Sick cabin! That close too the water doesn't get any better! The inside I like. Happy too see peeps didn't put the couch against the window. That view is beaut! All that cabin needs is a woodstove in corner where tv, wall tv and a 2 story bed bunkie on side off house 👌🤘

Maine shoreland zoning laws currently require any new lakefront lots to have a minimum of 200 feet of shorefront and 40,000 square feet of land area which prevents crowding along the shore. It is pending. With some plumbing modifications it could be used year round.

Does the lake level ever rise to flood the lot and possibly the home ? I would have to know if flooding has occurred in the past. Beautiful view. I have seen this happen on large lakes. Especially ones used for electrical power production.

Flood zone damage is a possibility but insurance will most certainly pay for it. Government subsidies pay the insurance company so payment to the homeowner is guaranteed. They literally make money when home gets damaged. So it’s a win-win situation.

@@jazzcatt Actually, since Katrina, ALL properties on the water are deemed to be in Flood Zones now, (whether they flood, or not). This means that, if you buy a waterfront property, you need to buy flood insurance, which can be expensive (depending on state, body of water, and other factors), so you need to check that, before buying. (We lived a few homes down from the ocean in MA, and had to pay Flood insurance - even though it had never flooded there. This went into effect after Katrina, because, we were told, they updated all the flood maps.)

I see all these videos for luxury properties, and I think... why would anyone want that? It costs so much time and money to fill all the rooms with furniture and stuff. The taxes and maintenance would be annoying as well. Then I see this video.... that’s what I want!

No boat restrictions and temporary docks can be used. Maine does not allow permanent piers to be constructed but a dock system usually requires no permitting.

Cute place, but very pricy for the size cottage and the parcel size.

I'm thinking about purchasing a small home with acreage. Not sure how big. Something close to a lake for fishing and relaxing. I noticed the owners use this as vacation and airbnb. I agree! That house needs to be raised at least 12 feet in the air. When that lake gets a little to much water in it you'll be needing a float to sleep on.

exactly what I remember from my childhood... however yes this one is built an ground that could flood out...looking at the beach, the usual high water level here would be only 4 feet below the heighth of the cabin foundation... best to be 20 foot higher !!!

except when they do flood :) a serious nor-Easter can and does send large waves over the banks flooding cabins that are only a few feet above lake level... which is why you cant build that close to the water anymore !!! famously happened in florida a few years ago, several people drowned ...@@lifestyleproperties

@@calgal7828 that’s what it’s for. Cabins are an escape, and so beautiful. Peaceful, gorgeous mountains, trails, everything. We go up,cabin to open them in the spring, and go as often as possible. Share with family, friends. Close them up in the fall. It’s a special place away from it all.

This place would be too small for the winter. When you might end up indoors for a few days with a big storm, you want a little breathing space.

Too bad there isn't two bedrooms on the first floor. One for storage and one bedroom. Is this a year round cabin, if so need holiday storage, food, blankets extra

You are really paying for a secluded are that is close to the water. Or closer than you can currently build. In my opinion this is for someone on the wealthier side who wants to build on the existing property and turn this into a luxury lake home.

Maine changed setback laws several times over the past 50 years. The thought is that limiting development close to the water will limit phosphorus from entering the lake and causing algae blooms. All great ponds (naturally occurring waters of 10 or more acres) in Maine have a minimum of 100 foot setback requirements, and in some location more than that, for new construction.

Wow, Larry. You must be used to city living. Very seldom do healthy trees in the forest fall even in mighty strong winds. I would have no worries about that as I lived like that for many years before I got stuck in the city.

@@jazzcatt I live in the suburbs and 2 giant oaks fell through my house 2 different times. The last one fell on Halloween night in 2019. If my house wasn’t stone, it would have cut it in half. The magic word is heathy. They look healthy until they fall. It’s not if they fall it’s when they fall.

@@larrytornetta9764 I assume that the trees that fell on your home were bug-eaten hollow weakening the structure, leaving the living tissue, which is only just under the bark, to continue to grow. No matter where you live, city, suburbs or rural, if there are trees on your property that could possibly do damage to your home or outbuildings, they need to be inspected by a professional arborist as soon as you move in, and periodically afterwards. That includes coring through the tree, and inspecting root structure. It also helps to know if the trees are 'surface root' trees or 'deep root' trees. If you live in a dry climate that also tells you how you have to water them. So does the type of soil they grow in.

That’s very expensive for such a tiny little cabin!!!
