    * Carry good flashlight and a gooseneck light n mirror for underneath the unit. * Gloves! *Moisture meter ($30.) Handy to have * safety eyewear, and for me - a good dust mask 😊 Hint: try stuffing a smelly fridge (or even an igloo - clean it well first!) with the non-slick B&Wclassified newspaper.. Change it out every 2,3 days until the smell stops. I've salvaged many fridges, freezers and coolers like that.

    Thanks for reaching out Donna! Great tips. I will have to try the trick with the smelly fridge. Moisture meters can be helpful however I have found them more useful when tracking down the source of a leak, not so much to determine if the wall has moisture. In most mobile homes you can assume that the walls do have moisture. With that said thanks again for the hints and tips. These are very helpful. Keep in touch moving forward.     So I'm looking into real estate investing and I've been watching podcasts probably now for a year. This is one of the First videos I've noticed that has mobile homes specifically the focus. I just learned more about mobile homes and what to look for then I would have ever thought about while investing. I would have spent a ton of money on inspections for houses that would have had major issues! Thank you so much for this information!

    Hi John. Another great video! I will be looking at my first mobile home opportunity tomorrow! Nice small park with a few vacant homes. I wanted to share a trick I learned being a professional handyman at one time. Those access holes to the shower faucet can be covered with a wall vent. It never gets much attention, people never question why it is there and next time the shower faucet needs repair you remove 4 screws and there it is. Just wanted to give back a little to the guy that taught me everything I know about mobile home investing. I’m going to give it a shot so wish me success and thank you for the inspiration!

    @@steffie6510 The vent goes on the back side of the faucet. It may end up in another room depending on the location. It should never be near any water. It is always located on the backside of the faucet.

    @@steffie6510 Unfortunately I did not. I had a previous business and lost everything. I went to 3 parks and had deals worked out but they shut me down because of my credit. Instead I built a trailer for pressure washing. Much better deal and now 3 years later I have steady customers and no hassles. Everything works together for good. BTW the places I negotiated on are still vacant and untouched.

    hello yes it did answer a few questions but the biggest question of all isparticularly how much is it usually to move a mobile home I know distance and location has a lot to play in that part but I would like to know the average price of moving a mobile home from one place to another and how much would it cost basically general for the paperwork to have it switched over in all that good fun stuff

    Cool video john. Im totally new to this . I may have an opportunity in an area that may get hit by tornado. In a park is there insurance policy to restore the mobile home if it gets damaged or destroyed?

    Hi RUBYXREIGNS, Thanks for reaching out and connecting. Yes, there absolutely is insurance for most mobile homes when it comes to tornado coverage. You may have to pay extra for this, as it may not be included on a regular policy, however in my experience you should be able to get this coverage for sure. The only time you may not get coverage is if there is an active tornado warning in the area or serious storm coming in. I hope this helps and starts to point you in the right direction.     Hi zane sutherland, Thanks for reaching out. Because the vapor barrier was cut in this exact location it is likely due to the fact that this soft spot in the floor must of been like this for a little while. Someone else inspected the property and did a terrible job to rip the vapor barrier open without any consideration for putting it back and sealing things uptight. With that said, I would let my handyman repair this after he fixes the soft spot. Hope this helps and answers your question. If you have any follow-up questions never hesitate to reach out any time.     Hi SilverMoon76. Thank you for reaching out and connecting. For getting into flexible spots and needing less experience to install, I do prefer pex over cpvc. However I will only upgrade if I am replacing out of necessity. I will not upgrade in most cases unless things are broke. There are certainly pros and cons to using both of these however I hope that this helps a bit.     Hi Shanda Smith, Thanks for reaching out and connecting. You certainly do not have to go under the mobile home prior to purchasing it, however definitely to have a powerful flashlight and look underneath the home to see what is there or not there. Sometimes you can spot leaks, animals, junk, and smell things like human feces or animals that may clue you in to other problems. Some mobile homes will not have much clearance underneath them so it will be near impossible to get underneath even if you wanted to. If a repair happens underneath the home and there is too little room to go underneath, the floor has to be cut up from inside so that the pipes can be fixed from above. With all of that said, to answer your question it is not about the age of the home but rather how thorough you would like to be. Again, you do not have to go underneath the home but definitely pull up some skirting and make sure you take a look around. I hope this helps and starts to point you in the right direction.     Shsnda- you're talking about the age of the home? I've watched a number of his videos and he's mentioned the age isn't a big deal...many older ones are in better shape because of what he calls "oride of ownership" . MH older than 1978? (I think) have flat roofs.... There's a wealth of info on his website and he has a mentoring program you can buy if your truly serious... Good luck!

    Hi Eva! We are investing in all 50 states, excluding Hawaii. If you're willing to drive, be outside your comfort zone on a regular basis, and talk to hundreds of people in this business is possible in every state.     I'm looking for advise for my first deal. I looked at a 2 bed 1 bath earlier today that the seller is asking 7,500 for. They started the renovation and purchased all of the materials needed to finish it which comes with the sale. Would you recommend pursuing this deal or look for something that may have better margins?

    Hi Jason Cusack, Great job going to this appointment and being willing to help this seller. Based on your comment I am unsure if this person is an investor or simply a regular individual that got in over their head. Some people will purchase a mobile home from a park that needs many repairs, only to make some of the repairs and realized that they are not capable of finishing the rest due to lack of budget or inexperience. With that said, if you do like the area and like the home and the manager, I would encourage you to make an offer on the mobile home. It is better to make an offer then simply walk away in my opinion. At least let the seller know how you can help via price and terms etc. Follow up accordingly and move from there. With that said definitely continue forward and continue making offers to other sellers and with other homes as well. I hope this helps and starts to point you in the right direction moving forward.     I ended up not purchasing that trailer. I ended up needing to spend more on another investment than I planned so I didnt have the cash for the trailer.

I would encourage you to look online and off-line everywhere to find mobile homes for sale. We also want to be well known by parks and owner occupants when they need to sell. With regards to purchasing a home this may be done a handful of different ways, whether you actually buy the home or not. Remember that just because you're getting a home for "free" does not mean that you will not put any money into the home moving forward. If a home is listed as free than that is because it needs a great deal of rehab and repairs moving forward. When a home is for free, or when it is for any price, you want to keep both eyes wide open and know exactly what you're purchasing before making any offers on the property.     Hi Mildred. Thank you for reaching out and connecting. I am sure that you and I can both speculate on a few reasons. They are definitely made of a flimsy material and likely get damaged and removed. Perhaps folks cannot or do not want to spend the money to purchase new doors so they simply leave them off. In addition to the closet doors missing, many bedroom doors will be missing as well. These are cheap and flimsy and surprisingly not that easy to find locally in many areas as these are not typical single-family house -sized doors.     @@MobileHomeFormula love your channel. Thankyou for answering. I looked at a 1964 double-wide in a mobilehome home park I used to live in as a young girl. They wanted $30,000. They stated out 20 and 1 wk later 30. I called my insurance and they said they wouldn't cover that old. You have given me alot of insight on what wk needs to be done and what questions to ask and what to look for. I couldn't believe what I have learned so far
