    When KZreadrs often say “I’ll give you a cost breakdown” it’s usually followed by some fluff and it doesn’t include the smaller charges. Your video is the golden standard of breaking down costs while building a home. Excellent job!

    For the price invested he should have a massive, Million+ in equity house. But instead hes stuck with a shipping container house, meant to be low cost.. for half a million... Gold standard it is not.

    My wife and i stayed here and it was genuinely nice and didnt skimp in any locations. Felt like a very welcoming and enjoyable space. Mad jealous its not our house. Well done and appreciated the opportunity to stay here 👍

    My brother and I are doing this but, we are already tiny home builders. We’re almost certain we can do almost the same thing for about half that cost. Probably less, because I think he got screwed by every single contractor he talked to. Glad to hear you think it was awesome because reviews like this make it more worth my time in my head.     As a contractor In South Florida I can tell you the window lead times are averaging nearly 6 months. It's insane. Construction costs post Covid are astronomical, now is definitely not the time to custom build unless your independantly wealthy and have money to burn.

    Very useful input. It certainly seems that you can get more square footage of real estate in the same place by buying, rather than building. Even if your construction budget is as tight as possible and your purchasing behavior is quite lax.

    If you build out everything yourself, you can save a ton of money. If your not on a tight time frame and are willing and eager to learn, you can teach yourself every trade saving yourself a ton of money on contracting costs. I’ve seen it done that way many many times. But either way, the only way to bring costs back down is if people stop building and buying for awhile

    @@Itsreallymarcus and generally I would agree, the problem is not doing the work oneself. It's paying the individual trades i.e., hvac, plumbing, electrical to pull permits. Even if you do the bulk of the work yourself they still rape you on the permit cost.

    Honestly this was a breath of fresh air. I hear so many people missing costs and forgetting all the details, but you seem to have calculated it all. Over in the midwest we are about 1/2-1/4 those costs, but if you buy in an area that is in demand you can make some good money. Did you end up doing a cashout refi to pull your money back out?

    That electrical box costs that much because you're also paying for the conduit, the copper wire, and the manpower required to trench/pull/connect/energize your property. Depending on the distance the wire had to cover, you could easily be spending 20k just on a wire spool (also depends on the wire gauge)

    I work for a power company I won't say who but we charge about 12.50 a kva plus 7 a foot for wire I would say it's probably your distant from the nearest primary power

    I know that with getting the power out there a lot of the cost is running the lines to the location if it's "off the grid" then it's going to be significantly more expensive. Just want to say thank you so much though. This is the best full cost of assembly/construction video that I have ever watched on youtube. It's truly a massive help to anyone considering a similar project. I can't say thank you enough times, you did an amazing job.

    I like that you brought up having to make the Conex (the name for these containers when they aren't being shipped to anyone that wasn't aware) structurally sound. As someone that was a industrial welder for structures that was the most important thing I heard.

    Yes YES!!! Like I wanna know ALL the little stuff that really ends up adding up quick but we tend to not think about. Fees, fines, tests, even unexpected expenses like the eye Dr appointment cost, and any possible bribes(HA!)… so we could set a “slush/emergency fund” type thing up even though I know there is ALWAYS gonna be costs that pop up. I wanna know it all!! Hell, $750,000 isn’t really bad for Washington state!! I was expecting over a million east. Nice job. New sub!!!

    Pro tip: If you want a modern/custom home, just buy a prefab modular home from an independent builder. It will be a much more sound and solid structure for a much better cost.

    Wow that was much higher than what I thought it would be. I don't doubt the market value, but I'm having a hard time imagining a buyer that will pay that amount for a container home, which tends to attract more frugal buyers in the first place. I know the pandemic had a major impact on construction, but I feel a similar sized log cabin could have been built.

    Containers don't make a house cheaper. They will actually make your home more expensive, and are only really good for stacking or hanging out like this build. Just build a small modern looking house from timber. Make the roof 2.7 metres high and it'll feel grand whilst still being small

    @@ToOpen6seven no problems at all. An alternative to normal containers is refrigerated containers. Different design that makes it less work to cut out holes for windows, and they are heavily insulated. Just have to pull the fridge unit out (buy a non working one) and replace that wall. They make a lot more economic sense provided you don't re-clad the outside.

    No they’re not. They are crazy if you’re an idiot like this guy and you have no idea how to do anything yourself and have to hire out people for every single aspect of your build. This guy didn’t need a two floor house. He could’ve made something super simple himself for 10% of the cost, this house is grossly large/expensive/complicated for 0 reason.

    So I do that exact work for my local power company. We just did a job similar to that (longer distance but not in pipe, it was direct burial so cheaper) and the material cost to the customer was about $12k mainly being the transformer and primary cable. I didn’t see what the company bills for labor but they definitely over charge. We have a similar job coming up and they billed three 8 hour days just to dig the trench.

    Hey Devon, you mentioned a couple times throughout the video that you were going for a Scandinavian inspired design and use several wood finishings throughout the house. Have you heard of a company called Alpine Lights? They make lights that I think would compliment the house extremely well.

    This looks incredible. Some people are focusing on the fact that they wouldn’t want to stay in a shipping container house. But honestly, the shipping containers were just the base design. You’re not just buying shipping containers. You’re buying a really nice house. The containers are just essentially a gimmick as there is just as much work as building a house and it looks amazing.

    Yeah, wait until a year passes and he starts to realize why the industry stopped making these. Mold problems being the biggest issue that will crop up quickly. for 800k he could have built a home 10 times this size, loaded with futuristic features, and charged way more than a million. Not a great investment.

    finding contractors is easy, always has been always will be, Finding TRUSTWORTHY ones is the hard part. Finding ones who wont take you for half a million on a 1/4 million cost build.

    We build here in florida . I have looked at options for this type of home here, and doing CBS comes out cheaper to build by sq ft than doing this newer builds . They definitely look nice, tho

I have to say that I am thoroughly shocked at the high prices for permits, etc....     To be fair this is a very nice container home that he is also using as an air bnb so not only will he have the estimated 250k profit from this home but he will in addition have all the revenue generated from the air bnb itself (could be up too 15k a year)

    Land cost is extremely cheap. You can find multiple acres of land in a nice area for only 5000 or $10,000. Max construction cost should be zero you should be able to build all of this yourself and you shouldn’t expect to build some super mega mansion, or else you will work for the rest of your life or you’ll never be able to afford something like this to begin with. You can build a small cabin and have everything run on solar get much cheaper water collection system land everything included for under $50,000 and even that is quite expensive. This guy basically build a mansion and it’s not representative of a cheap off grid living situation. This is representative of daddy’s money, rich boy that wants to live in the woods and pretend he’s a hippy.

    @Zachary Brand look anywhere like 20 or 30 minutes away from a decent-sized city in almost any state even in Los Angeles. If I can't walk around barenaked on my property then the property sucks. I want 0 neighbors within a 1 mile radius at least, this type of land is generally very cheap and you still have all of the amenities of any other property that's stuck in a high population sht hole. I absolutely love the fact that most people think that unless you spend like 200 Grand you can't build a house on your own land, not knowing that you could build a super high-end beautiful house with only $50,000, land included.

    @@ZxAMobile Not in my location. You can get 1-2 acres for about 15- 20k. Central NY area. 50k for materials, land, and building a house? Not so sure about that. If you're digging wells, septic, electrical, etc. You'll need to rent equipment like this guy did. You're already way over 50k. Maybe in bumfuck nowhere you can pick up that amount of land for 5-10k but I doubt it.

    This home is fantastic! Yep, in other parts of the country it would be quite a bit cheaper to build, but prices vary a lot even within a state. The "location, location, location" realty phrase applies. Add in state and local building codes, permit costs etc. Those DO cost a lot. That is a beautiful area. I've been up in that same area a couple of times and enjoyed it greatly. As for costs - dang you got taken on some of those. OTOH, as many have mentioned, the trades are pretty overtaxed at the moment, so costs have gone way up pretty much everywhere. The materials you used are high quality - e.g. not exactly Home Depot or Ikea (though some Ikea stuff would work well there). That drives up costs as well. One has to compare apples to apples in all this, and you had a high quality build there, not a standard home. Congrats on the 5' crawlspace btw! You will make some future repair person very happy!

    The cost of that $27000 box (transformer) is in engineering, copper, safety controls (it's high voltage) and likely installation. Just as you identified, equipment to install the units costs money too. On the infrastructure side, these transformers regularly exceed $200,000.

    @@collinfranks Is it an equivalent situation? In what state? When? How long was the conduit run to the transformer, and what size transformer was it? There are a tooooonnnn of factors at play here. In California, I've seen a 200ft 3" tandem feed to a 25kVa pad-mount reach well into $30k.

    Not in engineering really. I suspect this place is secluded, most of the cost is boring through private property which will need private locates, bore rig labor of some maybe 500 feet run and underground wire pull. Had there been an overhead pole line by his property it could've been free after rev credit

    Builder here. Thanks for the breakdown, very well done. Good to see that you included the not so sexy costs in here. The whole project looks really sharp, but there always things I would have done differently ( like the fireplace should have been wood burning IMO.) This said, you are right, the cost of building in your area is a bit out of range for most folks. Great job overall!!

    It’s a beautiful home and thank you for the breakdown. Most people want to act like building a container home is one of the cheapest things you can do in the market and unfortunately it’s not true. Because you end up making up costs you might Savon in other areas, like spray foam, and the such. Now again, mileage may vary, depending on where you are… But it is definitely one of the best builds I’ve ever seen. Definitely the design I would do myself. Very well done.

    Currently building a 5 Container Vacation home on remote Island in The Bahamas that's gonna clock in about 2X the costs of this build. Unfortunately all the logistics nightmares and challenges for having to barge in everything coupled with post Pandemic and Supply Chain inflationary pressures it's been a real rollercoaster ride that will be well worth the final product in the end...

    YES!!! It’s the “little” stuff we don’t get a lot of times. The land study and clearing of the land, even soil testing and finding/digging a well!! Even the cost of moving the container to the site and equipment rentals!!! (YES rock is SUPER expensive)I wanna know the costs down to the screws, site Gatorade, and all those lil fees and bribes!! (jk….) This is an AMAZINGLY informative and really entertaining too!! This answers ALL the little questions I had!! *NEW SUB* for sure!!! Y’all do anything on the east coast?! Lol!! Y’all would make a *killing* building a few of these in the Grand Strand SC area and *ONLY* keep them for locals and as list some as “affordable housing”. Let the touristas and “newbies” keep their $472,000 900sq ft 2br/1ba homes on less than a 1/4 acre lot with scary HOAs… (real home for sale here) I’ll take one of these beautiful container homes, in the middle of the woods, away from all the noise and HOAs.
