Hi PK, Would like to know about the negative gearing benefits vs trust. Will we lose the negative gearing and tax saving benefits if we go for investment with trust approach? Also retro purchased property, what is the process to restructure with new trust? Do we need to sell the properties to buy under trust?
In WA investment property Tax in high & goes up with CPI each year.
Please be mindful of trust won’t give you negative gearing 😢. It is dangerous and illegal for broker to provide ‘tax advice’ and ‘financial advice’!
.. been there, done that. Would never do it again. Poor quality tenants that trash your house because they don’t know any better or care generally . Can’t claim anything as bond paid from DHS and have to go through VCAT or similar to get a cent which is pricey to apply for / pay agent to do and impossible as they say “ fair wear and tear “ !!!! To everything from piss stained/saturated carpets to countless marks/ dents etc etc. Very little care factor from tenants as government housing.

Excellent video! I did this with one of my properties i.e put under a trust. Unfortunately, I'm still stuck with 8 properties under my name. Maybe a video on ways to re-structure without costing an arm and leg?
Yes that would be amazing, there is a broker who claims its possible to restructure a property from Personal Name into a trust without having to pay CGT or stamp duty!!! Would love for PK to interview someone about this

24:47: Flipping heck. Buy when others are fearful? Perth cheapies are getting 30 to 40 offers on the opening weekend. Usually 10 plus been interstate offers. At least half have NO conditions at all! If anyone's actually been to an open in Perth (I have), you will see 8 to 10 buyers agents doing video walk-through's of the property. In many cases, you WONT get a park in the street. And the agents WILL NOT give you a followup call later on in the day. They simply don't need to. That's not exactly my definition of fear!
Great point William, though in Sydney and Melbourne, there are still thousands and thousands of people waiting for the right time to buy. They don’t know what’s happening in Perth market. Just like we didn’t know what is happening in markets like Brisbane, SA or Tasmania 3 years back.

quite a few vids on borrowing capacity, would love one on serviceability hacks! i have a ton of capital and equity but don't have any income to get a loan
Buy a business that’s profiting
Option 1 find a positive geared Investment property and use the proposed rental as Income to service the debt. Option 2 - Buy using your super
If you have borrowing capacity enough to buy one property then you can go with trsut structure to buy IP in trsut, and keep retaining your personal borrowing capacity as long property you buy in trust is either neutrally or positively geared.

Hypothetically, if you had a property go down in value since the time you bought it, will the bank come at you asking for cash to get it back to the original LVR?
No, however if you wanted to refinance for a better interest rate the banks will request an appraisal to be done on the property and if your 'loss' shows your LVR has changed from 80% LVR to 90% you may find the new lender to increase the interests rate due to the change in the LVR (high risk for the lender)

this content is soo good but so sharp that walking on that edge you can see PK face like yezzus I'm not sure if we should be exposing this strategy, haha I mean I would totally do it myself but that little part where the banks should not know about the other trusts you have is kinda of fraud, I mean you would have to go to the lender that would not '"ask you" about it...
