I live in a similar townhome in Orlando. You need a HO6 insurance for townhomes aka Condo insurance. That is what I have too. External structure including roof is usually covered by a Master Insurance policy bought by HOA. They charge you your share of premium in addition to the monthly HOA fee. At least that is how it is in my community.

I m curious to know what will be the tax implications of buying property here. I heard from h1b holders that they can't rent out their property because they are not allowed to make additional income. How will it work for you or is it different for Canadian citizens.
