    This whole video is misleading. That squatter was actually a tenant when the other owner died. These buyers knew about the man living there when the nephew of the old owner sold the house and got a discount for it. These new owners are idiots. They need to suck it up and realize they’re landlords now for their idiotic decision.

    Happens all the time in NY..it's quite normal and a regular occurrence..which is why being a landlord is risky business..if there are children involved forget about it !!!! You will never get your property back . When my husband and I were in the market to buy a house . We would see the listings with nice houses for such low prices - every time we inquired , " tenant occupied" sale ..meaning the owner couldn't get them out so they are selling the property with the tenant still inside. Unfortunately it's not always malicious. The rent in NY is so high sometimes when a landlords sells his property the tenants really can't afford to go anywhere else because they lived in the house so long paying under market rent when they have to find something in the current market it's too expensive. That's especially true now post covid ..some tenants really are stuck . What you use to need as a down payment for a house you need for a rental in NY. Unfortunately In this situation it was the seller who really screwed these buyers because the previous owner wrote up a contract ..this guy technically isn't squatting. Because it wasnt a formal lease the seller didn't have to disclose he was there and sold the house not informing the buyer it was tenant occupied. Another issue is when you buy a house " inspections" and walk throughs are performed so I don't know how they didn't know he was there ...the seller and their realtor was probably in on it ...if you don't think it's possible ..you don't know NY the realty industry here is extremely competitive and slimy ..they will screw anybody to close a deal ..I've seen it many times and unfortunately I've been a victim many times.

In the meantime, he has absolutely no qualms about stealing from this older couple. If he was actually being paid $150,000 a year by the previous couple to be their caretaker, and he's renting out rooms by the night, then he's definitely in a financial position to pay rent. I heard another story like this. You have to hire some ex-military guys for like two weeks. When the squatter leaves the house for whatever reason, they rush in an occupy it…and then throw all the squatter’s stuff out. Make up a lease with the military guys’ names as the occupants. Change all the locks and have the military guys stay there for at least a week. They are the legal tenants in that place then. That’s how someone else solved this. Even if it costs you $10k to hire that security team you get your house back.

    Ok, I'm not a realtor but I've purchased so many properties. This just doesn't happen. When you buy a home, you go through a process of inspection after an offer is accepted and it goes into escrow. This is after you've been shown the home and know what you're getting into. It's UNHEARD of to buy a home with a squatter inside let alone going through the entire process of a closing. You know what happened? These people were so desperate to buy this home right next door to family members that they bought it illegally. There was no title company clearing the deed - you as a buyer, don't sign a deed. The seller does and then the title company transfers it over to you and you get it in the mail to keep in a safe place. Yeah, I'm not buying this story. These people were foolish and this is what happens when you don't go through the normal process of buying a home.

  • @tstieber

    @tstieber

    I'm thinking there's got to be something along those lines. But it's also possible that this guy allowed them to do the inspections, because apparently he was the caretaker before, and he might have said, sure I'll move out on such and such date and then didn't do it

    Read about a man whose house was entered by a squatter. He still owned homes, so he was legally allowed to make "upgrades" or "remodeling" of his property. So he "hired" three friends and they took out the toilet, sink and tub...and the outside entry doors. All appliances were removed, as well. Heard someone in the neighborhood had "LARGE BOA pet snakes" and somehow they got loose and ended up moving in with the squatter....IN MIDDLE OF NIGHT. YEP...SQUATTER RAN OUT....AND ENTRY DOORS WITH NEW LOCKS WERE PUT ON SAME NIGHT. In my farming town...folks just go give " squatters" a little bonfire "roast" party....and anything left behind is burnt as bonfire trash. USA needs to get rid of "squatter rights" in EVERY STATE! YOU DIDNT BUY IT OR BUILD IT ON LAND YOU OWN....YOU SHOULDNT GET SQUAT!

And didn't expect him to just refuse and this law to take over? I don't claim to have all the answers but another situation happened like this and when the squatter went down the road for groceries the owner ( or friend of the owner ) moved in temporarily and changed the locks and the new 'squatter' has rights over the older squatter and they got their home back........If they squatter never leaves that is one thing but most people have to go out and buy food etc......A neighbor informed them when they squatter couple left the property but you have to change all locks and leave their belonging outside so they can retrieve them. You need to stay in the property so they don't try and return and out squatter you if you get my drift.

    Shouldn't this be considered an intrusion in the property? Also, squatters laws should be removed to protect the landlords from illegal occupiers. To the owners: I am a realtor in nyc and everytime I do a deal, I always put "house should be delivered vacant at closing" on the deal sheet and make sure lawyers write the contract with these contingencies.

    Have a family or friend of a friend move in and rent one of the rooms he is renting. Once you’re in make his life a living hell. He can’t take that person to court because he doesn’t own the property. Take a dump with the door open after eating massive amounts of chili and bake beans. Throw parties! Remove the hot water heater, the breaker box! Have a garage sell when he comes home one day selling and giving away all his stuff. And there is nothing he can do but leave. They key is to have someone their at all times. When that person has to leave and go to work have another family friend come over. And they need to come in shifts.

    Water, electricity, gas, and sewage will cut off due to a suspicious person. If a squatter asks for repairs, don't respond by citing a lengthy judicial process. If the squatter himself tries to call a repairman, be sure to tell the contractor about the landlord's dire situation and let him return.

As a renter I pay utilities so they should definitely stop paying for electricity and other things. If he wants to keep living there he’ll have to get the electric company to put stuff in his name and he won’t have a lease or anything.

    Because in NY if the squatter stays in the property for 30 days and more, they gain tenant rights and all the protection that comes with that designation, the owners become landlords and they must provide utilities and all the rights of a tenancy. If not the squatter can make a case of harassment and illegal eviction to Housing Authority.
