The outdoor patio is a huge sell. Lovely home with Italian charm. Kitchen is large and well appointed. Fireplace is very cool. And the olive trees ... yes! Love love love.

A nouveau modern pompeiian style Italian villa, more ancient Pompeii architectural style than Palm Springs. The minimalist entry courtyard, covered view terrace, and manicured grounds and pool are beautifully thought out. Interior finishes are less desirable but the price is very reasonable and interiors can be upgraded accordingly to future owners taste! Bravo 👏 👏👏Nick on presenting this gorgeous property. I’m sure it will find its new owner very soon!

Loved it, but you’re correct about the architecture. Very Southwest American style home.

Loving the fire, and all that steel will heat tu and add extra warmth, instead of it all going up the chimney. House in the distance, perfect really, close enough to not feel deserted, but far enough away for privacy. Great vid as per, Thnx

Hi Nick, The house is definitely nice, but it didn't blow me away. I think a lot of that might come down to personal design tastes. A few tweaks here and there, though, and I think just about all but the most picky among us would happily live in this paradise. I've noticed a few people "torn" on the fireplace. I do like it, but wonder if it would be slightly more appealing without the "exploded" look, just a more sleek opening? Do you know the manufacturer, and do they have bespoke options for the discerning customer? Other than that, as always, you had me at the gardens... Stunning. Another great find. Thanks, Neil.

NICK!!!! My man, you keep bringing us poor souls who don't have the privilege to live in arguably one of the most beautiful countries in the world, all these houses that are gorgeous and relatively cheap! I live in Toronto, Canada and the conversion in $$$ is that the 995.000 euro equals 1,475,000 dollars, the average house price in the city is $1,045,000. and that's for just a crap 3 bedroom, 2 bath bungalow on a postage stamp for open space outside with 0 view. The value is immense in Italy compared to Toronto, if I were only able to leave Canada, I'd already be there....... ❤💯

Not a fan of modern style. Absolutely love the old country homes you showcase.

The place is not bad, more modern than traditional Tuscan, not sure I would have glassed in the original front door. Town water is a big plus and the view is as you say outstanding! No AC will make June, certainly July-August insufferable, and some rooms are small and/or dark. However I would recommend not discount it without first checking it out in person.

Well, so far, this is the only property you have featured that I completely dislike. There is absolutely nothing about this property I like. Still, thanks for the video, as always you're the main attraction.

Lovely property - one can easily put their own stamp on it. I was expecting a 500-600,000 euro price range though.

I love that fireplace. Ne er see anything like it. There is a rustic quality yet chic at same time. Plus the views are stunning. Love it all.

usually people who take care of olive trees and gather olives take 50% of the oil,owner gets the rest

yes a different look with great appeal right from the start! the kitchen is a dream for function but also lovely in it's sleekness -- very welcoming :) the design lines are simple and ample to bring much ease to the space, that's a real plus! indeed the fireplace looks to have had an explosion lol not necessarily a cozy look but certainly would give a quite cozy warmth - how original :) ! an accident on purpose eh? it's great! here is easy living inside and outside! my, my, that view alone is absolutely wonderful and the house is built for every accommodation to help anyone truly enjoy an italian property :) you find such delightful places and spaces to tour nick! don't know how you do it ;) ... with touring and renovating your own lovely part of italy how is there enough time in a day? somehow you manage it -- i'm happy for you in all that :) and happy i can tag along too!

Lovely property that! Very very lovely indeed Nick! ☺️👍👍 The price certainly seems reasonable 👍👍 Personally, I'm not too keen on those green bathrooms. Don't get me wrong, I'm all for warm colours.... juuuust not like that green. But hey! It certainly wouldn't be a deal breaker! 😉☺️ Have to say I wasn't too keen on the fireplace. It's definitely a one-of-a-kind, but think I'd prefer an Aussie fireplace by _Burning Log_ (if they still exist). They have (or _had_) that was like an inverted funnel.... But as I said, it's small stuff. The views are amazing.... especially for that price! I'm sure it won't be on the market for very long. Well, take care pal! I’m very fond of modern. This not so much. Also, it doesn’t feel over 400 sq meters. Much smaller. Perhaps with all the patios in the back and the entrance courtyard. Still, it has some potential if you want to make a few changes. And the price is attractive.

What a great house lay out very nice...❤❤❤ love the back porch nice a big and the entry way WOW... the fire place though gives me the chills. To many snag opportunities OUCH but what a fantastic house and garden ❤❤❤❤

So many reasons to like this property, the patio and the view are just amazing. But the icing on the cake, is the land maintenance arrangement. All that work taken care of plus you still get 80+ liters of olive oil to boot? What a deal! And you could probably barter some of that oil with neighbors for some other fresh produce. Its places like this that erase any doubt on why we want to move to Italy and Umbria in particular. Your ability to show us great places is truly amazing Nick, thank you so much.

I have a shot of olive oil every day, and I eat a lot of olives, so this is perfect for me. I would love a glass of wine or Prosecco at sunset. "Grazie Mille" Amore da N.Y. I have to agree with Nick. This is magical and for 900k …. Would not get that in the UK

The property is gorgeous. The terrace, kitchen and family areas are fantastic! The bedrooms and baths, not so much. The lack of staging, sadly, is a distraction from the home. Not sure if the inclusion of the furniture is a selling point either. The design clumsiness and bath colors of the bed/bath/storage off the main kitchen/family area, to me, necessitates a lower price point. It would be fabulous space to turn into into a master suite, but, it needs work. If it were around 700k, I'd make an offer. Thanks for the lovely tour!

I really like this home, especially the floor plan and views from the windows. I'd definitely paint the whole place and put some colorful rugs etc, but it's just great!

That fireplace needs fixing. Those jagged edges could just about take your hand off reaching in with a log. Palm Springs houses are mostly mid century modern. They are nothing like this. Aluminium has very poor thermal property. We have those windows here, and I hate them. It is a nicely done house, but I expected around half a million price point. Ciao

I was sold the moment you stepped in the kitchen. The rest is just getting more drinks and nibbles while watching. Stunning.

Very bohemian... can't say as I am a fan of any part of the house.. outside views are lovely..

Perfectly comfortable property with a stupendous view! Don't love the fireplace but easily fixed, not a fan of the colour schemes; do love the Roman courtyard entry, do love the separate two bedroom flat... thanks for the tour, Nick, really enjoyed this one. I actually don't mind a modern property, I like the clean, easy practicality of it. Feels as though perhaps it needs higher quality finishes for the price.
