So after you've bought land and title deed at hand, can you ask for the green card certified copy? Buying land is becoming the most nightmare. You live with anxiety of loosing it to the same government.

There wil be an official process of receiving the documents. Advocates shall be required in witnessing a form that states you have agreed to surrender the ownership document and you can choose to use them to deliver the ownership document to the lands registry. The same thing with registering new owners.

The main question is the trust aspect of land officials. What is their culpability in the event they engage in fraud . Are they to be charged before a court of law. There is normally no culpability for land officials.

Good evening miss Caroline can you please ask Solomon about the title issuing process in Ruai area.We don't have title deed rather we have share certificate from the Embakasi ranching company.

Where to find this certified advocates in Kenya is another issue. There's so many fraudsters in the offices calling themselves 'licensed advocates'... Thank you this was informative. I now have a new type of headache to deal with

I live in the UK (Liverpool) and I hold a couple of Title deeds in my name in Kitengela. Many Kenyans in the UK and USA fall under this bracket too. It seems a bit tedious to have to travel all the way to Kenya to get our Titles sorted (it has happened before with passports/ huduma number so I wouldn't be surprised - but perhaps worth a shot just asking). Surely there must be some leeway for Kenyans living abroad who own land back home in the Motherland? Any information would make a huge difference. Thank you.

The green card can easily be manipulated by rogue land officials. There is an importance in apportioning legal culpability to land officials. The ardhi system should identify the land official who is dealing with that specific registration to enable transparency and accountability.

I own land in Katani, but jeez I don't know what's a green card
