MONEY PIT Or Ultimate Renovation Project?

We have so much to catch you guys up on! Multiple projects are in the works both on our off grid homestead and at our rental property. Today we are headed down to take you guys on an empty house tour of the rental property and assess whether or not its a money pit or possibly the ultimate renovation project!

We are a couple who are building our own home from the ground up in the mountains of West Virginia. After living near the city our entire lives we finally decided to sell it all, pack up our 3 kids and live in an RV on our 73 acres while building our own off-grid house and learning to live a more self-reliant life.
Our house build is documented entirely on our main channel "Wild Wonderful Off-Grid". This channel is dedicated to short vlogs showing our life outside the build.

    I think I'd pull out any scrap-worthy metals from that "house" and then contact the local fire department to see if they want to do a house burn drill. That might be an easier and less expensive way to get rid of the house and help your community fire department get access to an otherwise hard-to-find training opportunity.

    As an unhappy landlord I would tear it down but my husband would say fix it. Passive income is always helpful for funding children's futures. I admire your "we get bored" , "stay busy" personalities.

    The rental property has existing electricity going to it, that's a plus . This would make a perfect in-law / guest house for people coming for visits or future rental. Given your own experiences with home building, it would be an easy fix for you guys, take it on as a pet project. Much of what you need for the home can be purchased or gotten freely from salvage operations. Erin has good taste when it comes to decorating the interior. Make it a fun plan and run with it. Any improvement is upping the equity and property value. Good luck on whatever you decide.

    Look at rentals in the area on Zillow or realtor, figure out what those have, market yours based on that. Do the bare minimum to get a renter in at the price point you're comfortable. Remember, you don't live there and its an investment. Make it safe, secure, and reliable... Looks often aren't that important.

    If, when you finish determining what all needs to be done to the rental house, you decide not renovate it you should consider contacting your rural fire district and seeing if they could use it as a training burn. My family did that when before building their new house. It saved them a ton of money over paying for demo and hauling away the debris.

    no matter how good you take care of a trailer house in 20 years it junk tear it down and build something it will be cheaper in the long run. because you put 20k into it and you still have a junky trailer that in 3 to 5 years will have to be rebuilt again.

    It’s a money pit. After all the remodeling you still have a trailer. Nothing but problems. I live in a trailer with built on rooms. The trailer part is always having some kid of issues.

    When I was little I wound up in the front seat from the back seat when my Grandma got into an accident. She was a lousy driver. I was very lucky. I learned to sit down from then on.
