This villa is very lucky to be not only on a river but its also surrounded by jungle and rice fields....but its also only 5mins from the beach!

Some constructive criticism for your videos: prepare yourself before shooting with good descriptions, the use of "oh" and "stuff" while describing local art is really bad, as the use of "awesome" and "kind of cool". The way you're talking make you sound like a teenager and don't do this house justice. On a positive note your shots and editing are great. Keep on improving, this is a good concept for a channel. Good luck!

@@Balitecture Surely with the economy so crippled over there construction costs would be low. Can you give me an idea of what i could expect for a 200k-300k villa. I am married to a Balinese so land would be bought not leased. Would need to be somewhere close to the water as the majority of use would be by Tourists (once they return) Also do you know anything about how banks look at loans for overseas property like this?

You can purchase property indeed. Freehold is available if you make a PT PMA (foreign company) and that takes 1 month to setup. Or you can purchase a leasehold instantly in your name for up to 80 years. Leasehold is 2-3x cheaper than freehold

Leasehold land is typically 2-3x cheaper than freehold land. This makes it much better for operating a vacation rental business if you want higher profits. Leasehold can be held for up to 80 years in your name and even extended beyond that if you make a prior agreement with the land owner. Freehold can be bought by foreigners if you setup a PT PMA (foreign investment company) and the minimum investment is 10 Billion IDR ($700,000 USD). Freehold is then converted to a HGB title.

At $1=Rp.14000 this villa is about 8 billions or milyard in Rupiah. The govt should drop the 3 zeroes and print new money. With exchange rate 1 to 14000, Indonesia looks like a failed country, which it isn't.
