    He had to give him time. It is not easy to evict someone even if it was a scam. Itbtakes time and money, so the landlord did what is best for him

    By law he has to give the guy a 30-day notice to move. If then the guy doesn't comply then he can file an unlawful detainer (eviction), but you must first give a 30-day.

    Scammers has been successful at this scam for years. I first heard of this scam back in 2009 when I was searching for an apartment on Craigslist.

    If the owner is letting him stay there and I'm wondering why he didn't let him just leased the house out like he planned on doing unless that tenant has bad credit or the rental amount the tenant agreed to pay is way too low.😳 I am so putting super lockbox on my listings as a realtor no more combo locks.

    Yep they almost got me a year or so back, it's been a thing since 2010. People do job scams too, have you go through a whole interview. ASK for all your information and they seem legit.....until they take you to the cleaners.

    We got a scammed years ago in person by the true home owner. She promised us the rent house and told us to put $400 deposit down. She than mailed us $25 dollar money order in the mail and told us we failed the background check. She done this to many other families.

    Who hires a lawyer to rent or buy a home. I think they are supposed to hire a realtor for a home search. Whether it be a rental or purchase. Not sure why you would spend 300+ an hour to have an attorney walk you through the process. Maybe, if you were buying a multimillion dollar home, I guess.

    Exactly, I moved there in 2012 and both my old apts in Cobb was 600$, now them same apts is over $1000. Thank God that I left because it’s more expensive and crowded.

    You know why Atlanta is so expensive now? Because #1 northeast folks & Midwesterners are moving there in drove increasing the demand on real estate and #2 the new transplants are bringing their voting habits & voting blue across the board which is turning Ga. into a blue state. Democrats love their tax revenue so of course you're now paying higher property taxes which gets passed on to the renters. You want to keep Ga. reasonably priced you keep it red.

    @@jobmail14 my father has lived in Ga. for about 20 years. My wife wants to move there because it's affordable in comparison to where we live (Conn.) I did a Redfin search on my father's property showing her the tax increases in the past 4 years & all of sudden it didn't look so affordable to her at the rate it's headed. Same thing is happening in the Phoenix/Tempe AZ area where I was contemplating a move to as well.

    It's not, but the demand for housing in metro Atlanta has pushed all rent/mortgage ridiculously high. The cost of living is no longer a draw for Atlanta. Low income individuals are suffering the most right now.

    He can't let him stay. He had already got someone in that property. Those people are the legitimate tenants. Maybe if he had not been in a contract then he may have allowed the man to stay. It was generous of him not to throw them out that day, give them some time. Sad story

    Good lords yes, it's crazy. I could only imagine what would've happened if Amazon had moved their 2nd headquarters here. I had some guy cold call and ask what I was willing to sell my house for (tax value is $250k). I said 500k (as I am not interested in selling) and he said no problem. No hesitation at all. Asked when I would be willing to look over the paperwork. I hung up.

    This happened to me in Brooklyn, but I double checked the ad and it was a scammer, relisting properties during an open house. So basically he'd find out when they were showing the property and claim he was the realtor and ask for the down payment and you'd sign a bogus lease and disappear. But I checked first and he played himself 😁

    Y'all I almost got got, 2 years ago, in TN. It was a 4 br house w a fat ass yard and it was cheap af. I searched it, b4 I sent my $, and the post/ad was stolen, from Trulia, Zillow, etc. I called the real estate company to tell them, the owner, there was someone reposting it. The receptionist was shook lol she was like, " *gasp* Ma'am that is a scam!" 😂 Terrible. Almost got a playa, y'all.

    Same scam almost got me. Found ad online, was instructed to view the home alone with one of those lockbox with the key inside, then the red flag was never meeting. I thought it was strange to allow a stranger to live in your house without meeting them. I held on to my money and Google the house and found the real realtors and called them. Then they tried renting it to me 😆

    Well we stopped a woman from paying a scammer 2 weeks ago, the scammer was suppose to meet her at the home and she was suppose to bring them $1000 to move in. The home was actually $2000 a month this lady was pissed at us for letting her know she was being scammed, and that the home was managed by a very reputable company here.

    Had a realtor cold call me about my house in a moderately good area of ATL. It's tax value is about 250k. I pretty much told him flat out that I wouldn't consider anything lower than 500k. I have no intention of selling. He said not a problem, with zero hesitation, and asked when I'd be willing to see the paperwork. I laughed and hung up, but was gobsmacked. Seems like it's time for that individual to sue the company that's managing those scam boxes.

    They tell you they're outta state right now but are willing to do everything via text and emails, first thing you should do is either ask for FaceTime/ Skype or ask to speak on the phone, it's rarely an English speaking person.

    How did the scammers know the lock box code??? And, if the random people, who are touring the home, are given lock box codes, then the code should be changed after each tour. However, if it was my property, I would make sure I showed the property myself.

    Check the accent of the so called landlord. These people probably aren't even in America. Check the City Assessor office for the true owner. Check Zillow, Trulia and others for listings.

    You have to becareful on zillow and trulia a few months ago I saw a 3 bedroom townhouse and they told me to call when I get to the property i did , myself and daughter after we check it out I was like ok I like it. Call number back did the application same day and denied same day. Im not a pandemic victim. Although I feel for them. Im just trying to find a 3bedroom to rent. Now you can't trust noone.

    Always check the tax assessor's office to see who owns the property or call a reputable broker or real estate agent, they will tell you who owns the property.

    Probably way more expensive than the $1k a month, and it was already legally leased to someone else. The rental market in Atlanta moves very quickly unfortunately.

    The actual owner wants more money per month because they wants the rental market price. He also didn't do a background check either. Nowadays you really need to know if someone has an eviction on their record. I hate to say it, but as a real estate agent I have seen way too many people with evictions on their record. I wouldn't even rent to anyone who has an eviction on their record. And a lot of landlords or property management companies won't either. They will take someone with a foreclosure before they take someone with an eviction any day. I have had a client that was willing to pay cash for the whole year upfront and have the bank statements to prove it, and was still denied because she did not have a job when she first moved down here. She was a cop and had many interviews lined up. She was guaranteed a job as a cop. They still turned her down because she did not pass everything on the qualification list. They will turn down upfront money and take someone that meets all of their qualifications. Landlords know to think of the long-term game. Most people who come with money have to because they can't do things are traditional way. And that's for a reason. That's a huge red flag. Not only that, they can get sued from the people that they rented to. They have a legit contract and the landlord can't breach that contract with their legit renters. It's nothing personal, just business.

    I was looking for a 1/1 near the coast and found a great apartment right off the water. 1200 a month first and last got you moved in. They said wire the money and they'd meet me with a key. When I said I wasn't going to give them any money until I saw the place they said they were too busy to waist time if I wasn't serious. I was like " well this is a scam for sure" so I went to the address and it was a little one story shack that did paddleboard rentals not a 30 story apartment building... idk who this could work on ? I guess maybe people moving from another country or so far away that they just go with it?

    That's so true .....I squatted in a 3 million dollar home for 4 years I just had the lights turned on ran an electric skillet cooked and heated the water so no hot water bottle was needed and we did a lot of grilling and bar b queuing and all for free I'm telling you my Friend Squatting is the way to go ......livefree

    Some management companies do the same in Palm Beach County. They take one property, charge $ 65 for a fake background check on over 80 people, for said property. Some did not submit SS#, but was told they were denied. They then tell the owners of properties that the applicants had unsavory renting history. New scams everyday.

    Yeah, I was warned about this before moving to Atlanta. I came across this issue plenty of times especially on Facebook marketplace. One thing you need to report on is these apartment complexes who are charging an arm and a leg just to do an application to rent. Only to drag you along for weeks with no answer and refusing to give a refund.

    Had this happen to me in 2016. $3,200 scammed, older couple was so helpful and knew I was trying to escape an abusive relationship, they took advantage of my vulnerable situation, I met the couple walked the house tour with them, had lunch with them, they even prayed for my safety leading up to the day my children and I got to the house uhaul full middle of the night only to realize I was scammed!! The fear and sadness on my kids faces walking back to that uhaul truck, I chose to sleep in my car for a week because I knew we couldn't go back to the abusers house after sneaking away, once I got paid, we moved into a hotel and lived there until 2018, that changed my whole life. It's a sad sad world

    As an agent here in Atlanta I can truly say that these scam artists are taking a lot of money from people. I have had clients come to me in the past with many stories like this. I have met random people who I told I was an agent that told me the same thing. I have had people that just moved here tell me the same thing. I have prevented many people from getting scammed because they called me first to ask me about it. As soon as I told them what to ask the fake owner and ask them other questions about the listing, they thanked me because they realize it was a scam. This is real people! If you need to check the county records to make sure the owner is who they are supposed to be, you should do it. You also need to ask for proof to show that they are not in foreclosure. Also, beware of these application fee scams. These property management companies consider a property available until someone that is actually approved puts down a deposit. That is why some people will get an approval email but then when they come to pay the deposit, the house is no longer available. That is because they gave it to the person who brought the deposit first. They will tell you that you can transfer it to another property, but that property may not be in the area that you want it because they may only have a couple in the area that you wanted. If you want a house in Atlanta, you don't want to transfer your application fee to a house in McDonough. Or if you need a 4 bedroom, you don't want to transfer your application to a 3-bedroom in an area that you didn't want. That means you are out of your money. And now if you are 18 or up you have to go on the application. So if parents have two teenagers that are over 18, they have to pay for them too. I have seen families out of $200 to $300 just on an application to get denied or the house goes to someone else. People are paying that much money to apply for a house that has 50 other applicants on it. The property management company never tells them that though. They are making thousands a month on just application fee is knowing that they are not going to rent the house out to these people. The government should step in and put a limit on how many people should be able to apply for a property at a time. There was a lady on the news that was a private landlord that got busted a while ago for stealing application fees. She was on the news and got in trouble. These companies get away with it everyday. And that isn't fair! Also, if things are supposed to be fixed prior to you moving in you need to have a detailed list of everything that the owner says they are going to fix prior to you giving them your money. I had a friend that was promised a lot of things were going to be ready for her when she moved in. After she had everything on the U-Haul truck and got to the house, she realize nothing had been done. She called me crying and very upset. There was no way she could move her stuff in that place with how it was presented when she got there. Lucky for her she mentioned to me that the owner was a real estate agent. Real estate agent that are landlords are under certain laws as a landlord. They can't get in trouble for being a slumlord. They are not even allowed to keep deposits in their personal bank accounts. It has to be in the bank account of the broker that they are under. Anyways, once I told him that I was an agent and told him that he would be in serious trouble because he is licensed, he gave her money back. She was extremely blessed to get her money back because this was a Craigslist listing. That agent wasn't expecting for someone like me to call him. You need to be very careful looking for a rental property. Trust me, I KNOW!

    That's too bad. Also, if you shop at Amazon, you receive a call that says "Amazon Customer Service", and someone says: "there's someone in 'Ohio' or wherever that's trying to use your card, they need you to download an app so they can stop that person from using your card", don't do it; it's a scam. Once you'd downloaded the app, they would be able to use your card. The REAL Amazon Customer Service would never call you and ask you to download an app on your phone.
