Communication = #1 Also, go to the job site, shake hands, acknowledge all the contractors and treat them well. Bring them pizza, pop, etc. They will remember the little things guys trust me.

I was thinking the same thing. Even on job sites heavily regulated by OSHA you still see that! It's usually a sign of cutting corners, where the superintendent, GC, project manager, foreman, or even the worker themselves don't want to spend the money to buy what they need to get the job done safely! A little extra money spent on a taller ladder is much better than spending thousands of dollars on medical bills and a possible lawsuit, which could very well be the reason we haven't seen an episode 4!

Great episode! 100% agree about the importance of communication - I’ve found most problems are the result of poor communication with contractors - having a detailed scope of work is so important!Tons of useful tips - thanks Chris!

Contractor start and finish deadlines are important... I had a roof job start late and run long due to slow contractor working hours. Great video, thanks Chris & BP

Great three video's looking forward to seeing the completed home. Do you have a completion date? It would be great if you talked about the financing of this project from a lending standpoint. Did you use your own money, investors, etc.

Would really have liked to hear the take aways from this one. Where did you go wrong in the analysis and how much total out of pocket for construction. It's looks to be $140k in work outside looking in.

Can you manage projects without the need of a contractor? I’m actually a carpenter myself and I know other carpenters that work for themselves that could probably help me out with projects like this, I know it could probably save a lot of money. I’m just not sure how that would work legally?

with this real estate game . its about over coming the 3 fears of real estate by just doing it. u got to jump in as a private investor. no other way exspecailly when u dont have no money no exsperience or credit... just got to jump in and roll with it but follow ur vision and the dream

Incorrect step ladder usage the safest standing point is 4th rung from the top and I saw 0 3 point contact which is a good way to get your insurance to drop you. No ppe and a pot of unsafe acts I wouldn't trust a contractor without their osha licenses

You could make the GC a partner and give 5 to 10 maybe 15 % of the profit. The would incentivize him to finish on time and do quality work. Cause time is money

He actually lost money, you can see the house and the price on Zillow. Unless he spend less than 60k on the remodeling.

lol as a framer, id be kinda peeved if this guy came into the jobsite with a film crew and was in the way of our work. Unless he's bringing food and drinks and shaking hands instead of ignoring all the workers. Also, 3:25 that guy is standing on the top of a ladder! Get a bigger ladder big man!
What happened to the rest of the project?
If you get hurt on a job site without wearing personal protective equipment, your insurance company might not cover it.

Jinzong Li take his rehab budget and divide it by the square footage. So roughly $44 to $56 per square foot

He paid $135k, looking to sell between $340k - $385k he said. His total costs I think was around $290k. So if the home is 1800 sqft his cost per sqft to purchase was $75/sqft. At a ARV of say $290k it would be $161/sgft. for the home size. Subtract purchase $75 from $161 = $86/sqft renovation costs. It's basically double what he paid.

They can in some cases. That is why it is important to reduce your liabilities, such as signing a contract with you.

You also want to make sure ANYONE who works on your property, even your personal home property, has liability and medical insurance in place. Ask for a current certificate and check the dates to confirm it's still active.

Good question Jesus. Many investors do not consider this but like Jami said make sure that your contractors are insured.

Don't forget to also make sure they carry worker's comp on any employees, too!

A lot of times the invester is the real problem I know ive done remodels for ever they expect 40$ an hour work for 14$ an hour they dont know code or proper order of trades they think they know something and dont know shit they dont understand how much material cost they want to make you wait months to get paid and then they act like theyve done everything right and the contractor sucks ive always hated the contactor bashing on the podcast

Great information, but dude, seriously, you've got to cut out all that hand movement! It is *seriously* distracting, and makes it very difficult to actually see what you are showing the viewer, because all we can see is your arms waving around.
