Very interesting video PK and congratulations to Thao. I was wondering how did you find a property manager to inspect the property for you. The seller’s agent will not give you a true picture of the property. Their view will be biased to seller. How did u find a property manager when you live interstate? Thanks

Hi Pk, great video. With the interest rate being so high at the moment, even if we do interest only you would be paying around $600-700 a week on a mortgage thats excluding other expenses such as council, insurance and water bill etc.. it seems quite difficulty being in positive gearing side forget making extra $ or so in cash flow each week. What are your thoughts on this?

Hey I think even without a value add strategy there is no need to be paying anything close to 600-700 a week. And with this reno strategy it’s very very possible to get positive cashflow even today - clients are getting 7-8% plus yields post reno

Well obvious she could do this with good equity in her first property. Most of us don’t have or are not in this position. If you have $0 this is not possible unless you spend 10years saving every $ to make a deposit. In 10 years time the deposit will not even be enough as prices will rise too far

Regardless of anyone's situation, there is always a next best move. For some, it's to save and invest in stocks. For others, it'll be to take on leverage and invest in real estate. For others, it'll be crypto. I wish I had learned about data backed property investment earlier. However, I could have never sought out education about it without the pain of two failed investments. My next best move from here is to get educated and get back into property when I have borrowing capacity again. I'm sure you have a next best move too, my friend. Let's both focus on that.

Hi Pk, is PM the same as real estate agent? Some real estate agent also manage the property.

@entbook6171 which state are you from? Sounds to me like a terminology difference. I’m WA and property managers are loosely referred to as “real estate agents” as in they work for an agency but manage your property and there’s another branch within the agency that manages sales.
