These homes are beautiful. The one thing I can’t stand is a stove on the middle countertop. That thing needs to be on the other side and it has to have a really nice fan above it. If that was the only design choice for this kitchen, I would not buy this home just because of that. The problem is having such a tiny backyard is not cool when you’re paying over $600,000 for this place. That’s why we are going for the older home that has the half acre to an acre instead. Plus the home is built a lot stronger and better than these newer homes are unfortunately. Great video as always, Chatkis!

Good content Chakits. I love this single story home. We actually checked it out a few weeks ago. Just bummed out about how small that pantry is for that beautiful kitchen. It’s also a shame that the price has increased about $5K I believe from the initial listing. 😢

Personally, I think this house has the ideal layout. I appreciate how the kitchen is separated from the living room. Every room is well placed. I despise having the kitchen and living room combined. The kitchen layout of this house is flawless; I really enjoy how the sink is situated close to the window.

I agree with you about the kitchen layout being poorly laidout and needs a total redo. The island is too big and having the stove on it reminds me of a habachi restaurant. Who ever designed it has never cooked.

I personally like the layout of the home. It’s cozy great for a new couple starting out or even a single person getting a first home. I also love the layout of the kitchen we see too many stove on the wall and sinks in the island. This look is fresh and different, I like because you could cook and talk to people. I don’t like the size of the pantry, way too small. And the master bathtub, it too narrow. But I personally like the house. Good price for what you get as well. As long as you have a car and don’t mind driving there should be no issues…. Unless there are no close shopping/ amenities around then your got issues.

The stove should be on the wall behind it, sink could stay where it is. Waterfall island would be a nicer touch, bigger pantry. Upper cabinets could be white or a light modern wood. Enclose the jetted bathtub & shower together in glass.

It’s a bit far out, but I, like my parents growing up, prefer a single story home. Also, depending on if you WFH, the distance from town may not be a big deal. Curious where the value will settle over the next few years, maybe under 500k a year or two from now. As for the kitchen sink. If you plan to do a good bit of indoor outdoor cooking/serving maybe you put up with the location. If not, wonder if you could get the more traditional configuration you described. Love that garage, project center for me for that side area… so much better than the tandem garage on some other unit in this development you covered before.

You're right. That kitchen is not configured right. Stove, frig and sink should be within a few steps of each other. Kind of a triangle. That really is in the boonies. I wonder how close to the Nellis flight path that is? I'd make that office into a library. Built in dark wood shelves and panneling. Close off the opening more. That primary bath needs a large freestanding tub. Thanks, Chakits! 😊

Chakits I Love the Home im looking for homes just like it...I am single, and I will be down grading and retiring soon, I dont need a whole lot of space so it works almost perfect❤ no stairs and and the pool is just the right size for me and I love the kitchen it's different than your average sink by the stove The only thing I would ask is if it were possible to make the bedroom in the back a mastersuite since it shares the wall of that bedroom...the distance is iffy...but you nailed it...I will be calling you real soon I promise ❤

When you upgrading your home to a bigger one!?!?

Good kitchen design would have the sink, stove and fridge in a triangle pattern that would minimize steps and reduce fatigue. That's what I learned when I had a kitchen design class as part of obtaining my degree in food service and hotel management. So, any time I see a design with the fridge placed far away from the sink and stove, worse being in a different room, I think, "This designer never did a lot of cooking."

I like this model and the colors as well. Blue is my favorite color as well. I like the fact it is a modern looking home and it is nice and sleek looing as well. Some things I would change like a bigger pool lol. But I like your content and you really care about your clients and the value they get for there money. The great room space overall is nice, but that kitchen layout seems so spread out and impractical with having the sink and dishwasher so far and separate from the rest of the cooking area. It's an odd layout. Even a larger kitchen, should have those primary elements be in a functional and reasonably sized work triangle. I completely agree with you and other commenters about how I would change the layout of the kitchen, it's a pretty big, possibly deal-breaking miss on an otherwise nice, open layout home that feels larger than the square footage.

No, $580k is the base price. You would also have to include lot premium, design upgrade options, and closing costs (2-3%).

I think the floor of the stand up shower in the primary suite is the only thing I don't like about this one.

Yeah the layout with the kitchen, dinning and living room is wasting space. The kitchen should be u shaped. The dining room made smaller, living room bigger and a large pantry added.

Yes, especially homes build by American West in the 90's

This is an excellent design but you can see that your lot and placement with other homes would be a factor. Most of those giant windows would be blocked out if your nextdoor neighbors are sitting there at their TV looking back at you.
