    Buy a bigger piece of property (acreage) with a house on it and put a pole barn type building on it that you can use as your Warehouse might save you money in the long run.

    Heck even buy some land and just build a small cabin or something that way too zoning or whatever wouldn’t be an issue, she could just say it’s a vacation home but use it as a working area. I think if she wants to keep work and life separate then having a single spot for it would work best. I know people where I am who buy wooded lots and just plop a large shed or garage on them and use that as a private work space, one guy even built a pond and goes there to relax.

    This is the way to go definitely. Forget the warehouses please, do yourself a favor. I’m in the same spot, working from my garage. And when I found out how expensive it is to rent a place, I’m so happy with my 2 car garage. Until I buy land and build in my own land little by little. You don’t need a huge warehouse, your fast forwarding way too much. Those warehouses could work for Amazon.

    Don’t forget to flex things like Rent Abatement, negotiating cost for spaces that aren’t turnkey, and also one thing you gotta remember with the tall warehouses is that you’re definitely getting way more than the base square footage, there’s upward storage and the ability to create an additional level. 3K sqft with 20’ plus ceilings will do more for you than 5K sqft with 10’ ceilings. Y’all got this though!

    In the process of buying an embroidery business and moving it from a warehouse into my large detached garage that we are remodeling. I live out in the country so the next step after we grow out of it is to build our own warehouse on our 11 acres we live on. You are such an inspiration. Love watching your videos.

    That's really smart of you to buy a house with land because you can always build you a building. My friend built her Beauty Salon 😍 on her property and worked in for 20 year's.

    That's definitely the way to go. Otherwise you're giving someone else all that money to RENT a space with little to no control over rent increases.

    I was thinking incorporating a small retail store where there can be customer will-call pick-up or customer walk-ins at the warehouse. This can bring additional income besides online. This is where the building with the receptionist desk would work. Have a catalog at the desk to order from. You can display your latest merchandise for customers to look at. No A/C is a problem though, but I'm sure you can figure something out. Hope your continued search goes will.

    Even though we are coming into winter, a big ass fan is still a good idea. Fans aren't just for cooling, but help move the heat around perfectly at low speed. It seems like such a small thing, but you want air circulation. $10.4k seems like a lot of money at first, but the amount that you will be able to expand will cover that really quickly. Just getting one or two extra staff members in there can increase your output and give you more time for marketing to bring in the extra business. Our best decision for our business was to take it out of our home -- for space and sanity.

    So, I'm gonna add that we have 2 million in inventory, 3 lasers, and picking up a 4 head embroidery machine and our warehouse is 1190 sq ft, we built a mezzanine and store a shitload of inventory in the mezzanine. We kept one $390 storage unit and our total costs for warehouse and storage unit is $2700 a month and we move between 1000 and 2000 orders per week. We are very happy, we have 2 little girls and it all works out.

    Been following you for 3 years now since you first started. Like someone else said embroidery isn’t even my thing but sublimation is in making designs is definitely my passion.     You can build deck all around your garage walls like second floor if ceilings are high, make that you storage of everything, all separate door for downstairs and close it to upstairs and have your own shop

    Security is always a concern. Add a door break through the Sheetrock and add a door. Find a large commercial house once again to use for a lot less then $10,400.00.

    Glad to hear from you!! That is amazing that you have such a problem that you need more space. Just FYI before you commit to a warehouse, you can always be small but once you upgrade its hard to go smaller. Also economically things are getting tough in US and inflation is hurting our customers.

    Wow!!! You have a ton on your plate! I get so overwhelmed when that happens that I tend to shut down and do nothing at all. I find that making "to do" lists with every little item on those "pages" of things to do actually looks excessive but I derive great satisfaction in crossing off completed tasks. Before I know it, list doesn't look so intimidating! Try it with your morning lunches and see if it works for you! Even when you possibly get warehouse, you'll be packing up food and snacks for Roman too. When I first started watching this video I had thought buying lot and putting "pole building" up to keep costs low. Using property as collateral for construction. Anything you put into it could be recouped by selling in future to ease your anxiety about such a leap. I understand though, money is required to purchase property in the first place. You are an inspiration to so many and I'm sure you'll find the path that suits you and your family!!! Good luck!

    Hi Angela, I don’t know if you’ll see my msg 😆 well, I suggest that you try fresh Aloe Vera or glycerin. It really helps with skin issues…. You can also make your entire home a warehouse, and rent an apartment or condominium to go home, sleep and relax. The next day you can go to your house/warehouse.     I'm glad your back, I missed your videos 😃 my son is in daycare and over the years he's had a few accidents but it hasn't stopped us from sending him there...don't let one accident hold you back from sending him, its not like it will happen everyday or week, it may have been just a one off thing....and with the warehouse if your struggling to find one near your house you might just have to bite the bullet and find one further away, there may be a place cheaper and exactly what you want, and if you have to drive 20-30mins then so be it. I've always had to drive 30mins to and from my jobs, even longer with peak hour traffic... but either way you will figure it out, cant wait to see your next vlog 😘

    Concerning your fingers/skin: Consider checking if there is any mold in your house/walls/structure! I personally know of situations, where some people’s skin reacts to spores in the air like that, while other people living in the same household don’t have any issues. Even dermatologists weren’t able to figure it out at first! Best wishes

    I feel your pain! I have EXTREME eczema and I have the same issues a lot of times. The doctor told me that the synthetic fibers in materials is what causes the flare ups. It could be the same for you. I'd say go to a specialist. Eczema is painful and annoying. I hope you get better. Eczema is triggered from synthetic things. That's why I started using natural products and it's gotten a lot better. To the point I've started my own business for people with skin sensitivities and dry skin.

    I'm so glad you and your family are good! I hope Roman is feeling better by now. I'm sure you are weighing all of your options as far home / work balance, employees in or out of the house, distance, car, rent, utilities, etc. you mentioned one of the tenants leased the space you wanted, did you find out what size was the unit they were occupying? Maybe its big enough. Either way I know that everything happens for a reason, and if you have to wait a little longer, the right one will appear. Congratulations on your growing business and having the ability to provide jobs for others. You are absolutely a blessing and an inspiration!

    Remember your family, loved ones and mental health comes first!! I know business is business and it’s your income and livelihood! But in order to keep it your passion and livelihood, you need to separate the two!!! And since you have the means to, DO IT! You and your family around you will thank you! And just a side note: I have eczema too and lupus (2 autoimmune inflammatory dz) and I found changing my diet helped alot. I’m a nurse so I used my hands alot too. And it gets a beating every shift. Try lowering your sugar and carbohydrate intake. It’s increases the inflammation in your body and therefore ups your flare ups. I know being a busy mom and full-time business women doesn’t help at all but try it for 2 weeks and see how you feel! Hope this helps!! All the beat vibes to ya!! 🙏🏼 💗

    I was so happy to see your video and see you are all doing great! You are such an inspiration to everyone. I had an out of the box idea just for in between time until you find that perfect warehouse- maybe find an Airbnb or something short term that you can retreat to as a family when work day is done just to give you some immediate relief and some time to relax and recenter mentally? If you can’t move the business quite yet, maybe remove your family from business space short term? Just a thought? I know when I get overwhelmed I feel like my brain goes into grid lock and I can’t decide anything. Sending positive and calming thoughts your way 😊

    Something to consider instead of setting up a whole A/C setup for them is to look into Port-a-cools, I have seen a lot of warehouses use them. They are basically huge portable swamp coolers on wheels you could use for the warehouse area. As for the office areas you could do a mini split system which are very affordable and efficient. A full on A/C system is not only expensive up front but that is an additional monthly cost you will notice in the summer months. After you leave you could even turn around and sell them the port-a-cools and mini splits or take them to your next place! My wife and I are getting to the point where we may need to move out of our house for the same reasons (space and to separate work from home). We also have 2 young kids, one being 3 years old so watching your videos it’s funny seeing someone else battle with our same daily struggles! Best of luck on whichever decision you make, looking forward to seeing your business continue to grow!

    I feel you about packing in the mornings! For packing lunches, I try to pre pack the cold items the night before so that in the early morning I just have to focus on the hot food. As for the business, I know you can do it with the warehouse because over the last two years you guys have grown so much so quickly that once you have the warehouse plus employees, you’ll probably need a bigger size warehouse than what you are looking at right now lol

    My daughter just experimented and eliminated different things from her diet. She cut milk out and her eczema improved greatly. I hope you get it figured out, I can remember how much pain my daughter would be in. Very hard to do much of anything when you can't use your hands. Take care and good luck with all your decisions.

    Happy to hear you finally made the big move to a warehouse! I always wondered what you were waiting for, lol, it was clear your business was only getting bigger, congratulations🎉 Btw, as a fellow sufferer of the dreaded eczema, the stress and constant handling of skin drying materials, cloth and cardboard, it was a formula for disaster. It's tuff to get rid of, but will go away at some point, steroids will likely be involved, (side note- your skin will glow). Tap and pat but don't rub or scratch. Best vibes sending out to you and the family!

    I had the same problem a few years ago, random eczema out of the blue. What helped the most, Evening Primrose Oil. Literally, sticking a pin in an EPO capsule and rubbing it on my hands/fingers multiple times a day. Peppermint essential oil and Lavender essential oils were also very helpful. Just be careful with the peppermint not to rub your eyes (it will burn). After a few days you will get some relief. Hope this helps.

    Congratulations on your success and growth! I'm sorry to hear about your struggles with eczema too. I have a small patch on my face, and the flaking, itch and pain is maddening. The only thing that works for me is, seriously, Noxema skin cleanser. Old fashioned, I know, but for me, washing the area twice a day with Noxema rather than a traditional soap skin cleanser keeps it completely under control. I hope you can get some relief soon.

    As I looked at your videos of space you considered, I was reflecting on my friend's warehouse. She had purchase and installed a mezzanine which close to doubled her floor square footage. You could probably install shelving units on a floor above the working space

    I am so happy for your success! And yes, it is better to not live and work in the same building. Because this way you never have the end of a working day. And you need to be able to have some hours per day to just not think about work/business. Work life balance is very important longtime!

    The house on the corner where I live is a storage unit for a family who runs there own business. They bought 2 houses in the neighborhood one to live in and one for work. They go in the morning and leave about 6 pm. In the end, they will own the 2nd house.

    This was my idea as well. Look for a smaller house in your neighborhood to live in and use the current one for the business. OR if you aren't attached to your neighborhood look for a house in a more rural area with acreage and a detached garage or ability to build a detached garage for the warehouse space. 10K in rent is money you could invest in owning real estate.

    Transitioning from a home business to a potential warehouse is so tough. The DMV is so tight on warehouse space as well. Looking forward to seeing which route you take!

    Right? Because I just don’t understand WHY for the life of me warehouses are so pricey!! It’s just basically an empty shell. These land owners are too greedy because paying over $100,000 dollars per year for minimum 5 years is 1/2 million dollars! Most land doesn’t even cost near this much & the buildings are usually basic if it is even constructed with cement, bricks etc. The cheapest unit I saw wanted £10,000 per annum excluding fees. I managed to get a storage unit, roughly the same size at less than £1k per year & I’m making it work with that. Once I outgrow I’ll just keep getting storage units until I can buy a building.

    Praying for you. It will come. You are such an amazing person. I would like to do an embroidery business. I am retired and would like to have a small business. Love spoiling my grandkids and it gets expensive. Plus I would like to have a business so they can work at the business also. I want to teach them to work hard and have pride in what they do. I know I don't have enough confidence in myself to start anything, but then this 62 year lady watches a young amazing hard working woman and YOU inspire me. Should be the other way around😊.     Aquaphor and gloves overnight helps so much !!! My daughter gets it bad on her hands and that seems to help. Hope that helps 🤍

    oh my!! i had the same thing! it was awful pain!! this is no joke on what worked no medicine it was water and no sugar....tons of water and now it is gone!! i am so sorry for you and pray for a speedy healing!

    For the eczema when you have a flair up if you have cotton gloves if not get a pair. Use a lot of Curel (The reddish pink label) on your hands and then gloves on and go to sleep. yea weird but helps sooooo much!!! I have to do it usually during the spring. been doing it since I was 6 so almost 20 years

    Like Donna said, what about a store front? I wouldn’t have walk ins,but a lot of places have closed or paired down because employees are working from home. Strip Malls close by may have space and maybe cheaper.

    Same! I was diagnosed when I was 17. I found that ocean water makes it better, Eucerin after a warm bath and/ or hydrocortisone ointment makes it better
