We are neighbours - our house comes into view at 3:45 on the left on the hill overlooking the lake. When we bought it as a ruin almost a decade ago little did we know that the area would become the ‘Beverley Hills’ of Umbria. Now after various celebrities have located here we find we are in a new property hotspot. The way of life in Umbria is fantastic and so much rich cultural heritage. The lake is very peaceful and the locals have done a great job at protecting its serenity. There is tourism but it’s all very sympathetic to the area and the way of life. Umbria is like heaven on earth.

now this property has many exceptional features about it! right off the bat is that gorgeous view - just fantastic! and the house is so well appointed! some old style new style going on to make it exceptional in not just how it looks only but also how it flows and functions to give it an easy living vibe. makes me think of a resort actually. what a great place! you must be a man who has great fun "working" in such surroundings! it's got to be quite delightful to set foot on property such as this :) good job giving this home an opportunity to shine!

Lovely BBQ and sitting area for lunches and dinner and spectacular veiw! Tgat doorway! Wow..then you stepped on inside😮😮😮😮the columns! The color schemes with the woid!! Yes I love to slow cook! Perfect kitchen well laid out! Those Columns again, those arched ways in the TV room ..gasp! Then there's the tiling,so nice. Loving tge doirs..tge wood color ..mmm. Gasp gasp! There's the stone! Ohhhh I LOVE seeing Stine walls on tge inside of a home! I just want to hug that. wall..really I do. Upstairs the fire place! The esthetic s of the entire home..just lovely. Sharp n smart . Loving the doors in this home.its like you stepped back in time with all those beautiful relic wardrobes! Wow, these bedrooms are all perfect well layed out and designed! truly I am lol. The wooden cubicle divider shelf very nice touch. That apt home is smack on perfect!and a huge! Bathroom. Shocking. Them there's more! You seem to keep going up wow two bathrooms!?? Wow..this was a bit more modern or updated with he old Italian charm style dancing around in all of the rooms. Stone work n arches surrounded by beautiful artwork and furniture. And all this trees! Iwas a bit shocked on the price lol I was going to say under a million 😂 still a great property woth the price! Well done Nick! Ciao!

Well, I guess Nick really called it because I. am. dead. A-freaking-mazing.

I don't usually like the new builds much, but likebyou said, this property has everything except the beams, stone and tiles. If thats not the priority, but luxurious living for a large family with ALL the practicalities really throuroughly considered is, this is the one! The pool and view alone is incredible. All those great bedrooms and bathrooms! Upstairs terrace even, and three large living spaces besides the kitchen! A second covered outdoor area from the livingroom, nice office space next to it, the EXTRA 2 bedroom house! Dont think I ever saw such a neat and kitted techroom, and the wells and solar REALLY sells this property in this day and age! The idea you havw unlimited watersupply and solar heating is a HUGE argument for this place, an incredible, money saving and environmentally sound privilege. I got a very light and cheerful vibe from this house. And there's the lake to go to for outings, that must be marvelous added quality, besides the view of it! Did you say olive grove included? All fenced 2,5 ha? That's amazing Nick. I'm late to this show and assume a sale is underway. If I had a big family I think it would be hard to find a better option for the price. Marvelous. 👍👍💕💕💕

While I'm thinking of it Nick, Michael Petherick of "Doing it Ourselves" in France had an Arga refurbished in England and then sent back to France where he installed it in his cottage on the grounds of the family's chateau. He can burn wood or coal in it. Its absolutely gorgeous. That is a gorgeous property and for what it is I'd say the price is right.

This whole house has an incredibly warm and inviting feeling to it that shines through in the video. It's carefully planned and beautifully appointed, with, once again, an absolutely breathtaking view. The fact that it is self sustaining is becoming more and more important these days, changing the way we think about living. The modern take on classic style is the perfect blend. The arches in the living room are, come si dice, gorgeous.. This house really has it all, Nick. You've set quite a task for yourself trying to top this one next week! I can't wait! Thanks, Neil

Nick, best wishes from Australia and congrats on your subscriber numbers. Last time I was in that area was in 98 and then it was quite overcast and I was with a bunch of people that were category 5 dunces, but your tour repaired my sentiment of that area so thanks for that. Beautiful house for sure and yeah, great for the price. I must admit though, it is too close to Rome for me [I have watched Rome go downhill for the last 25 years with the people destroying it in my view]. But if one needs the comfort of being left alone, this house sure emits that feeling of security for sure. Again, appreciate you tour and efforts.

oh! i must confess for the first time to be a little underwhelmed. the location the view the pool and all the mod cons had lead me to think there would be a truly stylish property but, for my taste, it was a little bit cluttered missing out on the opportunity of having vast areas of glass on the frontage to benefit from those utterly beautiful views. interesting that nick uses the word "luxury" but not "charming" which sums it up for me. hey ho ... next one please!

This is a super, super property! Of course, the views are the main feature. However, both the house and the annex are nicely designed and extremely comfortable. I like that each bedroom has its own bathroom. The craftsmanship is evident, though I appreciated you calling attention to it. Another fabulous find. How soon can you reach 200k?
