Another non house related thing in the state is some of the highest sales tax I have ever seen. It’s oppressive. They even tax all food at about 3%. Crazy. You will not save vs just staying on the west coast.

That’s a good point to bring up!
I will add a tid bit from an inspector I worked with: home in Arkansas can “settle” quickly due to rain and you may see some cracking in some stress points of the home. Most times it’s nothing to worry about and can be cosmetic. This rate differs for people who live in dryer climates! Great video! 🤠

I was just able to find a great little property and close on it the end of April and must thank you for all you do to help us learn about the market and home buying. I lived in Northwest Arkansas for over 25 years in a house built in 1903. I did extensive remodeling and updating. There was NO evidence of termite damage anywhere. Was I lucky? Maybe, but I live in Florida now, and we have termites. Everywhere. And I mean everywhere. And we have hail and huge thunderstorms and tornadoes. And our property values are skyrocketing too. All that to say, if you live anywhere in North America you will encounter some of this, and more so if you live in the souther states. These issues are not unique to Arkansas.
