Here is a cost break down to put our Homestead Barndominium Kit on the property. I am literally going to take you from the price of dirt all the way up until the barndominium kit is standing. Every single line item I can think of up until now!

    You had to pay the local government $15k to allow them to tell you it is okay to build on your own land.Absolute corruption. I guess that helps me make my decision on where I'll retire in a couple of years. My wife and I were debating between Florida and Tennessee as we currently reside in Georgia. Thanks Nassau County. You made my decision easy.

    On our 45 acres, we put in an RV pad for a 44ft Alliance 5th wheel, drilled a 300ft well, wellhouse and pump system, power and septic system. Installed two Conex boxes and a very well built 10x20 wooden shed. Didn't need one permit for any of it. We live in Missouri. Cannot believe all those extra costs and hassles are mandated in Florida. Jeez. Great cost run down, thanks!

    Those permit fees are absolutely ridiculous! I’m shocked! We live in TN and only had to pay $250 for our building permit. There’s no other permit outside the septic system and it was dirt cheap.

    Thank you for sharing the “crazy” costs and fees of various permits! We, too, are planning to pay for the barndo in cash (from the sale of our current home…no mortgage payments…thank goodness!) We live in a rural area in Virginia, and have just been approved from the building inspector’s office that we are able to build a barndo on our land, which was a deeded gift from my dad “umpteen” years ago, and so glad we didn’t sell it (in hindsight). We are pretty excited, but at the same time a bit nervous about the entire process. We may also start a KZread video as we go through the process. Thanks again!     Thank you for this breakdown! Very helpful! That's really not a bad price for such a lovely and big barndo and you're in Florida! Gotta pay to play! Born and raised here in Florida! Never leaving. Thanks again for the info! We have a block home we are selling which is on the outskirts of Tampa Bay and moving closer to Ocala. We're trying to decide on whether to buy a manufactured home and a separate steel building for my husband's work shop or to do a barndo. May do the barndo after seeing this. THanks chickie!     Finally a metal barndo build that goes over all the numbers and the steps to build. Thank you. We are full time RVers who also are full time KZreadrs, looking for land to do a barndo in florida. North of gainesville. We are looking at a 40 x 30 building, we are two old people who have lived in a 300sq ft rv for four years, so we can go smaller. I would love to see all the details of your build, who did you use for the metal building, because 27k seems really cheap for that big of a building. Are you interested in a youtube colab of some sort where we tour your barndo. We have 60k subs and 28M views on YT. Our videos about looking for a home base are doing really well.     @@artat777 that's not true. We live in Florida. If you have an old, shit house in a hurricane prone area, you are going to pay higher property insurance. Our house is 5 years old with a metal roof and I pay $2200/yr for insurance which includes "wind" coverage. I'm in a non flood zone, no evacuation area near downtown St. Petersburg so I'm not in the middle of nowhere.

    I built a metal sided 30 x 60 all in, including appliances for 100K The permits were $75 plus .10 a square foot. And that is why I moved to Texas.

    Awesome! I’m an authorized dealer for steel building manufacturers. Make sure you get your buildings built to code. We sell Risk 2 category buildings which comply with the codes for a living space. Make sure you get the right risk category building so you won’t have problems with your permits.

    As a banker its important to note that if you start your project with cash and then try to get a loan to finish you could hit a snag because many banks wont pick up your project in the middle because they cannot validate how the project was done from the start. What if things are not up to code? The bank is likely to not risk their money on a project that is already in motion. So figure out your cost and get the loan going up front. Construction loans do draws so you are only paying interest on what is drawn. So if you have cash dont take draws until later but dont wait until later to get the loan. Its best to be upfront with what you plan on paying for in cash up front. As there are a lot of laws that go into a mortgage. And all assets and sources must be disclosed anyway. NMLS 2016028

    Thanks for sharing. Just had a 30x50 shop built in Wakulla and want to start on the barndo at the end of the year. Who did you get building from and what was the deciding factor for going with the tube style versus wood post/beam or red iron building?

    So sorry for the delay been crazy up here. Great question had to chat with my husband. But basically we went with tube style for a couple of reasons: cost is cheaper than red iron but yet building is still very well made and strong, also we’re in real estate and construction and we’ve seen what termites can do to a house so we wanted all metal outside and to the ground/concrete. Those are the main reason. But if money wasn’t an option we probably would have went with red steel building.

    In our case, it is a one-time fee we have to pay to the county in order to build our home on land that was undeveloped. Since building impacts the road and schools etc they require it before being able to build on your own land.

    I’m building a barndominium up north right now. The building cost was 160k without installation. There are changes to design like snow load and mine is solid steel tube frame, 108’x70’ and we need a 4’ frost wall with footing.

    What company did the steel building come from? I have been looking into it, and it is hard to believe how many companies are out there. It gets real confusing real quick. It’s easy to get “analysis paralysis” and just get stuck and overwhelmed.

    Thank you, good breakdown. We are getting ready to build a post-beam barndo up here in Wisconsin so this is helpful. BTW - be careful of using drones in your video if you are making money. A drone license is required to make $$$ and the FAA is not kidding around about slapping fines on folks. (would hate that to happen to you)

    It’s engineering. Our building is actually rated to 155mph not even including our closed cell spray foam which adds additional strength. Thanks for watching!

    Yes our building is tube steel. You can get up to 160mph wind ratings. The building can achieve higher wind ratings than a lot of stick built houses.

    A problem that effects FL, is the mass immigration. Thousands of new residents flock to fl from all states, nearly every day. It seems great to how, but it is challenged by from an infrastructure perspective. New roads, utilities, schools and other governmental services are required. In my county, development is growing so fast, the schools are over filled. By the time they get a new school built, it’s also over capacity. They’ve even built a few privately operated charter schools and those are full. Not to mention waste issues, and Emmerfency services. Growth is good, but it’s expensive.

    115 just to put the building up, no hvac plumbing etc. fl has almost no land clearing costs but if you are in a forrest or hilly area you can spend 50k just to clear and level a track... and then septic and possibly a well. yeah. you have to account for so much and total costs can easily implode

    Hi Katie, My wife and I bought 19 acres in Altha, Florida and are curious as to what metal building company you used in East Florida. Our architect recommended a company in Alabama, but they use red steel.

    Red steel is great and very strong but quite a bit more expensive. We went with a small company in lake city called Martinez buildings. My husband was referred to them. Good people.

    $115,000 was much lower than I was expecting. My wife and I are looking into putting up one of these on our farm. Our house is very old and needs a lot of work and we think it would be a easier to build one of these instead of putting the money into new roof and siding and everything else that needs to be done.

    The price you paid for the metal building kit which you stated that included the labor to erect is ridiculous. Maybe that has to do with the wind rating required by the state of Florida, probably does. Nice building

    If you have acreage then I would try Florida Farm Credit. Interest rates are very high on specialty buildings though like a barndo or metal home.

    How much per ton was the dirt that you got? That sounds really really high. And weren’t you supposed to put the plumbing in before you do the foundation that needs to be in the ground first. We’re getting ready to build one and that’s what I was told us.

    Yes figure out the size rooms and such you want and the layout and you can get a building the size you need. Try to stay 30’ or less wide and it will save you some money on your metal building.

    Wow vids are only 7 months old. I am doing the same build and my costs are 30% higher. I am NE of Houston. Are those windows insulated double pane? I made the mistake of buying single pane windows and having them installed buy the building manufacturer. Cost me $300 each and now I don’t think they will work once I build the interior walls.

    We chose metal for a couple reasons the cost and for termites. My husband is a contractor and has seen termite damage firsthand and never wants to have to deal with it in his own house. Lol.
