    I’ve lived in the Melbourne/Palm Bay area since the early 90s. For retirees and those that enjoy doing their “living” at home, Palm Bay would be a good consideration for them. For those that enjoy social activities, nightlife, building honest friendships and varied city entertainment, this would be a bad consideration for them. Home prices have recently skyrocketed (my home is now worth twice as much as it was five years ago). If you live deep in NW, SW, SE Palm Bay, it will take you a minimum of at least ten minutes to get to a store, gas station, restaurant, etc. The roads in some of those very neighborhoods are gravel or non-existent. The perks of living in Palm Bay are that most neighborhoods are quiet, most lots are of a pretty decent size, there’s recent construction homes in most places (not much earlier than ‘80 here) and we have a decent amount of retail selection.

    I grew up in Melbourne and moved to Palm Bay in 2000. When i first moved into my house I had empty lots all around me. Just one neighbor directly behind me. In the last 5 years every single lot has had a home built on it, about 11 in total. EVERY single person to purchase these homes were either from Miami or New York with the exception of one couple who came down from Georgia. The road i lived on went from fairly desolate and quiet to almost a freeway that people would use to cut through from Jupiter to Cocoa Ave and was getting worst. I ended up selling my home in that location and moving further out in the 32908 area where im now on a double lot and have more space between myself and neighbors. The housing prices are absolutely ridiculous. Property taxes are about to spike. The infrastructure sucks. Palm Bay is constantly trying to find ways to force new taxes on the residents for storm water management. Just last year they tried to force any person to connect to city utilities if its available to them which cost homeowners about 16k for city water/sewage hookup. 90% of us have wells and septic and do not need their utilities. Power will go out at the slightest breeze. Code Enforcement will leave nasty notes on your front door just for washing your boat in your own front yard or putting a pop up canvas in the driveway for a family cookout. Palm Bay PD will cite you for sneezing in the wrong direction. And dont put nice wheels on your vehicles because after hitting 50 different pot holes on your way to home depot your car will be out of alignment, your suspension is shot, and the lip of your rim is bent. And the worst part is the corrupt city officials. We literally had a city manager who tried to coax a council member into a "club house" were he was going to try to film him with prostitutes to frame him in order to get personal property rezoned. He also conspired with a Palm Bay cop to plant drugs in another council members car. Other then that. . . i guess its just a normal place to live.

    I lived in Palm Bay Melbourne almost my whole childhood and that place was ok I remember when the space shuttle blow up in 87 and when Cruz shot up the Publix K Mart plaza.

    @@terrelmchenry9524 Well, just to give you one example. Wickham Rd. is developed all the way up to Viera. Where is Viera? You ask. Well, Viera is a town built where the Duda Ranch was just south of Rockledge. Yes, Melbourne now goes all the way from where you remember it being all the way up to Rockledge. Just to be clear; I'm not trying to troll this channel or sabotage anyone's plans. The truth is that most people LOVE this area and it's easy to see why. It has so much to offer I could write a book. BUT, if your are getting on in your years and you want quite and serenity those two qualities are diminishing. That's not a complaint, it's simply a fact. Except for my four years in the Air Force, I've been here since 1977 and I've seen the changes take place. To each his own.

    My Folks had a Vacation home in Palm Bay for 30 years...Spent many Summers in PB, Looking too move here in the next 5-10 years. The people are very polite and Kind, My kind of people.

    I love Palm Bay, Florida. You get a lot of house for the money. Back in 1999, I built my first home there. I want to return, but the cost of living has gone up. I am thinking about renting a condo. I miss the lovely weather. You got any one level condo's?

    The housing rental market, just like the housing sales market, has gone crazy. Too little inventory has boosted prices. Compared to other sections of Florida, you're right - you do get a lot of house for your money.     Hi Nick, I hear ya. The market is still a seller's market and the prices are higher than they were a few years ago. I did find a dozen 3 or 4 bedroom homes in Brevard with inground (some people consider above ground pools to constitute "pool homes" - I don't) pools and priced below $300K. Will prices come down? I don't know. I think there might be a leveling off, but not a drop in pricing. Use that Calendly link and we can talk about it.

    I live in Melbourne Beach.. Palm Bay and Melbourne are getting so overpopulated I'm not even interested in living here anymore they are building condos and houses on every inch of land and most of the condos start at $420,000..On Daily Road near Palm Bay they are building condos 7 storys high 55-plus community this will bring another 25,000 people or more close to Palm Bay area..More people higher taxes and higher HOA fees you will find out if you live anywhere near the water most insurance companies will not even give you homeowners insurance and if you do find one you're talkin about $3,000 a year and up...Drive down New Haven Blvd..Or Palm Bay Rd. from one end to the other used to take 10 minutes now it takes about 40 minutes because of so much traffic..🚨⛽🚨 they have to keep building more more because everybody from up North are coming to Florida because they are sick of the cold they are sick of the government and everybody knows we have the best governor in Florida..The days of buying a house in Florida and being affordable all that disappeared around 2004 now 2022 you need to make $60,000 and up.. and if you retired and your on Social Security you need to start heading to Central Florida..No more room in Melbourne & Palmbay area..keep looking.. maybe like Ocala or Lakeland Winter Haven...Melbourne =😎💰💰💰💰💰💰

    Again, thank you for your input. I definitely have witnessed the growth since 2004. The problem with the price of housing is - where are you going to go? I know single family homes in Ocala in livable condition are priced much more than here, perhaps double. I haven't looked at Lakeland or Winter Haven, but I bet the pricing is way up there too.

    We moved to the area from Ohio in 1977 when I was 15. I could write a book on the changes I've seen and most of them have not been good. When I retire in about two years I'm leaving Florida, possibly to return to Ohio. Yeah, Ohio aint much but it's home and home is where the heart is. Forget about the present governor, he'll move on to bigger things and with all the idiots moving in Fla is bound to go blue again.

    If you think that's bad try moving to southern California it's ten times worse. It's a sh*t show. My town has 100k people but feels like 1mill people commute through here everyday. A house is like 800k and that's why I'm looking to move to Florida. It's literally even half the price or less for a home there still compared to here. Plus, the taxes are insane! California dream my a**

    Same I lived in Cocoa beach, Satellite beach and currently have a small house in EauGallie but I dont live there now, too many people. I used to be able to get to the beach in 10mins now takes 20mins I can ride my bike faster then driving, no parking. The house I own in Eau Gallie they are building a huge high end condo 400 more people,probably 800 more cars sucks. in 2020 I bought in Arkansas 25 acres with house, out buildings, barns, 2 ponds and a creek $88,000 I dont even wanna go back to get my last load. Florida was awesome when I first lived there in the 80s, it was tolerable in the 90s sucks now,

    Thank you for your input, but are you confusing Palm Bay with West Palm Beach? The only statistic that I could find online says that the population of Palm Bay is only 0.51% Cuban.

    @@JuancoPRoFlow just my opinion, but both Palm Bay and Melbourne have a bit of a tired run down feel. There are some nice areas sprinkled in, West Melbourne is the nicest pocket in the area IMO. However, it is a very small place with only 25k or so people living in WM. There is not much to do in the area and Palm Bay has a very rural feel even though their are a decent amount of people in the city. The positives are obviously warm winters, close to the beach, if that’s important to you. Honestly I don’t know many people that live even 5-7 miles inland that actually go to the beach much. I moved to Melbourne 5 months again and I am seriously considering packing up and leaving. If you like small Florida towns and all the cones with that, then this area including Palm Bay, will be a great place for you, if that’s not your thing, then down t make the mistake of moving

I've seen a lot of new construction single family going up lately and wanted to join the party. I live in the east Orlando area. But don't know much about the palm bay area, was just doing some research. I see a lot of lots for sale still in that area. What do you think, are houses really selling for 300k and above in Palm Bay?

    @@JuancoPRoFlow yeah there are houses selling for 300k+ in Palm Bay, mostly newer construction. They at least have new construction options, there are very few of those available in West Melbourne or Melbourne. They will rent for significantly less, We were just in the rental market 6 months ago when we moved. I actually own several rental properties myself, if I am new to an area I typically rent before I buy. I’m very glad I did that here because I doubt we will end up buying anything in this area. When we looked at properties in Palm Bay it just didn’t feel like we were used to, there are very few subdivisions with sidewalks in Palm Bay, and it just has a feel of being. On the cheaper end. Houses for rent in Palm Bay would usually sit on the market a bit, houses in Melbourne and West Melbourne would rent immediately and for significantly higher prices, West Melbourne in particular.

    Exactly. That's one of the reasons that I chose to live here. It's about 2.5 hours to Tampa, Miami, and Jacksonville.

    I suppose the best source of info is straight from their website at www.emeraldlakesflorida.com/ - if you click on the "Master Plan" tab it will show a map of their proposed development. Also check out the "Gallery" tab. Note that DR Horton's Cypress Bay in not part of Emerald Lakes.

    Hi Frank. That's not an easy question to answer. I could compare that to "how much is a car?". Would that car be: an SUV? a sports car? a minivan? a Chevy? a Ferrari? Same thing with a"home". Would that home be: 2 bedroom or 4 bedroom? how many baths? located on the Indian River or on a golf course or out in the rural sections? is that home: a mobile home? a single family home? a townhouse or condo? According the the statistics gathered at the Florida Realtors Association's web site, in Palm Bay in August 2021 the median sales price for all types of homes combined (single family, townhomes, condos, and mobile homes) was $261,540. In pre-pandemic times specifically August 2019) the median sales was $200,000. Breaking it down individually, in August 2021, the median sales price of a single family home in Palm Bay was $270,000. For condos & townhomes it was $156,000. For mobile homes the median sales price was $65,000 (This might be a tainted value since there were a few uninhabitable units sold by the city which had to be removed after the sale and they were in the low $20K range. The previous month the median price was $116,000. Be advised that most of the mobile homes in Palm Bay are in 55+ communities). Hope this helps. If I can help you with anything else, let me know.

    Sorry nothing is great in Melbourne or palm bay. Lived on Florida Ave and Dairy Rd. Neighbors from hell. Lack of employment opportunities. Glad I was able to sell and get out before the storm to the home.

    Not a secret anymore. Everybody knows about it and it's very crowed and it's very expensive. Yeah, those are the only jobs you can get there too. Low paying jobs.

    Yea I’m upset. Every inexpensive house I was looking at is gone. Now they got either old and ugly homes priced for too much or new tiny home construction, also over priced. We are now looking elsewhere. Went there last month and it felt so congested.

    @@JuancoPRoFlow it’s just not a real appealing place, feels like it’s just hasn’t been taken care of, to me it just has a really weird feel. The east coast of Florida has nice places for rich people and then places for people that who just want to live close to the ocean or in warmer weather and that alone is worth it to them and they can overlook the negatives. That’s pretty much Palm Bay, there is nothing that would make you say Palm Bay was nice, but if you happy just having warm weather, then I guess Palm Bay is a decent place.
