposite units if they are open at the same time? Google the developer and the answer is there.

Buy 2b1b in GD is suicidal. It is almost same price as FH TC 2b2b. Even TG 2b2b is a better choice than GD 2b1b due to better layout and price.
Until Paya Lebar airbase moves out, I think the sound of fighter jets can be heard. I was at Waterbank and remember the roar of jets. Otherwise location is excellent. Developer I not so sure. You are right that only 1 pool shared by few thousand residents seems little squeezy.

MRT is far away. I will not consider this project at all. I would prefer Lentor , which is only 20 mins to Orchard via MRT. Moreover , the new expressway is very near to Lentor .
Now i know My Blossoms by the Park is the Right No.1 new launch of 2023❤

Eric, you always talk about having standard, but how can you accept such small sizes, it's not liveable if a buyer buys for own stay, then need to hack a wall here and there and kill a room to have space. 😅

@@savvyericchiew affordability shouldn't be affected. For example, if i can afford a 900 sqft, i would rather it to be a 2b2b with decent size for the rooms than having a compact 3 bedrooms (for own stay).

Just like Florence residence is Hougang but agent market it as Kovan! Really sad for the developers build this kind of shitty layouts , this year layouts champions is CDL!

I feel TG average pricing is too close to TC which is a nearby FH. Many units in TC are less than 6-8% premium over TG. This is the only reservation I had though I prefer TG than GD in terms of layout.
Having grew up and studied in Kong Hwa, I’m very familiar with the area. Sadly, the Geylang and Dakota area have lost much of its charm.

Having lived in D15 for that past 14 years moving 3 times within diff areas..i must say this plot sits on a nice location, units facing south will be the best coz its extremely breezy and the unblocked facing. Extremely convenient to transport and amenities but if you live in Tanjong Katong long enough, u be sick of the food in old airport hawker tbh. 😄 Although many touted as a blockbuster but its not something I would propose to my clients coz I'm still on the fence because of its dvplr. I rather relook into Tembusu Grand if you are bent on getting a place in D15.

Inconsistent review. TG average psf is 2465psf and u give rating of 8. GD you give rating of 8.2 by assuming launch at average of 23xxpsf. What kind of logic is this? What are the chances GD will launch at average 23xxpsf when GD land bid price is higher than TG? This is like force fitting to make GD to be die die your no. 1 project by assuming GD will launch at cheaper price. This project has the worst layout imo compared to most other recent new launches, Lol. Like that I can also assume pinetree will be the no. 1 project if it is launched at average 2kpsf. Lol 😂

1b1b averagely makes $100k to $150k at most after 3 years. Resale can buy 2b2b with higher upside of rental and capital.

sounds like everything about this condo is good (size of development, amenities around area - school, mrt) except the condo itself (large walkways, insufficient facilities). hahahah . tough choice for buyers...

This is originally my first choice until SHY came out with such shitty floor plan. 😂 Facilities was sub par too. Hardly see elevated swimming pool nowadays, like a giant bath tub. Lol
frankly speaking i don't really like this location in D15 lei. It's nearer to geylang side, and dakota is on circle line which is not a very convenient line. at 2300-2400psf, can get older project nearer to amber road side which is much nicer. Even like Haig Court, just 2k psf and it's freehold, isn't it much better and PR is lower so less crowded. The Belvedere got one unit selling 1900psf on propguru.. isn't it much better at meyer road, the "real" D15, freehold condo, instead of this wannabe D15 location... Haizz, really don't understand the buyers these days. just IMHO lah hor. Anyway, as you always say, good luck for everyone la, hope all huat together :)

2 bed 1 bath is the best for lazy people, only need to wash 1 toilet. If ur guest want to do big business can ask them go club house toilet to poot poot, then u save toilet paper and water. Win win.
